Value for money”
I would recommend this hotel to travellers who look forward to staying at a small hotel in Yangon. The hotel is located in a small alley in the downtown area, not far from the Sule Pagoda. The hotel staff were great and service-minded, especially one of the male receptionists who looks like half-Indian. He always gave us a charming and sincere smile whenever he saw us. As his English is very fluent, like a native English speaker, he gave us useful information regarding our travel plans. The delectable complimentary breakfast came in an enough portion with toast or fried rice, juice, coffee or tea as well as seasonal fruits. Other staff were also helpful as they treated us like VIP guests. To illustrate, they helped carry our big luggage from the taxi trunk to our booked rooms on the 3rd floor without expecting anything in return. The wifi Internet performance is acceptable. Thank you very much from Thailand!
Good value in an expensive city”
I stayed at the Aung Tha Pyay because it was well located for my consulting work. It is also well located for experiencing downtown Yangon. The breakfast (which most won't care about) never varied unfortunately.
I was welcomed into this hotel and was sad to leave my Yangon family.”
The room was spacious, quiet and clean. The mattress was thin and creaky. I mentioned to the manager about the breakfast. It needs to be improved. I will never forget my stay in this hotel.

Very Friendly staff, Good location, Flexible check in time.”
This hotel in Downtown area not far from Sule pagoda. Our room was clean. Hotel staff were very friendly, charming and service-minded. When some issue arose, they took care of the issue in timely manner, which was good. The downside of this hotel are some of the rooms need repairing, renovation and pest control.
thanks for advise us sir,we will keep trying to renovate rooms including pets control. Hope to see you again in ATP hotel Sir.
Close to main attractions”
Yangon isn't the nicest of places and this was certainly the least nice hotel we stayed in during our 2 weeks in Myanmar. It was old and dated, in need of renovation. The room was cleanish, hot water, reasonable beds and cable tv. Downtown so most things are in walking distance. Overall I think it is a little expensive for what you get.
Centrally located but still needed to taxi to the market and pagoda. Wifi and breakfast were by far the best we had in Myanmar. Staff was really friendly and helped us get last minute tickets to Bagan. Not loads of restaurants around but we managed to find some stuff here and there.
Great downtown stay, excellent value”
This hotel represented excellent value for money, offering well-renovated premises and excellent customer service at 25% of the rate charged for the hotel our tour group had been using. It is right in the middle of the downtown area and thus close to the Lonely Planet Walking Tour route and the main markets. The included breakfast was simple but generous, while the tiny restaurant next door offers extremely tasty food at tiny prices. I would definitely stay there again and certainly recommend this as a great budget hotel for those travellers who, like us, prefer to experience the real life of a country.
fine basic place for travellers”
A good basic hotel to start your tour through Myanmar. Located centrally, the main pagoda’s en markets are within 10-15 minutes walking distance. But there is so much to see on the way about daily Yangon life, that for sure you will forget about the time. Rooms are standard, with good beds and 24/7 electricity and hot water. The cheaper ones have no window – but you will probably not spend much time in your room anyway. Staff is very nice. They even arranged, overnight, a surprise b-day cake for breakfast. At the end of our trip through the country it was a pleasure to return for the last the night before our flight back home.
I have stayed in the Aung Tha Pyay previously and the standard and service I received then was exactly the same this time around. For the price of the room you cannot complain, room was fine, bed comfy and the staff are very helpful. I would of extended my stay again but I was to late in re-booking.
My stay in the Aung Tha Pyay is for Business and i enjoyed my stay so much i even extended for another 10 days. The Hotel is situated within the city so very easy access to the office. The breakfast is just egg on toast and they do not do evening meals however you can order from the local eatery who will deliver to your room. The rooms are quite large and the bed is comfortable with a large bathroom. Staff try there best to help you in whatever you might need. I would definitely recommend staying here when visiting Yangon as hotel prices are going up week by week.
Centrally located with really friendly staff”
We had a wonderful stay at this hotel. Basic, clean and well-priced. The best thing was the staff. They could not have been better. We stayed with our 7-month old daughter and they gave us a large room so that she could crawl around. They also sorted out all her laundry and helped sterilise all her bottles. They made everything easy.
Excellent stay with attentive staff”
The hotel is cozy. But most importantly, the staff were very nice. My colleague was sick during the whole trip and they were very attentive to her needs and even brought her to the doctor outside and also gave her porridge with no extra charge. Overall, we are very happy with the hotel. The room is clean. Would highly recommend this hotel due to its excellent service.
Clean good location. Good breakfast.”
It was a good stay at this hotel. It was the cleanest of the 3 hotels I stayed at. It had a good location. But no elevator. So you have to use the stairs. Also the total cost with tax was around 46USD. so overall it was one of the better values in this price range. If I go back again I would stay at this hotel.
Basic, as with most things in Yangon.”
Initial thought on arrival was amusement because, as expected, the outside of the hotel was nothing like that shown in the picture. Facilities in the hotel were basic, but it is hard to say anything particularly good or bad about our stay. Rooms were cleaned regularly and the cleanliness could not be faulted. Breakfast was awful, we ate it on the first day and skipped it thereafter. This was not a problem as there were plenty of good and cheap local restaurants in the vicinity. Noisy in the morning as the staff seemed to be living upstairs and tended to shout at each other along the corridors. Would be considered expensive in other Asian countries but by current Yangon standards of high priced hotels, value for money was OK.
Great location and value for Yangon”
We arranged airport shuttle as it was our first time in Yanhon. Whilst price was only slightly more than taxi service we beat the queues and our friendly driver took care to point out sights and stopped by key landmarks at our request! Breakfast was basic but nice - and we preferred a smart breakfast so we could sample local dining options. Rooms were clean and well kept. We would stay in this hotel next time we are in Yangon. Many thanks to the staff there for great service.
Clean basic city hotel”
Very clean but basic city hotel. Great location a few blocks from the river and main shopping street. It has wifi, but only in the lobby. We didn't get a chance to have the breakfast as we left early. Good "cheap for Yangon" hotel.
Good budget hotel in an interesting alley”
Doesnt look like much from the outside but the rooms are spacious and clean and the aircon is geat. A generator backs up power cuts so you are never without. The shower and WiFi connections could be more stable but you'll manage. Breakfast is basic but passable.
Close to PR immigration headquarters”
We stayed here as it is located in the next street close to the immigration headquarters as we had an appointment there. It is a simple basic hotel that is clean and tidy. The staff are helpful and friendly. It is located on 38th street between Merchant road and Maha Bandula Rd and about a 15 minute walk to Sule Pagoda.
