I'm a frequent stayer at this establishment and cannot recco enough for value for money. The staff are beyond exceptional, as with the location. Sure it's a little aged however for the price there are no complaints to be made. Cannot speak highly enough. Thanks again
Exceptional all round”
I'm now set for life on this establishment, they are family to me. Sure it's dated but you get what you pay for and location is the best it could be, the two full time staff are the kindest most gentle of all time and the long term stayers and neighbors also family. There is nothing you cannot ask of them, traditional true Thai family love.
quiet and very friendly oasis in the old town of Chiang Mai ”
Very friendly place in the old town but still very near to Tha Phae Gate and the Sunday walking street. Lots of really good and reasonably cheap restaurants and café around. Free breakfast buffet included, free water and coffee every day, big room with AC good WiFi, comfortable bed, hot water shower and seperate toilet. Very quiet at night. Nice lounge with hammocks and PCs, possibility to print out your visa or flight ticket, cheap and fast laundry service. In my opinion excellent value for money.; if you want luxury look somewhere else (and pay much more..) if you want a friendly locally owned central and quiet place.... come here.
Kind and friendly owner who are willing to take their time to explain what to do the old city, best places to eat in Chiang Mai. Their staff especially May even gave me tips on which market to buy the freshest Northern Thai produce.
Great Value for Money and Superb Location”
Really couldnt ask for more for the price that we pay, and it is inclusive of breakfast, and a great location that is close to everything but away from the noise. I had restful sleep throughout my stay. I stayed on the 2nd floor for a twin bed room with aircond and ensuite bathroom. It is more quiet compared to those on ground floor that is directly opening to the common / breakfast area. The Good: Love that the toilet and bathroom is split. Ample continental breakfast spread that gets replenished immediately if anything runs low ( although the food choices does gets routine if you are staying longer, but cant really complain! ). Aircond is cold, hot water is hot, wifi is fast. Kitty the host is super helpful and speaks excellent english. The only Not so Good: Probably is time to get some new pillows, the ones I had are so used that it is thin, lumpy and breaking in pieces inside the pillow case. Will definitely stay there again when I return to CM.
perfect little guesthouse”
Quiet, no-smoking guesthouse with free tea and coffee in the common area. A small library. Laundry facilities. It's a 5 star guesthouse, but certainly it's not new and shiny, so if you need sparkly brand new facilities this isn't for you. Spent 10 days here. Shall return. Perfect.
Great place to stay. friendly owner and staff, rooms are a decent size. Perfect location. On the same street are two excellent places to eat which I highly recommend. All up can't fault the place. Is not a fancy hotel but you get a nice clean room with welcoming helpful staff, what more do you want

Awesome quiet location close to all things good in Chaing Mai. Staff was super friendly and helpful. No problems with early check in free bottled water and coffee every day. Simple but decent size rooms, clean, hot water, AC, wifi, all worked great. Plus very reasonable laundry service on site. We extended our stay twice and will be back. Strongly reccomended for short or extended stays.
Pleasant stay at Baan Ja Ja”
I found the staff to be helpful and gracious. The complimentary breakfast varied a bit from day to day, but always included fresh coffee, juice, pastries, fruit, boiled eggs, cereal and other options. Rooms were quite basic, but clean, and wi fi worked well. There are hundreds, if not thousands of lodging options in Chiang Mai, but I will likely return to Baan Ja Ja
Great budget hotel in excellent location”
A hotel right in Chiang Mai’s magical downtown. And clean, cheap and cozy. Nice bed, spacious room, small but decent bathroom. Breakfast is basic but with enough options. They renew your 2 complimentary bottles of water every day. We loved our stay in Baan Jaja and would go back there. Don’t expect frills, or if you do, don’t stay in a guesthouse.
Value for Money Stay”
The rooms are ok but could do with TV. Kind of deep inside a lane with free parking space. However, if driving be careful on Sundays there is night market the the access road into the hotel will be closed till after midnight. You have to park somewhere else before bringing the car into the hotel on such nights.

