I know that place from some friend that is cheap,beautiful and clean.I don't believe but when I arrive ayutthaya,I don't know way to guesthous.I walk to temple and find rajaburana temple then we saw restaurant opposite temple and sign of Baan one love guesthouse.I go to that restaurant and ask staff "where is the guesthouse?" very surprise,several staff hurry up to help me take bag and send me to restaurant,not far from restaurant,I can walk but they use big car send us to guesthouse...2-3 min. we arrived ! very good location,beautiful and very clean...I had problem in my room because we miss understand that we booking for air condition room,but we got fan room...my husband so angry but staff call to boss and chang room for us...we pay more 100 b./night...we impression for staff very much...we hope if we visit ayutthaya again,I must go to see her at guesthouse...and stay in Baan one love again...My reccommend if you arrive ayutthaya,you can request car pick up from guesthouse...free

I know this place from my friend in Thailand,at first I don't believe that my friend tell "good guesthouse"but after we arrived ,It is surprise for several thing.In room not to big but clean and beautiful,shower set and towel in clean shower room.In my room had bicycle rental(not pay)for tour around ayutthaya.when we back at night,all staff warm welcome when we back.In guesthouse had map and free guidebook for customer.I plan to visit ayutthaya again in next year.Important if you come to ayutthaya by train or bus,don't believe in tuk tuk driver that invite you tour in expensive price...and if you arrive in day time,you can request transport from guesthouse...It is best choice for you....

Very impression at Baan one love,surprise for japanese owner,friendly staff,all in guesthouse very good.Very good service from staff and before you arrive,If you arrive ayutthaya by train or bus,You can take tuk tuk car but don't believe them if there invite you to tour because very very expensive...when you arrive guesthouse you can rental bicycle or call other tuk tuk only 150-200 hr/car/trip (not per person)...Best suggestion from staff and you can ask staff for tour or free guide book and map...We are very impression for beautiful girl and big guy ,surprise for her,she can speak japanese,english and chinese in very well...best choice for tourist at here

i stay at here on 15 nov and arrive at night time around 12.30 am so we mistake way and no one that i can ask,so i call to owner of baan one love in that time,i am very happy because she answer and tell me way to baan one love very easy and well.it sleep time but i am not feel that she angry anything.when we arrive front of hotel around 1.00 am.we don't have booking before so she reccommend we booking by agoda at websit by help from hotel staff that cheaper than booking by hotel...i stay 1 night but we feel friendly very much.one surprise in my room service for shower set,towel and free bicycle rental for guest ....i hope to visit there place again...

Baan Guesthouse was a pleasure to stayat. They offer free station pickup if you call their number. You canrent a bike for about 50 bhat a day which is recommended way to get around different temples in town. The place we svery clean, room was big with two ceiling fans. Food served was good, breakfast a little basic but not a concern. Staff very helpful, although limited English there is a sign on the wall to call English speaking staff between hours they are not there and they ring house to speak with you. Chances are you won't even need to. Baan One Love is a wonderful stay and would recommend it highly.

Clean,beautiful,charming and best service from local staff....everything better than other guesthouse....I am feel that I am vip customer....good and nearly everywhere...one thing that I want to tell to tourist when you arrive ayutthaya ,don't believe in tuk tuk driver that invite you to tour around,because they find money more expensive...you can find bicycle,motorcycle or other tuk tuk when you arrive guesthouse.
The room was great for the price, very spacious and clean. The staff were wonderful and friendly. The main contact, Ms. Ammy, spoke English very well. We rented bicycles from Baan One Love and explored the nearby ruins. The location was very convenient!

This place was a gem in Ayutthaya... very friendly staff let us check in early and leave our stuff late the next day. Everything was spotless and very beautiful. Comfortable bed and warm shower in our ensuite. We were able to rent bikes, but there are lots of other rental places around. We also got an affordable lift to the train station. great location! thank you.

Excellent stay very close to the Ayutthaya Historical Park,Wat Mahathat and Wat Ratburana.If the weather is kind you can walk to all sites, Wat Mahathat and Wat Ratburana are within couples of minutes, you can actually see them from window. Hiring bicycles is a good way but I walked it off,pretty convenient. Rooms is big enough, comfortable, clean toilets.
Everything you need right close to where you want to be”
We stayed in the budget room with the shared bathroom, and despite being a windowless box, it was cherry and comfortable (they did good work on the decor). The bed was comfortable, and we had two ceiling fans and an aircon (!). The shared bathroom was, well, not very clean. And I went in right after the cleaning staff did their thing - it was half-assed at best. Bring your own soap and shampoo. It would have been nice if there was a pump soap in the bathroom. Good things about this place - you can store your luggage and take a shower after you check out so you can spend a day sightseeing before departing. I never ate at the cafe downstairs, but the restaurants nearby were great. Staff were kind and helpful, no problems checking in or out. Tip: there's a water bottle filling station across the street so you can refill your 1.5L for 2 baht instead of buying a new one at the 7-11.

