Terrible Terrible Place, No, Nein, Non, нет, ไม่ AVOID AVOID AVOID !!! We stayed in what was inaccurately described as a Deluxe Pool Side Villa. In reality it was more like an old garden shed. The part of the bathroom roof was missing leaving it open to the elements and full of mosquitoes. The swimming pool was disgusting filthy. Cloudy, green and algae filled. I did swim in it once which made me seriously itchy and I came out in a rash. The Agoda picture shows pools side umbrellas, apparently the resort no longer has umbrellas as a result of theft / damage sometime last year by a ‘Farang’ (Non-Thai Customer) Of grave safety concern….. There are pool-side a number of open manholes / service hatches with 2 metre drops to concrete base. They are not lit and so potentially very dangerous at night (I have photographic proof) anyone falling down one would almost certainly sustain a serious injury. On this point alone, I think that Agoda should remove this resort from their listings. The resort has no direct beach access. Access to the beach is by squeezing through shrubbery, jumping a stagnant ditch and walking through the maintenance yard of the adjacent resort. Advertised complimentary tea and coffee wasn’t provided. No internet access in the room. There is much better accommodation at a fraction of the price on the island, Terrible Terrible Place, No, Nein, Non, нет, ไม่ AVOID AVOID AVOID !!!

Glorious pool, great location. ”
Hi the pool was superb as was the location and other guests, mainly families in the pool. Bungalow was dated, breakfast simple, staff friendly but indifferent and they did not respond to a request for free pickup. Nice place but at gbp60 a night not good value for money in my mind.

The staff , as soon as they found out it was our sons Birthday had a cake made for him :) ”
The lovely staff arranged a cake for our son when they found out it was his birthday, a lovely spot close to the beach , decent rooms ( we had a detached family villa) Cleaned every day, a nice friendly atmosphere where the kids were very happy . Our only niggle was the toilet didn't flush at all well We'd quite happily stay there again Oh and another tip , if you stay on Koh Phangan during the full moon party , make sure you have a room booked , we had to leave early due to no rooms left on the island :(

Awful outdated place with lousy service and dangerous pool”
DO NOT BOOK THIS, there are much better places around in this area. Very outdated “resort” at suboptimal location with a pool with many dangerously sharp broken tiles. We had booked a “Deluxe Family Villa” for four nights in August 2016. The Villa is a very dark Thai style wooden house. An airco unit was present as well as two old fans. However as the wooden walls are filled with holes, it is nearly impossible to lower the temperature inside the house. As the bathroom is basically outside, with a door that could not be shut properly, this does not help in managing the temperature either. The many holes and bathroom door also allow mosquitos to enter the room freely. Luckily the beds have mosquito tents. Unfortunately, these tents are too small for the beds and are damaged with many holes. The provisionally attached pieces of tape add some color to the scene, but these do not help to keep the bugs out. Talking about bugs: our bath”room” was full with ants. Not sure if this is normal or because the bathroom was not cleaned. The pool is large and quite deep, with a separate shallow area for kids. The many broken tiles of the pool – both on the side of the pool as in the pool under water – are dangerously sharp. It took our 6 year old daughter just 10 minutes to have a seriously bleeding toe. While cleaning the wound we wanted to create some shade, but unfortunately all the parasols around the pool were broken down. The beach is stunning. In order to get there you have to walk around 5 minutes (not seconds as described) through some backyards and another resort. Via the official road it is even longer. All in all we were not satisfied as this was not what was promised (“luxurious accommodation”, “ultra modern service and amenities”), as it was way too expensive and as it was not safe for our kids. We therefor decided to check out and move somewhere else. According to the staff this was not possible (“check out time is 11:00”) and the staff did nothing to help

Nice spot for a getaway with super helpful staff”
1 minute walk to beautiful haad yao beach and they have a huge pool if you dont want to get sandy! Lots of bungalows laid out to offer some privacy with hills and trees everywhere! The room was so romantic and had a huge balcony and great air con! They offer transfers to the island's parties if you're into that kind of thing. There is a good restaurant on site, but also lots more to be explored on the beach and main road.

A turbulent stay”
I stayed here together with two friends for four nights. We lived in a bungalow which was nice and clean. The bathrooms though have an open soulution by the roof which lead to that it was a popular place for lizards.. But I guess that's a part of being in Thailand. There was also a nice pool which we enjoyed! Unfortunealy we had quite some problems during our stay. First of all the toilet was not working very well, the flush did not work and when we told the staff we got the answer "it worked yesterday, right?" like it was our fault.. The problems with the toilet somehow also caused problem with the tap, the two pipes (from the toilet and the tap) got connected and you can probably figure out yourself what happend next... They didn't manage to fix it so after several discussions we got to move to a new house with a functioning bathroom. The staff was not helpful or understanding at all, and several times during our stay they acted unpolite and even rude to us. If they would have seemed like they wanted to do a good job we probably could have overlooked the other things that happend, but that was not the case...

Cleanliness decent breakfast and pool
Decent enough, but rough walk to the beach and crazy high steps to the high rooms, our room had another room attached and we could hear the other room brush their teeth!, obviously everything else was heard as well. Detached rooms by the pool would be my only recommendation.

This is a strange place, so it will be a strange review. We enjoyed some of our stay (see bad point about bathroom + neighbors further down), but also considered leaving early except we had payed everything in advance through Agoda. The good: 1: We booked a standard room, but were upgraded to a superior villa on the hill side. The villa was nice, clean, and had a big balcony. 2: Staff/family was pretty nice. 3: Nice pool and 2 minute walk to an awesome beach. Probably my favorite beach on Koh Phangan. 4: Restaurant food was pretty good with fair prices. (Except for overpriced ice creams). The bad: 1. The genius who build the place, thought it would be a great idea to connect villas in pairs with bathrooms lining up against each other. The problem is that he decided not to build the walls all the way up to the roof, so basically when you are in your room you can hear EVERYTHING your neighbor is saying or doing. I mean absolutely everything. Including bedtime and bathroom activities. We stayed there ten nights and five or six of those days were pretty terrible because of the neighbors. The front door also had a pretty big gap which lead to snails and various bugs to enter our room. Luckily the little green snake we saw outside our room decided not to enter... It looked nice enough though. But come on, attach a small rubber strip at the bottom of the door. Problem solved. Wifi was very poor and barely even works in the restaurant where it's supposed to be "good". Especially considering that there were hardly any guests there. TV didn't work either but we didn't really care. The shower head was old and has probably never been cleaned, which meant there were about six working streams. Are they really that hard to clean or expensive replace? Outlets were bare, if even, attach to the wall. Some had random wires sticking out. 2: Staff/family is nice, but they basically use the restaurant area as their living room and can be pretty loud. 3: The pool is pretty big and see
