We loved this room because it had a small room dedicated for laundry. There is a shared balcony with small chairs and tables for each room. Facilities could use a little updating but only if you are extremely picky. The upside to staying here as well is that you are about a half a block from Feungfah Cafe. They have the BEST breakfast/lunch in Chiang Mai. Overall great budget hotel and we would stay there again!
Clean, peaceful, inexpensive guesthouse in the middle of Chiang Mai old city, close to everything”
Had a great, pleasant time there. The owner even offered me a ride back to the airport (for pay), which was better than taxi. The room was large, clean, had a fridge and all basic amenities, but most importantly, it was comparatively inexpensive, conveniently located in the old city and close to all main attractions, and comfortable.

It wasn't amazing but it was a pleasant stay without any problems except for when the songtaew driver couldn't find the place since there were two exits to Soi 5. Otherwise, it was a good location, close proximity to good restaurants and lovely temples as well as value for money massage parlours.
New GH with clean, spacious rooms, good location”
Good, cheap stay if you do not want to spend to much money. Ideal location in the center. Highest floor has the brightes rooms. The rooms have a fridge shower and a big bed. Strong WiFi signal. The hotel is not far from a bunch of nightclubs and discos with causes quite some noise from loud music and screaming people (tourists) which starts at midnight until 3 or 4 'o clock at night. This can be a draw back in your choise to stay here. Extremely helpful and kind staff. Laundry service.

It's a great choice for Chiang Mai - within the walls of the old city, but in a quiet alley, it is close to everything without the noise. Our room had a little area where you could hang out a few clothes to dry if you are into a bit of basin washing. This was a refreshing change after so many places with signs saying 'no washing in the rooms'. I know this is because they want you to use their laundry service, but washing out a few pairs of socks and jocks is all you need sometimes. The wifi is strong, the shower is hot. Good stuff.
I liked my stay at Baan Nam Sai, it's very centrally located, yet quiet. Easy to walk to any attractions, restaurants, cafes, bars. All the staff were so nice, welcome to help you in any aspects. Would recommend to anyone and for me, if I happen to be in Chiang Mai again, will consider to stay back here again for sure.

A very pleasant time. Room serviced Daily and two bottles of drinking water supplied. A nice warm shower, a good sized fridge and a tv that works. A separate drying area for clothes within each room. Wonderful for dring clothes. Altogether a delightful experience. This is my second stay and I extended for two more weeks as I am having dental treatment. Excellent value.

It's very nice considering the price. The room is clean, staffs are nice and helpful. Location is perfect, only within 10 mins walk away to the weekend market, temples, bars. But it is still very quiet at nights. There are also many good restaurants around the alley.
Just what I wanted!”
Conveniently located in the Old Town, five min from Thapae-Gate in Soi 5 Moon Muang Road. They don't have a big sign outside, so my Taxi driver had trouble finding it, although it's actually quite easy to spot, as it is pretty much the highest building in Soi 5. Owner and staff werse super friendly (no surprises there). Rooms were spacious, well kept. Midsized fridge, drinking water, TV. In typical Thai fashion matresses were rather on the hard side, but I've had much worse. Location is great. Very quiet. But just 2 min walk and you've got all the hustle and bustle of busy streets, restaurants, shops, even Sunday Walking Street. I would definitely stay there again and can only recommend it to other travellers. P.S.: Agoda forces me to rate Food/Dining, even though I didn't try it, so don't be confused by the low rating.
Homely and safe and spotless clean”
Baan Nam Sai Hotel feels more like a homely guesthouse than a hotel but I love everything about this place. It's cheap, safe (CCTVs and secure card lock at the front door), spotless clean, comfy, strategically located in central Chiang Mai (in the Old City) and best of all, it offers great and really friendly service. The hotel is run by 3 wonderful ladies. We arrived late that day at about 12.30am but one of the ladies kindly waited for us and checked us in with smiles and very patiently explained the surrounding places of interests i.e. Night Bazaar, Warorot Market, Sunday Market etc. and gave us a map. Plus, the hotel is only 3 minutes walk away from the nearest 7-Eleven and has many great restaurants and massage parlors nearby. The room is really spacious and has a large laundry hanger in the balcony. It has all the stuff that we need: free wifi, a fridge, a TV with many english channels, daily change of towels, bottled drinking waters, soap/shampoo, and is cleaned everyday. The only small issue we had was the slight sewer smell that emitted from the shower drain once a while. It was bearable and we didn't have to change rooms. All we did was to keep the bathroom door closed. And the electric heater works great too. I highly recommend this guesthouse for anyone who loves a clean and comfy place to rest their souls after all the exploring in Chiang Mai and it's only 20mins cab from the airport.
Very nice hotel ”
this is the nicest play i've stayed in chiang mai. the staff are great; very nice and friendly, and very attentive. they always made my room as i ate breakfast. the breakfasts themselves are. it included and nothing to write home about, but there are plenty of options nearby. the rooms are good value and comfortable. i'll be staying here again in a couple weeks.

