Great bungalows and rooms!”
We had a great stay at Baan Haad Yao Villa's, we loved it so much that we will be back in September with four of our friends. The proximity to the beach is perfect, it was great to have the option to swim in the large pool, too. Breakfast was always filling and delicious. The staff were all very friendly and we were provided with fresh towels and new coffee for our room each day. We couldn't have wanted a better place to stay! It is the perfect place to relax and enjoy this beautiful stretch of beach on Koh Phangan. Can't wait to be back soon!
Great staff, good location”
Good points: I stayed for 3 nights in Baan Haad Yao Villas. The lady who greated me was very nice and all the staff seemed to all be family. The served good food at a reasonable price. I never had a chance to visit the pool. The room was clean but there were spot of warping in the wooden walls but tha'ts to be expected in such a humid country. They offer a laundry service which was cheap and my clothes came back ironed and smelling great. Bad points: My room was closest to their WIFI and the signal was poor. The lady told me that I would have to come down there dining/reception area to get a better signal. The bed was not the most comfortable bed I've slept in but it was decent. There was a small amount of channels on the TV but they had Discovery Channel so that suited me. I was charged 750 baht a night for my stay here and I don't think it was worth the money if I'm honest. If the price per night was closer to 600 I would have practically no bad points to list. I do take into account that Koh Phangan is one the more expensive parts of Thailand to visit and Salad Rin is a more expensive part of Koh Phangan. Summary: I enjoyed my stay and I would stay here again if they boosted the WIFI and lowered the price a little. 7/10
We arrived early and were able to check in straight waway. The small lady in reception was extremely helpful throughout our stay. She recommended whichof the boat tours to go with for a day trip around Angthong marine park, booked taxis for us to the full moon party at a good price (200 bht per person), and arranged for our ferry tickets to Koh Samui to be brought to the hotel rather than us having to go and collect them. Locate v close to Haad Yao beach which was stunning and remarkably quiet, and also had a private pool which was large and clean. The restaurant was also quite cheap and the food was good as well. Would definitely return here/recommend to others.
Beautiful, quaint, and homey”
Very easy to make yourself at home in the beautiful bungalows of baan had Yao villas. The staff goes above and beyond to attend to your every need, Pla in particular was an amazing hostess. Fresh water and Towells everyday, pool was amazing, and the beach was our next door neighbor. Great deal on a motorbike for the whole week, and delicious springrolls by the kitchen staff. My only complaint is that the a/c in our room wouldn't blow out cold air. I am definitely looking forward to staying there again on my next trip to ko Phan gan.
Nice spot for a getaway with super helpful staff”
1 minute walk to beautiful haad yao beach and they have a huge pool if you dont want to get sandy! Lots of bungalows laid out to offer some privacy with hills and trees everywhere! The room was so romantic and had a huge balcony and great air con! They offer transfers to the island's parties if you're into that kind of thing. There is a good restaurant on site, but also lots more to be explored on the beach and main road.

Best breakfast ever - big and great variety”
We stayed 20 days and booked Family villa. We were really disappointed when we arrived as pool was very dirty / green - and despite complaints, it really took them 3 days to start cleaning it and a threat to cancel our booking.... Once the pool was clean - we could really appreciate hotel. Breakfasts are fantastic - big serves, wide variety, limitless coffee and tea, juice- plus fruit platter at the end of each breakfast - and it is served until 11:00am. Gardens and rooms are beautiful. We loved the bathroom - but part of roof is removed - so you do have leaves and rain blowing in during storms. Bathroom is a little old and rundown - but we had endless hot water and a bath - so really good when you compare it with others on the island. Main lady for breakfast was very nice - but staff are a little stand-offish - it was rare to receive any welcome or hello greeting. Cleaning is basic - with beds made each day but little else - but again, this is actually great in comparison to many other places on island. If you have young children who nap during the day - this is a great place. Cabins are close to pool, food and drinks pretty reasonable priced. Our children now don't sleep during day, so we honestly regretted booking here. Although it is only 3 min walk to beach, the walk is over an old bridge and car park area - it was a little hard for our 82 year old Mum who was with us... We wished that we had booked some place on beach like Haad Yao Restaurant and Bar - where you walk straight out to beach and could hear it at night. We would have though, lost the great breakfast, and had small room which probably wouldn't have been cleaned that often.... so it really depends on what you are looking for.... If you don't plan on using the room a lot, and prefer swimming on the beach - book somewhere else. Don't book the Ocean view rooms - access is from the main road away from the beach - again, better value would be found in smaller room in resort located on beach.

