    Our stay at this quaint old timey house was amazing. Waking up each morning with beautiful song birds, feeding the coy fish, really relaxed place. If you’re not the busy city type and just want to lay back and take in a place, this is the spot. The host Auan, was extremely helpful and such a great soul. The staff kept our room tidy and made sure we had water bottles whenever we felt thirsty. Great homey feeling we will definitely be back to stay at this blast from the past. 😁

    We have traveled for many months all over Thailand and Asia, and this is the best place for all time. The price and quality are just super. Service at height. Very cozy, like at home. And here everything is and air conditioning and refrigerator and bath and balcony and a beautiful patio with a pond and a large comfortable bed. Far from the city, but quiet and cozy. There are bicycles and motorcycles for rent. Everywhere a good signal Wifi. Very friendly and sympathetic host. Very family friendly atmosphere. Do not miss the chance to visit this place!

    Stayed there few times so far. Great value for the money but don’t expect too much. Big rooms, ac working well, nice bathroom and comfortable bed. The owner is a nice guy but doesn’t speak much English. Clean but not the cleanest haha they have time for everything. The hot water system doesn’t work well and many times I had to take a cold shower. I’d go back there again. Btw the location was great for me as I had a scooter.

    Yes it might be this hotel needs a maintance .. but nit so for me. I felt such homey. K did not want to go out. It is just fantastic. The old way of building houses in Thailand makes the difference. Aircäon is available but does noät need to run. I want come again soon to feel like häome. Cute and really so kind stuff. Thank you

    A place with a soul, but... ”
    This isn't your usual guest house and it's not a place for everyone. It's an old colonial house, very little renovated, with original balconies, doors, windows, roofs and everything. Semi open bathrooms with large bathtubs made from painted concrete. Very particular and fascinating... And very dark at night. Don't go there if you're obsessed with spiders, rodents, snakes, ghosts and the like: you wouldn't sleep all night! Courtesy and cleanliness are not their strongest points. However if you want something really different you have to spend a night here!

    A place with a soul! But... ”
    This is not your typical guesthouse. Built in a colonial mansion, this hotel looks more like a museum. Every room is different, everything is ancient: doors, furniture, decorations. It has a magic feel and a unique atmosphere. Too bad that there's not much care for details and perhaps cleanliness. The staff seems much more occupied tapping on their phones rather than welcoming the guests. The classical 3 in 1 coffee mix that nearly every guesthouse in Thailand offers for free, here is sold for 20 Baht. They should put more lights in the rooms and outside, as it's so dark that finding your staff in the bag is a challenge. That said, the place itself is marvellous for the right kind of people and I've loved it. It could easily be a 4 or 5 star hotel if it was managed better...

    Authentically beautiful and peaceful”
    We loved our stay here. The building is old and authentically Thai- you can really feel at home and peaceful here. The beds are super comfortable. Huge open air bathroom with stone bath. We loved it so much, we came back here when returning to Chiang Mai. Our host Xwn (nickname) was so super helpful - even running us to the airport on our final day. Really friendly guy with great taste in music!

    Beautiful traditional house”
    The owner and the staff were really nice people, they helped us a lot and got to rent a motorbike directly from them. The room was amazing and the house too. It is a bit far from the center but if you have your own motorbike, I would rather recommend that area.

    Large rooms, clean and in a quiet location.
    Extremely friendly and helpful staff despite obvious language restrictions. They even lent me a motorbike the evening we arrived and push bikes the following day to go sightseeing, after we had checked out, at no charge.

    very thai northern style
    the hotel is decorated with Thai northern style. You cannot find this type of hotel easily even in Chiang Mai. The owner is very nice. And boiled rice for breakfast is very delicious. You have to try it. Anyway, the hotel is quite far from everything. You must have a car, around 1,500 - 2,000 baht per day for small size. Recommend to take your rest in this hotel

    it is family small business run. the location is quite far from chiangmai town, then it is a must to have car. it is such a lovely place with nice service. although a bit hard to find the location but you will love it once step into the place. Good value for my money

    quaint, off the beaten track
    uh, we can barely get our arms down. recommended by a thai friend. the atmosphere was fantastic, the rooms rustic but with all the "required" features, aircon etc except safe, but the landlady would help there. a word of "caution" you should not stay at the baan gong kham if you just want to pop out for whatever. that said it was easy to have transport to downtown or back, thb 150 each and every time without haggling whether taxi or tuk-tuk. if you do like birds chirping, cats meowing and the odd dog barking, go for the bgk. even the simple breakfast was a feast. sorry i am biased, we are! value for money, i'd give 6 if possible.

