Full of Character

Location-central yet quiet. Pool - clean and private from road. Room- comfortable, spacious, small balcony, hut water.
Generally good. Wifi access was intermittent and prone to drop out. Despite being open-air the lobby seemed to be always smoky. Rooms Clean and serviced daily. Surprising little touches such as soap, Shampoo and conditioner sachets. Having no tea making facilities in or closer to rooms and notices asking guests not to bring their own food or drink into the guest house was a little inconvenient us there are no lifts and I was up 8 flights of stairs. Staff always pleasant and helpful. Place could really use a fresh paint job inside and out. An inexpensive investment would be a chair in each room so that guests could sit out on the small balcony in the cool.

Staff, relaxed atmosphere, value
I can't speak highly enough of this place! But perhaps this says it all- I came here for a night and have now been here 3 weeks. O.k, if you are that kind of traveller that complains about some marks on the walls, or that the duvet is a bit old (who needs a duvet in Chiangmai?) then perhaps you should go to one of those generic, box-like guest-houses. But if you want outstanding value in a central location I recommend you try this place. It's within easy walking distance of the main pub area, the night bazar and plenty of eating options in all price categories. But its far enough from the bars that noise isn't an issue (you'd have to be a really early sleeper for it to matter anyhow now that the police have started rigidly enforcing the 12 o'clock bar-closing rule). My room is spacious, has a ceiling fan (much nicer than the wall ones) and has a kind of patio that means i can leave an external door open at night. Really non-claustrophobic! As stated there is the odd mark on the wall, and o.k the decor is dated (tho i notice they are doing a lot of repainting at the moment), but this place is clean where it matters. The friendly cleaning staff do a great job of cleaning the room every day if you want them to.As with all places there is a sign saying not to leave your valuables but I really feel like i can trust the people here. The staff are friendly and helpfull in a nice hands-off way--none of that overly officious attitude that gets to be a drag in some places.You can come and go as you like without being interrogated (if you have spent some time in Asia you might know what i mean). Did I mention that it has character and a kind of an old-world charm?? Congratulations on a job well done and I know that when i return to Chiang mai this will be where I stay.

little details would make it better

location, service, food
We were expecting a normal fan room with a bed and a shower, no more, since we pay 400 baht. thats exactly what we got. Its nice as it is, little details make it not be a 3 stars, but then again, for 400 ,you cant expect luxury. the fan is noisy, the shower lacks pressure, the sheets are clean but have cigarette holes and the towels could be better cleaned. Its little details that are not dramatic, but that would make this placea lot better if they were fixed. The staff is super nice and helpful, the food is amazing and fairly priced (considering you are in a guesthouse, and chiang mai is kind of expensive already), the location is perfect! The place could use a hand of paint and there is no elevator, but thats not a problem as long as you know it beforehand. Overall, i would recommend for anyone travelling on a budget and doesnt need luxury.

Lovely stay

Location, staff, resturant area
Stayed here twice within 10 days. Very good for the money. First we stayed in the standard air con and it was fine by basic. Then we stayed in the Lanna room which was smaller but nice and with a fridge. Only problem was the bathroom would flood when using the shower. The resturant area is nice to sit in (just remember your DEET!) and the food was good and at a decent price. Location is good and just a 10 minute walk to the night bazaar.

OK place

Just stayed a couple nights here. Didn't try the food but it looked ok - typical stuff. Place has a little pool. It's a bit run down, but the room was clean.

Just ok

decoration is very thai style
Location is fine,the room is ok,but the 1.5m double-bed is too small for two person.the air-condition is antique,The noise like a jet landing.

Needs a good cleaning

Low price, close to center
The outtside and lobby are impressive, but the staff was fairly indifferent. The room had the potential to be nice but it was very dirty and worn out-- walls were filthy, bedsheets were old and worn. I felt a bit uncomfortable staying here. Fine for 1 night if you are on a tight budget, but for just a little more money you could find something cleaner and nicer.
