We booked into 79 Living Hotel after doing a bid of research. We usually like somewhere that not too large, not too corporate, and has some character. It ticks all the boxes. The staff are super helpful. Awesome services, great breakfast and great location. We had dinner in the hotel restaurant on the nights we were there and the food was excellent served at hotel's sixth floor restaurant. Mandalay is indeed a crowded city, though it has it's own charms, and staying at 79 Living Hotel really made it feel like we were coming home everyday. This is a good quality place with more character than most, welcoming staff, and just the right size. A great place in Mandalay after all. Better stay again next time!!!

Front desk is great. The staff all speak good English, and they always have big smile on their faces. The manager is especially good in communication and willing to go extra miles to help customers. We book a taxi for a day trip through the hotel. During our trip, the manager called the driver a couple time to make sure we were okay. He is really caring for the customers. He also suggested a few shops next to the train station where local people buy quality Burmese sweets and Mandalay special food. We got some good stuff with great prices there. The foods in the restaurant of 79 Living are superb. We ate at other restaurants twice but were disappointed. After we tried this hotel restaurant, we fell in love with their foods. We had good dinner every night there. And all on a roof top terrace where you can enjoy the night view of the city and the breeze! Breakfast ialso great! We enjoyed our visit to Mandalay. The good services we received at 79 Living is a major part of it.

79 Living Hotel was a great value of money. The hotel is really brand-new with a set of efficient & friendly staff. They even gave us a small token for Christmas Eve. We were really touched by this. The bed/ room/ bathroom are in a very new condition with free amenities. Internet was fast with international TV channels. I will definitely go back if I visit Mandalay again.
We did not have high expectations of Mandalay but in the end of 4 days, expectations well and truly surpassed and partly due to having a very good place to stay. One of the best places we stayed in even though price was less than other hotels in Myammar. Staff helped us with local transport and finding a motorbike to rent at a reasonable rate to visit Sagieng and Ubin Bridge and places outside Mandalay city. We used the free bikes provided by the hotel 2 days to get around the city. They told us prices to expect to be charged for distances travelled. Breakfast was good with a range of Asian and Western food and fruit. Better than most places we stayed in in Myanmar. Very close to Nepali restaurant called Thinns (no name outside) on 28th between 79th and 80th which had delicious briyanis till sold out and in the evenings has prathas and chapatis for a minuscule price. Lots of local people eating there and drinking tea after about 7pm till late. It would not be an ideal location if you wanted to eat at the more tourist-friendly restaurants on about 77th St unless you were willing to walk or ride bikes. On arrival, hotel provided a pickup service where the Air Asia bus arrived-which was great to avoid being hassled by the Air Asia agent on the bus who kept offering overpriced taxis run by his friends/relatives or when you get off the bus. Hotel booked a bus for us for our next destination which picked us up at the hotel and delivered us to our hotel in Bagan. Very satisfied with stay.

79 Living Hotel is managed very well - especially for Myanmar. Everything worked fine - hot water, air con. Breakfast was so so. Please note that if you are arriving by train that you can very easily access the hotel on foot via an overpass. Once you've left the ticket gate there is a small flight of stairs on your right which leads up to the first floor of the station, from there you can access the 'ramp' driveway which leads right down to the front door of the hotel. You can see the hotel from the 1st floor of the station so it will be obvious. Staff were kind and helpful. Upon arrival at 07.30 they allowed me to check in to a room straight away. Internet had some problems which meant they had to re-set their router from time to time - this is in addition to the regular problems with internet in Myanmar. If you dont know already then internet there is very very slow. Do all your research and internet stuff before you leave if you can! :)
I was quite ill during my stay in Mandalay. The staff at 79 Living Hotel kindly moved us to a more comfortable room and expressed genuine care about my health. Relatively quiet, despite being in a busy part of the city.

Checked into this hotel on our 2nd morning in Mandalay & we were pleased with what we found at a great price. All the staff were very attentive & friendly from the guys who open the door for you, reception, breakfast/bar, and housekeeping team. Room was very clean with everything you require including robes! Breakfast was a good choice of Asia & Western food with Tea/Coffee & juice The only thing I was put off by was the eggs were cooked and just left on a plate so not kept warm.... but if you want fresh eggs just ask and you will receive. Maybe as a suggestion the hotel could cook eggs to order so there fresh and hot for everybody. Our only negative durning our stay was the food, a real shame compared to the rest of our experience during our stay... We did feel the price was quite reasonable for hotel food but what we then received was very poor. Our first occasion was room service for Pizza priced at 6,000 for Chicken & Cheese - Took about 45 minutes to get to our room and when we received it yes it was presented nice but cold & soggy! Then our 2nd order was just as bad - Decided we wanted a burger so spotted on the special board Cheese & Bacon Burger for 5,000 but were let down as it come with no burger... So what we had was a Cheese and Bacon Sandwich! To end on a positive the hotel does offer a free sunset cocktail we no pressure to purchase extra drinks or food and we took lovely pictures from the roof top bar.