The staff are really efficient and friendly. The rooms are sparkling clean. Great location, too Loved Chiang Mai so stayed here for 8 nights. Perfect location with the local market just 5 minutes walk; great food, fruits, roti with banana, local iced coffee. Staff are wonderful. Fantastic to stay in a totally no smoking guesthouse.
Nice guesthouse very good located but no real life in it, doors are closed very early in the evening (like 7pm on saturday) and you have to open 3 lockers, as if nobody would live here.... i don't know if bedsheets were washed... pillow smelled strange. Staff seems nice but weird. We gave a lot of clothes for laundry and we received them back dirty, we gently shew them the dirty clothes and they told us to go elsewhere if we were not satisfied! Ok we went to the laundry next to the guesthouse. One day later the staff asked us to pay what we didn't give to wash a second time, very unashamed! We moved then to the guesthouse just next to baan jaja (cody) and they are great and friendly, can recommend it 100%!
Thank you for your comment. Your laundry was a total of 4 kilos, and you had brought back around 1 kilo that you said needed to be rewashed. We therefore humbly asked if you would pay for the rest of 3 kilos. Secondly, we asked you to stop by next door laundry service because you asked for your laundry to be washed in the high temperature, and we do not offer that kind of service. It is not very common here to do laundry with hot water, and if it is requested, due to high electricity consumed, it wouldn't be 30 Bht for kilo, either. Lastly, we did not have the fan room available when you wanted to continue your stay for 1 more night (after 2+3 more nights that you had already stayed with us), we only had 1 a/c room left and you said you would think about it because the price was higher, remember? Anyway, Cody Guesthouse is nice and we are glad you had a happy stay there.
Lovely gem -- great value”
It's hard to find quiet accommodation in Chiang Mai, but Baan Ja Ja is tucked off of a quiet soi. The included breakfast is simple but delicious, I looked forward to it every day. They have the best coffee, too -- the beans are fresh ground for each cup. The staff are so friendly and helpful. I love the location -- close to everything but not on a busy road. Perfect for families, couples, and solo travelers. Highly recommended.

Probably the best free breakfast that I've had in Thailand over the past couple months, in one of my favorite parts of the Old City. Nice staff. Only down was that the rooms aren't very nice and were very hot since there was no AC in our room, even in the cool season.
Staff is so helpful and friendly, they were the best in all Thailand for us! We liked the central and very quiet location. You can walk everywhere in the city centre from there. Very convenient, very good restaurants close. Room is cleaned every 3 days, which is perfect. Good wifi. We only had a fan in the room but that was enough. Excellent value for money and really good services! Just be careful with mosquitoes downstairs if you eat in the common area, they are quite violent...
Owner is very helpful and knowledgeable. Best points are the good location and the public facilities, such as free water refills, free tea, and a comfortable common area. Rooms themselves are rather dingy.
close to ain gate while being in old city and off the main road so its much more quiet. really nice communal areas. we were in the third floor which lent a great view into the surrounding area. the owner is so helpful ans full of information. lean breakfast with toast cereal and hard boiled eggs but it was just right for us especially wanting to have room for all the thai food and the espresso machine was very helpful making it worth it.
loved this place. great common area with hammocks and beds and tables. free coffee and tea all day. fridge guests can use. the best part was the staff. the woman at front desk was so helpful and accommodated our Kate check in helped with tours and bus tickets etc. room was fine and very hot without AC.
Great stay- value for money”
The place is budget but is great value for money. Staff are really friendly and will help you in any way they can. The place has a great location but down a quiet street so you can sleep. Secure property and safe environment. Free tea and coffee all day. Fridge and basic cooking facilities in garden which was nice for the price. Simple buffet breakfast was an added perk! Wifi is great, staff excellent. All in all a fantastic stay. They also have 2 nice goldfish who they named nick and laura :-)
