Great location, close to everything.”
This is a small hotel just outside the old city. It is a short walk to Thae Pae gate, as well as the night markets, and the bars on LOI Kroh Rd. The hotel rooms are clean and there is good hot water. The staff do try to accommodate any requests, as they did for us. I used this place twice while in Chiang Mai and would definitely do so again.
Excellent services and perfect location”
The location is super good, the price is very cheap, breakfast tastes good, the wifi is strong, the stuff are nice, especially the lady who give recommendation on our travel schedule and provide us cheaper package of tour than other travel agency; also the young male staff is eager to help us for solving urgent problem. Besides the room has a few of mosquitoes, other things are satisfied. We will come to this hotel when we travel Chiangmai again.
Calm and cool”
Very enjoyable time spent here. This was our second time staying here and it was pleasing to see that the standards we experienced first time were still evident. Rooms were large, clean and with good air conditioning. Staff were very friendly, knowledgeable and helpful. Breakfast was quick and adequate for most people. Hotel is close to most things like the old city and the night market as well as restaurants and shopping.
Not bad, but nothing special”
The room was comfortable and the surroundings quite nice. The staff were helpful but I couldn't say they went the extra mile as some hotel staff do. It was a nice one night stay, but really nothing special, comfortable, average price, quiet (but it was a quiet night in Chiang Mai as the sale of alcohol was forbidden this night!). Close to many things, ThaPae Gate, Loi Kroh Road, Sunday Walking Street and a little further afield but still in walking distance the Night Bazaar and the Saturday Walking Street. Don't overlook this one, but by the same token look around and see what else is on special. This place has potential but I didn't see the staff making the most of it.

Hotel Manager (Kai) very friendly. She would recommended places to visit. We rented motorcycle and they send it straight to your hotel. Hotel very near to Sunday Market and massage place. With the great ambiance and friendly staff we will definitely recommend to our friends.

Good and pleasant with friendly staff but the bathroom need attention. The water pressure is low and the hot water temperature fluctuate during usage. The water closet is not working too. Nevertheless we are comfy throughout.
Good location, Extremely friendly and helpful staf”
I have been to Thailand quite a few times and lived there for a few months however this was my first visit to Chiang Mai.The staff had been really helpful and took initiative to tell me what to do and where to go since I traveled alone. During my stay I had to be in contact with a local business partner who does not really speak English. The lady in reception took charge and arranged everything for me. Hotel is centrally located and is within a few minutes walk to both the old city and night bazaar.
Beautiful and cozy hotel”
This hotel is awesome. Though the hotel is small and a short walk is required to make it to the night market but this hotel is very cozy. The room size is ok but the flooring, toilet and bed looks a little run down. Or perhaps is they simple design concept. What I like most about this hotel is the friendly staff. They attend to each customer needs attentively. Providing good recommendation of where to visit given the time / days that you have available and your objective. They can even arrange for a private driver to ferry you around or arrange a motor bike. I would definitely recommend this hotel to anyone.
Clean, Quiet, Cheap, Comfortable, Good location”
This is a clean quiet hotel. The location is well kept and looks very beautiful. The rooms feel like home and not what you may be used to in a hotel. The breakfast was a bit of a let down and is minimal. Skip it and get to one of the many nearby restaurants for a good breakfast. The Wifi was spotty, but the staff was quick to correct it. The staff was very friendly and helpful.

