Great value for money!”

Host, location and privacy

We loved our stay at Baan Jan Thip and will stay again if we return to Chiang Mai. Opal is very helpful and nice, the location is right in the Old City very close to all the attractions. The rooms are spacious and have the basic facilities that we needed. We really have no complaints! and will highly recommend this guesthouse to any travellers looking into it.

Really friendly and helpful owner”

owner, rooms, atmosphere

Loved our stay here, Opal offers great advice for chiang mai and is really friendly. The rooms are huge and very clean. We organised motorcycle rental through him and it was very simple and efficient. You can use the kitchen to make your own food and hot drinks. Only downside was that it is advertised that it has a pool when there isn't one but for the price and quality of the rooms we weren't bothered. You can always use the pool that is 5 mins away for 60baht each. Located in the old square near south gate, you can just walk for 2 mins to main road and flag down a songathew to markets for really cheap.

Good enough for budget travelers”

The owner (Opal) of the guesthouse is accommodating, the place is located in a silent and not busy area, and location is walking distance from the center.

Our stay in the guesthouse was like being in a home of an accommodating friend. I had requested more than once for hot water for my tea in a vacuum flask and he plugged in the electric pot without extra charge. Opal, the owner and caretaker of the guesthouse is very accommodating and speaks good English. The place is in the inner part of the street and might be difficult to find for the first time as there are dispersing roads. Best is to ask for direction or map. We used the dormitory room for 4 persons and contains basic things (air conditioned room, bed and shower). The only toiletry given is tissue roll and bottled water by request. Make sure to bring your towel and basic toiletries. The location is in a not so busy part of Old City but it is just walking distance from Wat Chedi Luang, Wat Phra Singh and Tha Pae Gate. There are also nice Thai restaurants nearby. The guesthouse is fitted for budget and group travelers.

Great stay”

clean, comfortable, safe

I stayed here for 7 nights and had a very pleasant stay. Opal, the owner, was very kind and helpful. He also speaks English which was great. I was in a single room; the room was comfortable and clean. The guesthouse itself is very safe and in a nice quiet area. It was a little difficult to find when I first arrived. Definitely a great value for the money.

Nice and homey guesthouse, cheap and not formal, located in the south of the city within the walls. Friendly owner willing to help. Ideal thai flavored choice if you don't want a foreigners-packed backpacker environment.

Awesome host, awesome stay”

host, price, location

I booked a private room with AC and a bath. Arrived in town super early not feeling very well and Opal (hostel host) let me sleep in the common room until he had a room avalible. Opal was super informative about the area and the hostel was in walking distance of most Old Town wonders. The common area plays spectacular music in the afternoon/ early evening. The bathroom (I booked a private room with AC and bath) wasn't super clean but that might just be because the owner was doing me a favor in rush cleaning it.

Good service”

Service, room, price

We had a great stay at the guesthouse. A little out of the way from the main drag but very pleasant. The host was very hospitable and friendly. Would recommend anyone looking for a cool place to stay :)

Great Place to Stay”

Clean, Helpful, Family-feel

One guy runs the whole place, and he does a great job. The place is immaculately clean and our room and common space were large and comfortable. It's just the owner and his daughter here, so it has a "family" feel - quiet and easy going - not the place for partiers. Take note - when we arrived the gate was closed and locked - there's a number on the sign out front but we didn't have a phone so we knocked loudly, and nothing, waited, repeat. (He was napping as is normal in Thailand mid-day) He instructed us to please tell others if they find the gate locked and don't have a phone to do the same and knock loudly and please wake him so he can let you in!

Bad booking management ”

We arrived at 7pm and there was a lock on the main door. We "hello-ed" there for 10 mins before the owner, wearing only a towel came out. He had no ideea we had an already paid booking there and none of the 4 rooms were clean. The room is basically in the owner home so you will hear everything that is going on. You will know when he watches tv, when he is having breakfast, when he is talking to someone on the phone. The walls are very thin, so you will be hearing the other guests as well. We left for Pai one day earlier than initially planned and came back to Chiang Mai. The owner was kind and moved one of the nights paid to a later date and told us to write him on Facebook one day before returning. We wrote and got no answer. When we arrived again we had to look for him in the house again. He had no idea we were suposed to check in that day and, surprise, the room was not ready. We went out, eat, went to the post office, got back, but the room was still not ready, so we had to wait 30 more mins. All in all it seems it is really difficult for him to manage the booking and cleaning of the 4 rooms he has to rent out. The price is small for the room, but not the greatest experience. And no outside windows. :)

Great Guest house ”

Friendly owner, quiet location, decent wifi

The owner here is very friendly and speaks very good English. The mattress felt like a wooden board with a thin layer of foam, very firm, just how I like it. It's down a dead end alley so there is very little traffic. The only issue is that the room window faces the hallway so you can hear whatever is going on in the hallway and common area. I would stay here again.

Staff, location & comfort

Had a really lovely stay here! The owner was such a great guy and so helpful! We felt very welcomed, relaxed and safe. The room had everything we needed and the Wifi was really fast. The whole place was very clean and the common area was really relaxing. We really enjoyed our stay here and would recommend it highly to others!

Simple and small guesthouse in a quiet alley close to Saen Prung Gate. 7-Eleven and some local stores, cafes and restaurants in the vicinity. Helpful owner.

Great location in old town helpful owner”

We had a great stay here. We booked 3 nights and when we needed a fourth the owner was very accommodating. We are now leaving to do the Mae Hong Son loop for 10 days and the owner offered to store our extra baggage for free. We will be returning for 4 more nights afterward and look forward to it!

alright for the price. beds are hard, no lockers, doesn't feel so secure with room door being open to outside (and can't be locked until everyone has returned for the day...)

Nice Hostel”

I had a whole room for myself! I could check in early in the morning. That was very kind! The host drove me to Chinatown with the motorbike, when we met accidentally on the way.

The guesthouse is really small and personal. It's a nice atmosphere there.

not recommended”

EXTRA CHARGE us after check in NOISE in the early morning. HOT in the day time. the owner seems does not like Chinese, always told us DON'T DO THIS, DON'T DO THAT as some CHINESE have done before. guesthouse is hidden. No parking.

Cheap and cheerful”

Opal the owner could not do enough for you! Such a friendly guy! Location was really good and the rooms are nice, quite basic but very spacious!
