A pleasant surprise”
I was surprised at just how good Baan K proved to be. Beautifully large, light and airy suites with comfortable living spaces, excellent a/c, large screen TVs, enormous walk in wardrobe and a full kitchen. Location is central yet quiet

I had a small apartment which I found quite comportable. Location is very good near the Lumphini Park, 5 min away from the subway station. Staff is extraordinarily friendly. I will come again next time in Bangkok. However, although the overall expression is fine, the hotel could profit from refurbishment.

Baan K Residence by Bliston: my wife and I stayed here two times, within 3 weeks. We totally agree that the staff, especially Penny (who always smiles) is very helpful and accommodating. Also, its location is very good and convenient. During our first stay, we noticed that this hotel is clean but is in need of some TLC, as upkeep is not what it supposed to be, a fresh coat of paint could do wonders. Our second stay did not start well: 1) our room was either still occupied or not cleaned, & 2) alternative room had 2 broken bed sideboards, which they tried to repair but failed miserably. As a result, we got another room but in the front like during our first stay. There is a great disadvantage as street noise is very evident in the room, regardless if you are on third or eight floor. We would stay here again, only when a room in the rear is provided (a request for a room located in the rear is not a guarantee that you get one). Breakfast has good variety, rooms are spacious and clean.

Well located, clean & spacious but room facilities need checking / replacement / repair”
Wash-hand basin drainage faulty, Air-con remote batteries dead, alarm clock lacking instructions, phone not working. I had same issue with room phone on a previous stay. Small things, but irritating after a long trip. Should be checked & rectified by housekeeping prior to guest arrival. Otherwise acceptable quality of accommodation and value for money. Staff were very polite and helpful but in some instances command of English made communication a challenge.

100 baht for an extra pillow”
This is essentially a guesthouse with zero service. Requested an extra pillow and the employee had to sadly consult a manager and call me back with a 100 THB charge per pillow. C'mon, how petty and non-service minded can management be? It's just a pillow and the whole place is virtually empty. The bed is falling apart, worn (very uncomfortable and old), sheets and towels are very yellowed and thin, corners of room and balcony were filthy dirty. The location is good but way better, cleaner, hygienic and better serviced apartments elsewhere. In addition, front desk staff ,housekeeping or security never wore masks for my entire visit in the midst of Covid-19!

Great hotel in perfect location, excellent service”
we really enjoyed our stay at baan k. on arrival we were greeted with big smiles and complimentary orange juice (very much appreciated after navigating our way from airport in 35 degree heat!). we were also upgraded for free to a larger one bedroom apartment from a studio unit which was great. overall this hotel is immaculately presented. the room was furnished with a large flat screen tv, surround sound system, leather sofa and large comfy bed. complimentary bottled water was restocked in the fridge each day. the apartment was fitted with two heat pumps (air conditioning) - one in the lounge and one in the bedroom. the bathroom is very nice with lovely rain shower, although getting hot water was a little difficult at times... considering the heat though, cold water usually did the trick! free wi-fi is availaible via login obtained at check in. the speed was good, but the connection was unreliable, as you had to re enter your login details on almost every new page visited. breakfast was nicely laid out by the hotel lobby/entrance area and there was always plenty of food available. not a huge selection but good enough to get you going before venturing out into the city. the staff at the hotel were excellent, always smiling and ready to help. we left our laundry at the front desk while we went out one day and came back to find it washed, dried and neatly folded - plus they returned our change from the machine that wasn't used, which we thought was very honest of them. as far as location goes, i couldn't imagine anywhere more perfect to be as you are only 5-10 mins walk from the subway which allows you to get to all the major shopping and restaurant areas of central bangkok. most are only 2 or 3 stops away making a day out extremely hassle free (bangkok has a brilliant train system). this was our first time in bangkok and should we decide to visit again, we would not hesitate to go back to the baan k.

Small yet cosy hotel”
We arrived at around 9pm at the hotel lobby where I supposed we were the last few to check in for the night. We were welcomed by the staff from the hotel with a welcome drink and our luggage were taken care by the security. It took us sometime to locate the hotel as Baan K is not one of those prominent hotels that you could see from far, however, upon reaching the hotel, we estimate that it is probably a 10-minute walk from Lumphini MRT station. We received a FREE upgrade of the room which surprised us but no one will complain when you get a bigger room when you are travelling, right? (: Upon entering the room, we were definitely pleased with what we see; large bed, walk-in closet, living room with plasma tv and sound system along with a small kitchenette. On top of that, wifi usage was given individually to us, probably to ensure that wifi usage was not disrupted when either of us are using it. Simple breakfast to start the morning for us before we set off to various places of interest in Bangkok. Check out was fast and staff are generally attentive. Overall, it was a great and pleasant stay with Baan K this time when we are in Bangkok.

