Location is only plus point
Stay was good, but there are huge problems with cleanliness, there were rats in the rooms and webs in the bathroom. Though a 3 star holtel, but services were not upto the standard of 3 star.

Cheap stay close to the beach
Location near the beach and tourist shopping/dining area.
Good location in the centre, close to the beach. Poor WiFi signal in the room, so had to sit in the reception/lobby area to use WiFi. Room was nice and spacious and staff performance also good.

didnt get room until 8pm. filthy common areas. bad

Bad attitude of staff. There was no room for me til 8pm. Totaly filthy corridors and common areas. Mattresses were.laying in corridoors no safty measures in case of fire. Parking, garden doesnt exists Which is shown in hotel facilities. Parking is in street not belonging to hotel. Cofffee shop is fro. Someone else do jot Belongs to hotel. Rooms are with fungus and mould. Smells bad. Unprofessional staff.

superb location - 200 m from beach.
location, wifi, swimming pool
positives: - great location, 200m from beach. gives lot of flexibility - lot of shopping places nearby walkable - good pool and kid pool. well maintained - spacious rooms negatives: - staff dont care for guests. its like their tummy is full kinda approach - they gave a stinking water leaked room for first day. had to persist for half day to get room changed. we later got a beach facing room luckily which was very good. - a/cs noisy - lot of noise during night from drunk guests in lobby and near room. hotel staff didnt care for it. can be intimidating. this experience felt like some cheap roadside hotel. tips: - agoda doesnt mention that kids above 5 yrs are mandatory in this hotel in billing. i had little issue when checking in. better mention all kids. they charge also for kids above 5 yrs. i had to negotiate to get it written off. they charge 1000 per kid per day xtra. - they are money minded looked like. for every thing they said charges, etc. do negotiation. i could negotiate no early checkin charges. they asked 1000 otherwise. - ask for beach facing rooms as they are uncomparable wrt view. even if that costs little more, its worth it.

overall good.. staff need lot of training..

overall good.Nice location, very good swimming pool, nice break fast. Only problem is staff..Staff need lot of training, behavior issues, fluency of language by the reception really bad.

Two night's stay in Goa with family.
There is only a two minute walk from the hotel to colva beach which was the highlight of the hotel. Taxies and buses are available right in front of the hotel.
Apart from the location, nothing was up to the mark. we were too much disappointed to see that the bed covers and pillow covers were dirty and had stains in it. water was dripping from the AC. Thank God the toilet was clean. the dining room and corridors were smelling bad. swimming pool was ok. If u need a stay near the colva beach in a budget rate, then prefer this hotel. otherwise look for some other better place.

Good Hotel. Closest to the Beach.
Proximity to the beach. Good swimming pool. Good staff.
Stay was good. Could have been better had there been no re-modelling effort ongoing. May be that is the norm during the off season (Aug'13). Breakfast was good. Staff was courteous. Kids loved the swimming pool. Would have been a perfect vacation had it not been for the group of 40 odd who were loud, obnoxious and bad mouthing with no consideration for others. Did not like that the hotel allowed them to cook their own food near the swimming pool causing all the food odor to seep into the room above. Did the hotel allow such activities because it was off-season, or have the fallen into bad times, or is it the norm? Not sure. I hope they maintain their 3 start resort status.