I stayed at 79 Living Hotel last May 28 - June 1, 2016. It's a dependable hotel. My room with a view was cleaned every day, toiletries, fresh towels, and mineral water provided. Answers to your questions? Need help? The front desk staff is always ready to provide you with both. Breakfast is sumptuous. Noodles or fried rice, steaming mohinga, a vegetable dish, bread with butter and jam, slices of fruit in season, tea or coffee. A cab driver quoted me 14,000 kip for the ride to the airport! The hotel charged me 12,000 only. You, too, will check out satisfied!
Only $30 Hotel Worth the Money”
I stayed here four nights on three different occasions as I was passing through Mandalay to other parts of the country. It's got a great location. It's pretty quiet. The staff are very kind and helpful. All prices in Myanmar are higher than what they should be. This was the only hotel I paid for that I felt was close to a $30 value. The rest of of the hotels that run in the $20-30 range are far more basic than the price. This one comes close. Only down side is the restaurant is overpriced and has basic selection of food. Other than that, I would highly recommend 79 Living to anyone who is on a budget, but has standards. It's just down the street to the Air Asia shuttle bus and across the road from the train station.

We stayed a total 4 nights, we kept extending our stay from the initial one night stay. Good location, very proactive staff. Free cocktail is a plus and the breakfast is good for the price you pay. They serve real juice after some reviews about not having one. Try the restaurant food. Asian dishes is very delicious! But their western dishes is so so and you gotta wait a while. The hotel staff will arrange everything for you from Bike rental to Bus tickets purchase. In fact they recommended Elite bus instead of JJ Express for our trip back to Yangon, which turned out to be a very good ride. We really enjoyed our stay in Mandalay and will stay again in this hotel.

The management was very good and helpful. Having lived and worked in Myanmar for many years this hotel is a nice relaxed oasis, not all Chinese style as often the case but modern and relaxing and especially clean. It is possible to complain about intermittent internet but then it is possible to complain about every hotel internet in Mandalay unless you want to pay a fortune and even then doubtful. You will certainly find a better expensive luxury hotel if that is what you want but for value for money this hotel beats most.

We enjoyed our stay at 79 Living Hotel. It is very close to the AirAsia free shuttle bus which saved us a lot of hassle in airport travels. The hotel even provides free transportation to and from the buss stop. The staff was friendly, the food isn't overly expensive in comparison to other hotels around the area and the room was very clean. As a family we would stay here again.
Behind train station easy to reach , friendly staff , breakfast simple myanmar but good enough. Have bread also milk conflake fruit , eeg , and hotel is fair , they will help u eveything price r clear for day tour or what ever. When u want to return to airport just told reception what u want. If u want share bus. They will call free for u no covercharge . I pay when i arrival in mandalay airport share bus 4000 kyats (2-3 usd ) one way. And pay to hotel the same 4000 and make time , bus will pick u up on time at hotel , u dont have to worry they on time. Staff help good and always friendly. I just back from there yesterday i realy like this hotel and will back again. Room clean have a good sleep
Excellent hotel in central Mandalay”
I was very pleased with this hotel. The facilities were, in line with the star rating and price, rather basic but adequate. The airco, shower, safe and other amenities were there and working fine. Also the breakfast buffet was ok, albeit not exceptional. What was exceptional though was the desk staff. These were, albeit limited by english knowledge as virtually anyone in Myanmar, extremely friendly and helpful. They really made the difference and managed to solve the little problems I had very well. A nice touch was that they offered me a bicycle to go and see the sites. Given the distances this is a really good option which I can only recommend. Overall I would not hesitate recommending this hotel or going back there if my travels took me to Mandalay again..
Very modern hotel with nice and clean rooms. The staff is very friendly and very helpful in any questions. Also good central location. Very nice roof terrace bar! Very valuable for the money and i would stay everytime again in 79 Living Hotel.
Best place we had in myanmar for that price”
The room was very clean and made everyday. We only paid 18euros per day and yet the room was charming (it the first we had that doesnt look bad) and very well equiped (with boiler to make yourselsf a coffee when you want to leave early ). Staff is really nice and helpfull, fluent in english. Breakfast is good and with variety (cool if are tired of fried rice in the morning ). Good plus : they let you use bycicles daily and for free, wich will spare you the cost of renting one. Position of the hotel is ok if you plan to go to amapura by bycicles trough marble workshop. Définitly on of the best price/quality ratio you can find in mandalay.
A good hotel”
This hotel tried very hard to please it's guests. They added a few extra touches which made you felt looked after. The staff were over friendly, I am not used to the door being opened for me. The location was good but it Is downtown so a few rough edges of Mandalay are there to see. It is a good easy walk to the palace and mandalay hill. The train station is almost oppositie.There is a supermarket on 80 street which does excellent packs of fruit salad. The room was fine. The bed was decent and a there was a good hot power shower.A kettle and safety box was provided. TV had foreign news channels. A buffet breakfast offered a few choices. I recommend this hotel.
We stayed 2 nights in this hotel. The front desk staff is very helpful and she helped us to book the bus to bagan. We booked the private transport with this hotel for 1.5 day (half day in Mandalay and 1 day to visit 4 ancient cities- Mingun, Sagaing Hill, Inwa and U Bein Bridge). The driver Mr Kyaw was very nice, he always stocked up some drinking water for us. He also recommended some good local food restaurants to us. We had a very wonderful trip in Mandalay.

Stayed in this hotel with my family and friends for 1 night. Room was clean. Staffs were very friendly and helpful. Hotel was located near AirAsia free shuttle bus stop. There is a tour service at hotel counter with reasonable price. I and my family have a good stay and very happy with this hotel. Wireless internet was not too bad. Breakfast is OK. We will stay in this hotel again when we back to Mandalay next time.
