Not serious about the business. No ones there when we arrive. Looks like an empty abandoned building. The room is un clean,, bed stains, bathroom un clean, the wall, floor is unclean. Everything is unclean. Got the room with the window that sides with the kitchen, when they cook, the smell of oil spreads inside the room. Avoid at all cost, no kidding.

More of a fraud that a guesthouse”
The rooms are slightly bigger than the bed and absolutely disgusting. The bathroom was filthy and the beddings clearly used (long hair and stains) so we asked to change room. The second one was not much better, but we were tired after a 13 hours journey(and had already paid), so we took it. Later we found empty bottles and pizza boxes under the bed, besides the mold stains everywhere, a rusted set of keys on the sink and a lot of similar joyful things. Clearly, nobody was waiting for us despite our booking, but the door of both the smelly crumbling building and the guesthouse were open, with nobody around. The tiny room had only a window that gave to the smelly kitchen, so we couldn't sleep as we were literally gasping for air. We have photos that show the true aspect of the place but Agoda doesn't let us upload them. We've been travelling for two months around five countries, and this place was the absolute worst, we had better sleeps on trains and buses. To avoid at all costs!

Central location, very basic guesthouse, small rooms, and quiet. Or at least was, until the other people returned and played games and the TV late at night. Would not stay there again.

very quiet and clean. breakfast is good. They serve American breakfast one day and really nice nodle soup the other day. Staff is really kind. You can easily reach Sule Pagoda and Yangon railway station.
