Value for Money”

I would definitely recommend Ayana to anyone. But the rooms are located at the lower side of the resort which not really suitable for older people or disable people. We booked the holiday house which consists of 3 rooms with total 9 beds. All rooms equipped with toilet & there is one toilet at the living room. We totally satisfied with our booking except that we cannot view Mount Kinabalu from the room. Nevertheless, we enjoyed our stay. Thank you Ayana!

satisfactory stay”

it is near to kinabalu park. the place is along the way between kk n kundasang. a lot of mist after rainning. satisfactory cleanliness. few disadvantages: really tiring stairs, not convenient for elderly or children. can just book for standard rooms which is just next to lobby, no need to climb the stairs. there are insects during the night, pls do not open the windows. water heater not enough to heat up the water haha, as the place is cold as well as the water. and there are cats waiting outside the rooms, and waiting for chance to go into the warm room haha just be cautious.. otherwise, a pleasant stay

Amazing views perfect for national park stay”

Views, friendly staff, comfy bed

We only stayed for one night after trekking through the national park. The place is beautiful with one of the best views I've had in a room. Only things to be made aware of... resort is 10min walk from national park. We stupidly did this after dark and encountered 2 aggressive wild dogs that seem to live along that route. Was terrifying! So perhaps get cabs would be more sensible! Also no food at resort so buy everything where you can at shop! Would defo recommend to anyone.

This is my 2nd time staying here. Everything is good & nice. But I would like to suggest Ayana Holiday Resort to provide a netting on the windows because there were many insects flying into the room if we opened the window at night. Regarding water heater issue, I just tried to slow the main water pressure tap so the water heater can produce a warm water even not so hot. Perhaps it can still can help you from touching the cold water especially in the morning :p

Very nice view if you take a deluxe room, friendly staff, if you want to use shower, make sure use low water flow or the water wont come out hot, my first experience here but already wanted to come again, quite near to desa dairy farm, kundasang town, mount kinabalu entrance, kundasang war memorial, and for muslims can go to syah adilah restaurant and try the tuaran noodles!

Everything was good. Receptionist was helpful with my queries. Good spot for you to look at Mt Kinabalu. Price was good for my 3D2N stay. Great place to spend the night if you're heading to Kundasang/Ranau. Room was clean, just be mindful of insects around the vicinity as some of the netting might have come off around the window frames..

2D1N stay ”

Close to Kinabalu Park, about 5 minutes drive. You won't see Kinabalu from the resort but you get a lovely view of the valleys. It's a small resort, very scenic at dusk, people are friendly and helpful but lots of stairs and moths so be prepared! The windows unfortunately did not come with insect netting so be sure to keep them closed! Not much you can do about the toilet windows, so turn off the lights and close the door at night. Apart from that, decently clean, good prices and they were accomodating enough to give us adjoining rooms! BBQ pit available but you have to get your own coal, foil, etc

Generally it is very clean and well maintained resort. The facilities and cleanliness are very good. Distance to Kinabalu Park is very near and not far from Kundasang town. I'll give this resort a big thumb up.

Excellent”

We are a backpacking couple whom only stayed one night. It was a great value for money compared to the other places around. Our main purpose of stay was to visit Kinabalu NP but considered staying an extra day because we enjoyed Ayana. Most things about this place were around or slightly above average but the view was great (wasn't of the Mountain but the surrounding valley). The cons where noise from other guest and not super soundproof rooms and the walk to the NP (1.3Km which seems average for this price range).

Rooms- clean, comfortable, well maintained. Facilities- hot shower water heater less functioning (standard c room), need to provide room slippers as the floor is a wooden floor and it is soooo cold n freezing. View - amazing, beautiful, fresh, breath taking Location - just nice.. near to Kinabalu Park about 3 min drive, and place to dine in. Parking space - park at your own risk, but better then u have to park at the road side. The parking space is considered good..compare to other places. Recommended for all. Just my suggestions, maybe the management can provide a souvineer shop for the in house guest to take home or open a small mini cafe for in house guest.

located a bit far from kundasang town but nearby with kinabalu park. You have to use a lot of stairs there. So not recommended for a group with elderly. because the stairs even us young people also panting whenever we have to climb up the stairs. But for facilities wise, all are good.

