very good location and big beds

the room was clean and big as well as the bed, location is good
it was almost perfect if not for the karaoke beside the hotel, it was almost midnight when we arrive and it seems the party just started. Then it started again in the morning, the singing was just so bad and loud, good thing we had to be awake early. The bathroom was poorly done . Every time you take a shower from the bathtub , the water just leaks thru; so that the whole bathroom is just flooded( even with the railings that they placed around the tub, it just did'nt work). It was ok since I only stayed 1 night and I only paid 2th+.For the location and the big room it was well worth it. It would have been a different story if I paid the published rate of 6th plus.

Hotel was old, poor condition and dirty

This hotel is in very poor condition and really needs to be knocked down. The inside of the hotel is not clean and poorly maintained. My room looked newly renovated but all around the room paint was coming off the walls. The hotel claims internet access but we could hardly get it to work. The floor carpet looked dirty and the bathroom was a disgrace. The room had a bathtub but there was no hot water for me to have a bath or shower for all of our two days there. It seemed like the hotel had taken every opportunity to cut costs and it showed. Inside the room was a water heater and cups but when I enquired there were no tea bags or coffee available. I have been travelling around Asia for almost ten years and this hotel ranks as one of the worst I have stayed in. The only good things I can say about the hotel is the location is good and there was no noise from other guests. I actually only saw two other guests during my stay there and the hotel seemed very empty. Thankfully I only stayed there for two night. Very bad experience at this hotel. If they want to get guests they should try harder, repaint the rooms, fix the hot water, fix the internet, remove the old and dirty carpets in the hallway and rooms and bring the hotel up to the standard of 2015.

Perfect location at the right price

Location, size of the room, staff
At the right price (~$50), this hotel is excellent. Location is perfect, and room/bed is comfortable. Not much amenity, and hotel probably needs more TLC, but provides good balance bet price and quality considering the location. I stay in Makati several times a year and is familiar with the diff hotels and price ranges of the area.

Location is good but not the room condition

Location only
Ceiling in the bathroom looks disgusting. Elevator was old. Linens have stains that it looks dirty. Room smells like smoke. But staff were nice anyway especially the front desk.

Very near to Greenbelt and Landmark, 5 minute walk

Accessible to taxi and jeepneys, mrt. 2. Helpful, heat, and respectful staff 3. Rates affordable
Our stay was fine until July 3 when the sliding door just crashed at rm 202. We were all scared. My husband was taking a shower and the sliding door just crashed. We called the office and sent Nikki to clean it. They moved us to 4rm 407. It was not as big as room202. The safe deposit box was not attched to the wall. Somebody pecan just carry it. Secondly, the sink is clogged and when taking a shower, the water overflows in the floor. The shower wasnot set up properly. We informed the front desk and they can't do anything. They said they have informed the owners but they're not doing anything. The Internet was not as fast as we expect it to be and most of the time, not responding. It's down and too slow. However all these things of issues were compensated by the staff. When we moved to another room, I erroneously left my engagement ring. I'm just happy and thankful that there safe deposit box at rm202 is automatically locked when you closed it. I discovered I That I don't have my ring the ff day at 10am. When I asked the staff to check the safe, we opened it with my personal code and the ring was still there. I'm so thankful for the staff esp Nikki. He's a guy and it was his shift on that night of July 3. That was the reason why we booked this hotel when we come back from Japan on the 9th to the 12th of July.