    Quiet for relaxation & Friendly Staff
    If there's a pool it would be ideal
    I enjoyed very much my stay in this resort. It's small boutique resort with 8 rooms avail. The place is quiet and great for travellers who want a quiet side fro mthe city center. ITs only 15min away from the airport which adds a lot of convenient. The staff are friendly and I love having my breakfast with the great scene from the dining area. A great place to stay in Chiangmai.

    far from city center and hard for drivers to find, hard to communicate with staff
    I loved this place! The room and the courtyard looked just like the pictures on the website and the courtyard area, with the koi fish pond, was amazingly tranquil scenery from my patio. The staff was very friendly, however it appears that most of their guests are probably Thai (I was the only non-Asian during my stay), so they don't speak a lot of English. I felt they more than made up for it by accommodating my every request (once they understood what I asked for!) For breakfast, there were huge omelets w/toast, fruit, juice and unlimited coffee.The location is a bit of an issue: I didn't even mind that it's so far from city center, but apparently it's not a part of town that taxis and tuk-tuks are accustomed to driving to, so when I was in town, I had a hard time finding someone who knew how to get me back to the hotel. Being far out did make it very peaceful, though, and I ended up spending one beautiful afternoon in the courtyard just relaxing and reading. I would definitely stay there anytime I was in Chiang Mai - I would just plan out a more effective way of getting around!

    Wooden Thai Style Hotel. Quiet and secluded. Attractive garden.
    Taxis find it hard to locate. Distance from city centre. Could do with wardrobe & drawers for clothes.
    I really enjoyed staying at this wooden built "boutique" hotel. All rooms are simply but tastefully decorated and overlook the charming garden. The beds are huge and there is a windscreen tv, private balcony and wonderful bathroom with bottles of shampoo and bath oil. The manager/owner is very welcoming and very helpful. I had the feeling that I was staying in a hotel in the middle of the countryside rather than near a city centre. I will stay here again without hesitation, even though it is a taxi/tuk-tuk ride to the centre of the city.

    If you don’t mind having stained toiled seats and unmaintained bathroom, go ahead and book here. The room is spacious and it’s very peaceful at night. Very easy for Grab drivers to find too. We’re averaging 70 baht for a one way trip to Maya mall. They changed the sheets once in the 4 nights we stayed there but did not provide hand soap and toilet paper. I swear this property could have had better reviews if maintained properly. However, the room is very cheap and probably a better deal than most rooms in the city centre.

    Yesterday i was early to check if it's fine to leave my things so could get to chiang rai early Yet it was 9am and whe. I arrived there there was no people around. And what funny is, I've asked the next hotel personel to contact the hotel itself It was a mess, he doesn't even wanna go down stairs to talk to me. Decided to leave the place. And by the way it was far very far from the city.

    The good things about this place are , there are 3 towels, hair dryer, AC and nice atmosphere outside in the morning. but... 1. Room isn't clean enough. There is a lot of dust. I can't see my face clearly in the mirror. And I found a peanut shell and huge dust under the headboard. 2. Fridge is not plugged. The water is non-quality. 3. The bath tub is can use only for a shower. Shower cream and shampoo is very less. It's just 1-3 push must be empty. Moreover the bottle got a wrong title,too. 4. Bed is broken in the middle. So we can sleep only 1 part of the bed. 5. Spider is exceptionable. I know that this place is among the nature. But the room is too dark. I can't smell the fresh air clearly. 6. No breakfast. Besides the coffee and tea service is inconvenience. They actually don't have any tea. No hot water in the boiler. The taste of water is awful. Bye.