Great hotel in a good location”
we chose the hotel based on reviews on here and tripadvisor and we were not disappointed. we had booked a standard studio for a six day stay. we were warmly welcomed and the receptionist immediately helped us with communications regarding our luggage which hadn't quite arrived as expected. we were checked into a 3rd floor studio which was clean and spacious and we just collapsed after our long flight. the studio was great, and it had everything we needed. we did have an issue with the bed which had an annoying squeak, and the following morning we reported this to reception and after some initial investigation they asked us to move to an alternative room which was one of their one bed superior rooms on the 7th floor. the main difference between the rooms is more space and a separate lounge and bedroom area, with an additional tv and a larger couch. for us the studio would have been adequate but upgrade was a nice touch for the inconvenience of having to move rooms. the hotel is really conveniently located. it's on the edge of the business district (hence quieter), but close enough to transport (5mins walk to lumphini mrt, 10mins walk to saladeng bts / silom mrt) and well connected by road just set back from the junction of rama 4 and sathorn road. the hotel has a tuktuk for free local trips but we didn't use it. the breakfast is adequate but nothing to shout about. hot tea/coffee, milk, fruit juice along with toast, cereals, fresh fruit, sliced meat. there's plenty of it, but it can get a bit repetitive after several days. the hotel has plans to fix this with a new kitchen, and if you need something different one day (or you have an early start) head over to chinese food court in lumphini park - cross the footbridge on rama 4 road just up from hsbc and head right when you get into the park - its open from 4.30am to 10am and has lots of choice. we really enjoyed our stay and would not have any hesitation to recommend baan k to others.

We stayed 1 night at Baan K Residence by Bliston. The reason we picked this serviced apartment was because of its location but it turns out to be exceed our expectation. We arrived at Baan K and was greet warmly by staffs, got our welcome drink, and also got upgraded from studio room to executive one bedroom! The room itself is very modern, fitted with full kitchenette, spacious closet and very clean. The wifi signal is good and the area around the apartment is very quiet which suit what we need. This apartment is only short walk to MRT station (about 5 minutes walk) but a bit far from BTS station (approx 1km away). We took MRT for one stop to the BTS interchange and took BTS to Siam paragon with no hassle at all. Overall, this apartment is really worth it and we will be back here again for sure.

We stayed 2 nights at Baan K Residence by Bliston. This is our second time staying here and the service is still exceed our expectation. We arrived at Baan K and was greet warmly by staffs, and again got upgraded from studio room to executive one bedroom! The room itself is very modern, fitted with full kitchenette, spacious closet and very clean. The wifi signal is a bit jittery this time but still ok and the area around the apartment is very quiet which suit what we need. This apartment is only short walk to MRT station (about 5 minutes walk) but a bit far from BTS station (approx 1km away). We took MRT to Sukhumvit station then change to BTS Prompong station to visit Emquartier with no hassle at all. Overall, this apartment is really worth it and we will be back here again for sure.

An Overview of Baan K”
I stayed in Baan K Residence by Bliston for 5 consecutive days. This is my first time staying in an apartment type of accommodation. I stayed in the One Bedroom. There are 7 floors, 1st is parking, 2nd is lobby, restaurant, laundry room and gym and the rest are floor rooms. The rooms have very fast Wifi and you get Cable TV ( 12 International Channels and 6 Local Channels) Upon checking in you are given a key card to access the elevator which comes in handy when you are out till the night. This keycard lets you access the Elevator in the 1st floor. You are also given a key to your room aside from the access card. Breakfast is located on the lobby level. Children below 15 years are not permitted (unless accompanied by an adult all the time) 7 AM to 10AM. BAAN K offers a peaceful environment located in Bangkok's main business district. It is close to Saladeng Skytrain and Lumpini underground station. They offer 28 rooms all in all with 24 hour security.

We've stayed at many apartments in Bsngkok but I'm so glad we found Baan K. Everything is positive - parking is easy, the welcome is warm, staff are friendly and helpful, in fact, they'll do everything possible to make your stay smooth. Rooms are clean, nicely decorated, well planned and spacious with areas for working and relaxing. (We stayed in a suite.) Bathrooms are practical, beds are comfortable and the walk-in wardrobe is huge. The kitchen is small but functional with everything you need for a short stay. Breakfast was simple but delicious with enough options for everyone. Location is ideal as it's just off Sathorn so not too far from the MRT and a 10 minute walk to the Skytrain. Baan K is fantastic vale for money and we will definitely recommend it to friends, family and business colleagues.

Had a most pleasant stay in Baan K managed by Bliston Hotel recently; room was very well appointed, very clean and spacious too and service was superb from the minute you walk in. The front desk staff was really friendly and courteous and ever so helpful. Buffet breakfast spread was not exactly special but definitely adequate. Location is great as it is near to shops and walking distance to MRT and BTS stations. Being a small hotel with no outdoor facility like swimming pool or spa, I would still give it a 9 out of 10. Highly recommended

Lovely hotel & service with lotsa smiles”
Located at Sathorn area, five mins walk from Lumpini MRT station. Quiet environment, away from the usual buzz in BKK. My parents and i enjoyed my two nights stay at Baan K thoroughly. Great front desk staff who helped us call for cabs whenever needed. They are very knowledgeable in terms of the various tourists' spots. Got complimentary upgrades for both our rooms. Very homely chic room settings with a separate living room that comes with a decent eqquiped kitchenette. Toilet amenities are basic, does not include toothbrushes and tooth paste unfortunately. Breakfast is less than impressive. Basic bread, jam, sandwiches, juices etc. Would be perfect if they have an egg station at least. Breakfast not at all a concern if you have the habit of sleeping in late. . Would definitely go back again. The warm service staff and the comfortable room are big plus!
