Proximity to main attractions and events, close to great restaurants, easy access from main transport systems.
We had the ensuite room and we feel sorry for those who didn't but I guess they knew the down side and coped as we have before. Breakfast was dry biscuits, dryish bread, a toaster, packet croissant with Nutella, jam, processed (triangle) cheese, oranges (great) and yoghurt. The are 2 coffee makers so buy your own coffee (there is also a Nespresso machine if you like the taset). Very close to Grand Canal and this is Venice, a sinking city, so renovations are usually incomplete as all materials and workers arrive by boat and there is a huge waiting list. having said that, this place was almost finished and had a few photos on the walls. The taps, toilet, water and electric systems all worked. The shower did not block or overflow and the characteristic Venice sewer smell was almost insignificant. The rooms are close to the hotel owner and the staff are friendly with good command of English if you speak slowly.