Baan one love was great, the staff was really kind. The night male staff member is a sweetheart. I noticed a lot of people coming in and getting frustrated with his lack of English. But he does try and he's actually very sweet if you give him a chance! All the staff members were wonderful. Happy with our stay! We never ate there because we found it expensive but Old City coffee is close by and awesome! Side note- be aware of a dog heading to the main road to the ruins. He is aggressive. He will bite. Be cautious or take a different route.

It's ok, we've got the reciptionist and all one to help and suggest every thing, when i ask them. The sevicing's very good there're the bicycle to ride around the ayutthaya Island too. this's the best place for me.
Great Atmosphere ”
One Love had the friendliest staff willing to help you with whatever you will need. VERY good location--close to historical park and plenty of places to eat. Food at One Love was delicious and you can rent bikes here for 50 Baht if you want. Would highly recommend and would definitely go back.
Great location, basic bed, good air con &wifi”
Pleasant stay, nice staff who also do massages, close to the main attractions, bicycle hire 50B. Beds are typical Thai hard mattresses, air con was great. But it was quite hard to find at night. Near Wat Mahitat look for a blue road sign on the Park side of the road, it will say Baan One Love and point you down an unnamed Street. Keep walking until you see a big yellow sign on a second floor on the right hand side of the road, about 400m from the intersection! Enjoy your stay.
Lovely place to stay”
A lovely stay with very friendly staff. The massage by the ladies working their was absolutely amazing and the bike hire available was really convenient. Very clean rooms and when i arrived I was upgraded from a fan to air conditioned room at no extra cost. A fantastic place to stay!!
A disappointment comparing with Somjai Place which is one Km from here. Internet not working in room, had to go down stairs to get just OK internet, no cable TV, no free water, no fridge, no furniture only hard bed, one table & chair. Paid same money maybe only $1.00 different to Somjai. I think I'm wasting my time trying different places in Ayutthaya and go straight back to Somjai when stopping here in Ayutthaya.

Best stay ever !”
I loved my stay there, so far it has been my best stay in Thailand. The owners are a very nice couple, so easy to talk to and caring ! The place is clean and comfy, I really could have stay longer ! You can have long conversation with the owners, they are very interesting people ! They have a farm not far from Pak Chong and I had the chance to taste their delicious fruits at breakfast :) It's 1min from the night market and very easy to rent a motorbike to go to the national park where you can enjoy beautiful scenery and see some wild animals. I really recommend staying At Home :) it really felt like it... Enjoy your stay !
Terrible welcome but great value for money”
The receptionist that were and duty when we arrived got very unfriendly and rude when we wanted to check out the room before making a booking. He wanted almost double the price than the one Agoda required and he got very unpleasant when we chose to make our reservation through agoda. We ended up having to call agoda customer service to be allowed to check in. But after a call from the receptionists very apologetic, english speaking sister, the rest of our stay was without unpleasantness. The room was nice but could have been cleaner, the airconditioner sounded like a autumn storm and there were no normal sheets on the bed. The pillows and bed was hard and I i don't know if this was the case but the bed linen felt unclean and looked stained. We actually ended up sleeping in our travel sheets. No sign of bedbugs though. We didn't get the bottled water that were supposed to be included and had to ask for toiletpaper. None of the staff on site spoke English so the communication mostly went through hand gestures and when this wasn't enough we got to speak with the very friendly English speaking lady on the phone. Even though the unsettling welcome and the things mentioned above it was good value for money and we had a good stay apart from the very unpleasant first night. Two good tips is beware of the stray dogs that can get a little aggressive when night falls and make sure to stop by the small cafe that's located at Naresuan Road. Amazing drinks and deserts for no money at all.
The location is good, basic but clean and comfortable rooms (aircon room). Arrived to hotel late, so had some problems to explain the staff guy who almost didn't speak English that I have booked a room there. Actually, although the note on reception says that only night shift staff can not speak English, I never had a chance to meet anyone in this hotel who could speak other language than Thai. Wi-fi connection was disappearing all the time in my room. Food in the restaurant was not cheap, but not bad.