we recommend the baan nam sai for the location--near lots of stuff, but still on a quiet street, very helpful and accommodating staff, and generous rooms in size and furnishings...even a refrigerator twice the size of other, more posh hotels. the bathrooms were a bit basic, and the beds a bit firm. good value for the money.
Great location for food & drink”
We booked for only two nights but stayed for four. The owner (Nom) is very helpful. The hotel is close to everything in the old town, even for walking. There are great restaurants near by and shopping is close too. The walk to the night market is a bit far, but tuk-tuks are everywhere, and very reasonably priced. If you are interested in a cooking class there are many just a block away. The hotel is older but the rooms are clean and comfortable - the beds are very typical Thai, very hard mattresses. We would stay here again.
Very nice and quiet - good value for money”
This is a very nice, clean little hotel located in a quiet back lane but only a few minutes walk from the main tourist area in Chiang Mai. The rooms are very clean and although the furniture looks like it is a bit old there is nothing wrong with it. There is a good choice of TV channels and the free Wifi makes the room excellent value for the price. A nice place with friendly staff and I would recommend it to anyone.

Nice hotel in Chiang Mai”
Very nice staff - very welcoming and happy to help. I had a stomach upset, they were concerned and got some Thai herbal medicine for me. The room was large, well equipped, nice big bed, and very clean. Good bathroom - just missing a plub in the sink. The shower was very good. Really happy with the hotel, and the location.

me n my husband stayed here for 1 day.we love this hotel very much.the room was very clean, the owner was very nice n helpful person. it's located in the old city, about 2km/25 minutes walking from the night bazaar, but it's OK because there's a lot of bicycle n motorbike rental near the hotel.we couldn't believe we only paid about 600baht for the nice room. definetely would stay in this hotel again.
Everything was pretty good”
The one drawback was localization near some very loud club. Otherwise it was good price/quality ratio - staff is very polite, rooms are clean, wifi is pretty fast (and I thought there wouldn't be internet connection at all).
This place was perfect. Close to just about everything in the old city, and 25 min walk to the night bazar. The room was nice, more furnished than other places we stayed at for the same price. It had a tv, a balcony for drying clothes, a window, and great staff. They brought us complimentary water and fresh towels everyday. They even went out of the way to get our laundry done in a rush. All of the other hotels we stayed at we're owned by other cultures, mostly Indian. This was the first Thai hotel. They were much friendlier, didn't push us into any tours or mislead us into something we didn't want. The hotel itself is secured through a main entrance door that requires a pass card, while they also close the driveway gate at night for extra security and deference for hooligans. Next time I come to Chiang Mai I'm saving time and just staying here.
Well worth the money spent”
Even though it is called a 'hotel', but don't expect too much - there is no breakfast, no bellboys, no lifts/ elevators. Since I only expect the very basic such as a clean room, a comfy bed and a functioning air-cond, Baan Nam Saai was well worth my money. I checked out at 10.45am and left my luggage with the staff. The only complaint was that my request to use a (public) washroom was declined when I went back to get my luggage at 3.00pm, before heading to the airport.