Beautiful 3 stars hotel located in the heart of Kundasang. Comfortable bed,spacious room,friendly staff,they provide storage for our bags while we climbed mt kinabalu,beautiful view. Cons: the bathroom and toilet has a open air inlet in its walls,makes it so cold to shower because of the wind.

Cool breeze and chilliy night”

It is strategically located near the main road. You will not miss it. It is near to Ranau & Kundasang. There's barbeque place which you can use. If you are looking for a place to stay after a tiring and exciting adventure in Kundasang & Ranau, this place is just nice and cozy. You may park your car in their parking space. Staffs are friendly. However NJOI/ASTRO is not available. TO substitute that, they provide a pendrive with a few movies in it.

Good Scenery, Location and Staff!”

Located just by the main road, easily accessible and parking area provided. Reception are not 24 hours, so please take note. Friendly staff! Clean rooms. No cafes. The water pressure is too low. Since it is located near trees, expect loads ( I MEAN LOTS OF THEM) of insects when night falls. Some rooms have permanent openings to promote natural aeration so the insects entered the rooms through those openings. I would suggest them to install wire mesh or netting outside the opening to prevent insects. Use insect repellents! Tip 1: The main road in Kundasang does not have road lights, so the main road will be pitch black! Be careful!

Close To Nature”

Nice place but unsuitable for old folks with bad knee breathing and cardiac problems. They should consider booking any "Standard Room" or "Holiday House" which require less flights of stairs to climb up to the parking area. Overall satisfactory. Make sure windows are closed before maghrib time or else the room will be filled with flying creepy crawlies. Those who are arachnophobia should challenge their fear since this resort got lots of sticky webs at landscaped areas and nice looking spiders. The rooms however are clean and free from gross looking webs.

the holiday house is big and unique”

very big and unique place to stay! i like their big window in the living room, we can see a "jungle" from the window, especially during night time when the spotlight light up those trees! just love it! You can only see the kinabalu mountain peak infront of Ayana resort in the morning! Things that i don't like is the kitchen utensils is very oily! kitchen window is oily too! they didn't clean it properly. So many little insects in the toilet! their toilet is too simple like those 2 star hotel design! cats sleep on the living room sofa, so the safa got smell.

Gr8 Vacation”

Ayana Resort is at beautifully blend with nature valley. My family room was quite good. A scenic view through bedroom gave us peace of mind. We loved to be with nature there. Beds, Pillows in good condition. Shower was good as got hot water even though pretty chilled morning. Toilet were disappointed as even though flushed many times, foul smell was there. Bugs, insects, flies made bit difficult. Be prepare for it. But it was nice experience like sleeping in jungle with number of different creatures songs. Morning was pleasant view directly from the bed. At walkable distance has Kinabalu Park to view Mt. Kinabalu. Resort room has limited space for baggage's. Need shelves /cabinets for baggage storage. Pl provide free additional sheets or heater. TV entertainment- Nothing to say as No channels working except sports.

Clean and comfy. But too tired to climb up due to having a little child and toddler. Overall good. ”

I would like if Ayana resort provide an iron at reception or at laundry service. Also Ayana must consider to also provide a ramp if a family travel with huge luggage. This is because our room is in downhill and there is about 3 level of stair which is 1 level have 10-15 step to climb up. I am traveling with 2 toddler and stay for 4night. Other than that Ayana Room and Services is superb. They clean our bedroom every day. Would come here again.

Location, Scenery & Relax

Everything was fine! They let me late check-in as have an issue with transportation from Kota Kinabalu Just near to main road, have a big parking lot but park at your own risk! For a muslim, their dog was running around and will approach you but for a cat lovers they have alot of cats will welcome you at your room's door! Put aside, im very happy to stay and will come back again if i travel again to kundasang