The lovely staff arranged a cake for our son when they found out it was his birthday, a lovely spot close to the beach , decent rooms ( we had a detached family villa) Cleaned every day, a nice friendly atmosphere where the kids were very happy . Our only niggle was the toilet didn't flush at all well We'd quite happily stay there again Oh and another tip , if you stay on Koh Phangan during the full moon party , make sure you have a room booked , we had to leave early due to no rooms left on the island :(
This is a great place to stay if you want to be away from the madness of Haad Rin. We still went to the Full Moon Party but for the rest of the week stayed here. Such a good beach and the villas are cool. We got upgraded when we arrived, you get a free breakfast, the villas are good, the pool is great and the staff are laid back. But that is the one bad point, the staff are too laid back...friendly as anything but you have to ask them a couple of times to do things like clean your room a little, even just for them to empty your bins. We didn't mind too much as we're backpackers and used to guesthouses but if you paid more and was on holiday I'd be a little annoyed! Come here though, you won't be disappointed
First of all we’d like to thank the owner of the Villas for his kindness and responsiveness, he was always there for us. The photos of the hotel are true-to-life. We lived in a Superior villa on the hill with a view to the sea and green space. The only thing that we didn’t like was the lack of light in the room. We were lucky to have everything in our room (except for the TV) in good condition, but our friends had to change their villa because of roof leaking and problems with bathroom equipment. And our friends from the Villa next to the pool complained about high humidity and mosquitoes. The breakfast is good. The hotel restaurant offers a large variety of Thai and European food at reasonable price, we liked all the dishes we tried. Overall we enjoyed our stay, but we consider its price overestimated.
Strange place. Nice, noisy, poor maintenance. Close to awesome beach.”
This is a strange place, so it will be a strange review. We enjoyed some of our stay (see bad point about bathroom + neighbors further down), but also considered leaving early except we had payed everything in advance through Agoda. The good: 1: We booked a standard room, but were upgraded to a superior villa on the hill side. The villa was nice, clean, and had a big balcony. 2: Staff/family was pretty nice. 3: Nice pool and 2 minute walk to an awesome beach. Probably my favorite beach on Koh Phangan. 4: Restaurant food was pretty good with fair prices. (Except for overpriced ice creams). The bad: 1. The genius who build the place, thought it would be a great idea to connect villas in pairs with bathrooms lining up against each other. The problem is that he decided not to build the walls all the way up to the roof, so basically when you are in your room you can hear EVERYTHING your neighbor is saying or doing. I mean absolutely everything. Including bedtime and bathroom activities. We stayed there ten nights and five or six of those days were pretty terrible because of the neighbors. The front door also had a pretty big gap which lead to snails and various bugs to enter our room. Luckily the little green snake we saw outside our room decided not to enter... It looked nice enough though. But come on, attach a small rubber strip at the bottom of the door. Problem solved. Wifi was very poor and barely even works in the restaurant where it's supposed to be "good". Especially considering that there were hardly any guests there. TV didn't work either but we didn't really care. The shower head was old and has probably never been cleaned, which meant there were about six working streams. Are they really that hard to clean or expensive replace? Outlets were bare, if even, attach to the wall. Some had random wires sticking out. 2: Staff/family is nice, but they basically use the restaurant area as their living room and can be pretty loud. 3: The pool is pretty big and see
Lovely hotel and service with the smile”
Is located in the area with the best beach. Renting a bike to drive around is a must. It was amazing holiday for us, we relax and engoy the beautiful sunset on the beach and lot of masage :). I recomend this hotel with all my heart. For the monety we payed is was very good. You really feel in paradise. Villa next to the pool it is a good choise. First think in the morning jump in the pool for a swimm it was amaizing.

Nice room, nice location”
This was a greta place at a night. They actually upgraded us to a night room for free -which was fantastic- but I'll try to review the room we were meant to have. Really spacious, nice bed and balocony, small social area...all you need, really. The pool was great although with the beach so nearby neither we nor any other guest used it very much. Decent breakfast, and free internet use is always a bonus (saves you a couple of bucks a day potentially.) I would stay here again...
This hotel is a little out of the way, well almost all of the hotels in koh phangan are anyway. The walkway (steps) to the villa that we stayed at is rather steep and dark at night, so it might not be recommended for kids or elderly to opt for ocean view. The room is neat, but a little shabby. Little cleaning was made, especially the toilet, which weren't cleaned even once for the 5 days when we were there. The wooden planks used as the ground are worn out, and you could actually see the ground below (do note that this villa is built on the side of high grounds, hilly) and I worry for my safety each time I move around. The hammock is nice but it's not clean. I saw a moth larva on it? Minus the cleanliness of the room, this would be a gem. The toilet isn't covered entirely (yes, it has a hole, not sure if its made that way deliberately. If you're looking to channel surf on tv here, you can forget about it. There's only 1 working channel-nickelodeon. It was a little disappointing for us as we had expected the comfort level to match it's price.
Resort upgraded me to Garden Villa”
I booked the Ocean room - and occupied my daughter's family who stayed in the Family Room Villa. Resort upgraded me straightaway to Garden / Pool side villa which was great. Ocean Rooms are located on the main road - very little view of the ocean, and appears to be quite difficult to access as you have to climb up steep road, or a lot of stairs - so really appreciated the upgrade. Room fantastic, includes small loungeroom/ couch.

Budget hotel on the best beach of Ko Phangnan”
As a solo traveler, it was perfect. Nothing fancy or luxurious, but clean and steps away from the best beach on Koh Phangnan. Bungalow was very spacious, A/C was great, food at the restaurant delicious. Minutes away from the 7/11, great bars, and beach restaurants. However, worst bathroom I've seen in a long time - could use major renos
