Great location, but staff not available 24 hours
Location, on the main shopping strip, great food around
On the best street in central Rome. Major shops and restaurants in walking distance. More like a self service studio apartment but no kitchen or laundry facility. But no reception or staff readily available. Room is clean but bathroom amenities don't get refilled. Very standard and comfortable for a short stay.

warm attentive staff and superb location
service, location, clean room
i enjoyed my stay in Town House Spagna. Location is exactly in the busy road of Spanish Step area. Service is very warm by the front desk which is handled by the owner himself who treated guests like families. Room is well equipped. However there is no elevator or escalator to bring up your luggage to level one (where the rooms are). In other words you have to carry them yourself. The key lock system is also very complicated. You will be given a set of 4 keys to open 4 different doors. Interesting concept but not practical at all.

Great central location to visit Roma
Comfort and design of the bedroom, welcome of the owner and central location
We stayed there for 2 nights but it was a great stay. Very smooth transfer from the airport ( ordered through the owner with a local taxi), easy check in and check out. Good pieces of advice from the owner for local restaurants and coffee shops. The room was modern and was equipped with air conditioning which turned out really necessary in August! The location was very good to visit Roma by walk.

Good hotel, value for money
Centrally located, friendly staff, value for money
We stayed one-week in Town House Spagna. Location of the hotel is perfect, close to all sight-seeing spots. We even had a morning run at the Villa Borghese which is pretty close. Nothing fancy about this hotel but for the money we paid we are very happy with it. Will definitely stay in this hotel when we next visit Rome.

a comparatively upset stay
frienly staff
We had a pretty upset visiting this time. It is our 10 years' anniversary and Rome is our first stop. We read a lot of reviews and decide to stay here and close to the shopping area. However, one day before we fly and we got confirmation of booking the transportation. we were told to switch to another hotel, which is not in this area. The hotel is very old, so does the bed. If we would know we would switched to another hotel, we would not stay there and we booked one and half month ago! What if we didn't book the transportation and go directly to the hotel? I really doubt it! The transportation they arranged is very reasonable, only 50 Euro. And the staff, actually the boss will show you atractions on the map and recommendations for the restaurants. However, hotel and location is the fisrt thing we are looking for! They have 3 small hotels in Rome, this is the best one, so be careful they swich you to the other two and keep the same price. Rome is a small city, everything in walking distance, they probably think its not too far, only 20min walk away, but to us, its big difference!

Decent location but not your usual hotel.
Location
The manager of the place emailed us a few days before to ask us when we were arriving and if he could organise a taxi for us (which we gladly accepted). Overall the place was in a top location, only about 25 minute walk to the Colosseum and right on top of the Spagna steps. Breakfast is a very small affair so don't expect much. My only gripe is on the day of checkout after telling us it was 11am, I get a knock on the door at 9am asking for the keys back because he had to use them for another room. Having just woken up, I stupidly gave him them, not realising I still had stuff in the safe and also had to go down for breakfast and then back to shower and pack up. There was about 4 doors to unlock in this process and obviously it made it impossible. We'd planned our day around checking as late as possible as we had a late flight, this sort of messed things up a bit for us.