For the money it was very disappointing. The rooms are really old and everything is just a bit stale... There are better (and newer) hotels/hostels in Chiang Mai! With that said, it was still a nice stay for 1 night and although i wouldn't go back, it's enough to be scored at least a 6 or 7
Good location and service”
The location of this hotel is good because it is in Tha Pae road. Only 10 minutes for walking to traveling for important place which are in old downtown area and 15 minutes to Warorod market. The staff is very friendly and full of service mind. The room is clean. For breakfast, they serve only american breakfast, don't have buffet.
Little family friendly gem in great location”
Helpful and cheerful staff, clean room and bathroom albeit on the smaller side, lovely front area with hammock seat, strategically located 5 mins outside Thapae gate and within walking distance of Old city and night markets, 7-11 2 mins walk away, close to excellent May Kaidee restaurant, and last but not least, the cats on the staff. Watch out for Mai mo. He stole my 4 year old daughter's heart. Highly recommended.
The hotel was fine, and initially the staff was quite good. The rooms are nothing fancy, but the location of the hotel was great. Nice and close to the old town centre and easy to walk to find dining, etc. Some of the front desk staff were not so nice, and this kind of soured my stay.
The break my body and mind needed”
I stumbled into the Thapae Boutique House straight from a painful trip to the hospital. I became trapped under my ATV during a tour earlier that day. As I entered the hotel, the staff ran over to assist me, seating me with refreshments and checked me in. The room I had booked was up the stairs but before I even needed to ask, the receptionist informed me that they had already transferred me to an upgrade which was accessible from the ground floor. During my first evening, I had medication and crutches delivered to the hotel and while I had organised to come out to collect them, the staff hand delivered them to my bed. This is far beyond what is expected of staff and I am extremely thankful. I had previously organised a cooking class for the next day and needed to leave, or rather hobble, from the hotel very early. They organised a light breakfast for me and assisted me into my transport. The room, the lobby and dining area, coupled with their incredible staff made me very glad I chose this hotel.

Great spacious rooms, decent simple breakfast with Coffee Pretty helpful staffs, although price is not considered cheap personally. Clean toilets and great stay we had, but room's sound proofing could be done better. Big Plus - next to main tourist attraction the Thapae Gate!
A really nice hotel with character, on a quiet road of the main road to Thapae gate. Breakfast was typically fair, toast with sausage ham and fried egg, fruit and really nice pineapple juice. We had a problem when we checked in as the water pump was right outside our window, it was very noisy. Once we had a word with reception they moved us, so great customer service. My only real criticism was the bed. It was too hard for me and so I didn't sleep well. If you don't mind a hard bed then the place is really good.
Great staff and situated in a perfect location”
Greeted by friendly staff, the room was fairly small and simple with a hard bed but that proved to be great as my back gave me no trouble throughout my stay. Breakfast quite simple and standard fare for Thai hotels but nevertheless adequate. The location was great, less than 5 minutes from Tha Pae gate and closs to the night market. would be happy to stay there again next time I'm in Chiang Mai.
A great place to stay. True value”
I stayed for three nights and found the hotel to be neat and clean. The staff were extremely courteous, friendly, and helpful. They helped me rent a motorbike and get a great ticket to the boxing match. The location was excellent with only a short walk to the Tah Phae Gate Numerous restaurants and street food in the area. A bar/restaurant was just down the street with great live music and food. Internet was working well during my stay and the signal was strong. The bed was firm but comfortable. There are however, two things that would make the room a little better. 1) A hot water kettle in the room. 2) A chair in the room.
Close and Comfortable”
It was just as listed! Comfortable. Very close to everything so you rarely need a taxi. They let us check in hours early, leave our bags and allowed us to shower hours after we had checked out coming back from an excursion! Huge bonus! Ample American breakfast (eggs, toast, fruit, ham & "sausage", small shake and coffee or tea). Shower pressure was great and hot. Snacks offered in room for small charge; 2 free bottles of water and soaps daily. Some reviews complained of mosquitoes... there were 2 in the room when we arrived and were killed and we didn't have a problem after that. Great place!
Like staying with an old friend”
We have stayed at the Thapae Boutique House many times, although these days booking there requires a bit more advance planning as it has become much more popular than when we first stayed there. The hotel is in the lanna style, not spanking new and antiseptic but charming and comfortable. Wifi works great, the breakfast choices aren't extensive but are cooked to order, and there's no problem getting a coffee refill if you want one. The staff is friendly and helpful, and the hotel is within easy walking distance of the Thapae Gate entrance to the Old City, the Night Bazaar, Waromot Market, the Ping River and the Ratchadamnoen Street Sunday Market. We have stayed here many times and will definitely do so again.
