baan pra nond so happy to have stayes at baan pra nond baan pra nond is a beautiful boutique hotel, designed with great eye for detail. every morning a decilious breakbast is served, a different dish every day. but the best thing is the lovely staff. i loved our daily chats and the great tips! other advantages: - it is easy to get around from baan pra nond. the sky train is two minutes away, the river boats are a ten minute walk away. - the hotel had a beautiful garden with a swimming pool. possible disadvantages: - the hotel is on a busy road. when the air conditioning is switched off, one can hear the traffic. from midnight till 6 a.m it's a lot quieter.

We have stayed here before and we will continue to go back. This bed and breakfast is so quaint and cozy. You feel really taken care of and the staff is incredibly friendly and helpful. We love the decor and feel very at home here. We also love that there are only 9 rooms because it feels small and safe and relaxing. The skytrain is a 5 minute walk away and it is easy to catch a taxi right outside the hotel. We were actually extra-happy during this stay because we were upgraded to a grande deluxe room, which was a great surprise. We live in Bangkok but like to stay downtown every once in a while as a "getaway". We will continue coming back to Baan Pra Nond, for sure!

We stayed at the Baan Pra Nond on the tail leg of our honeymoon and liked the place so much we plan to stay there next year on our return trip to Bangkok when we will do and see the things we ran out of time to do this year! Tasma and Jason are very nice friendly, welcoming, and helpful hosts. We have stayed in many places in many countries and the Baan Pra Nond rates highly. Tasma and Jason will go the extra mile in making you feel welcomed and are happy to give advice on guidance on what to do and see and how to avoid tourist traps and rip offs!

Amazing hidden paradise in a prime location”
I've lived in Bangkok for over two years now and I work in the travel industry. It's not every day I come across a hidden gem - and Baan Pra Nond is definately one. You get off Surasak BTS and within 5 minutes, you come to a gate that looks like (and is) a view into a traditional Thai house that is fully restored into a small B&B. A little garden with a pond and spirit house makes you instantly aware that you are in Thailand. The main home which houses a lounge and the dining area is welcoming and beautifully decorate with historical paintings and tells the story of the home. The rooms are simple but clean and, again, smartly decorated. Modern furnishings like the flat screen help. Staff was very helpful. And the small swimming pool is a nice like touch that would be perfect for relaxing after a day exploring the city.

The Sanctuary in the Hustle and Bustle ”
everytime i go to bangkok, i will choose a special place to stay at. rather than 5-star hotels, i usually stay at small boutique inns or hotels and try to have a special experience. this time, i was staying in baan pra nond. it was a very hot day ( i heard that the day before was the hottest day in bangkok this year). i luckily found the inn with limited thai knowledge. you can tell the taxi driver that the inn is near surasak and it's on charoen rat road. when i stepped into the house, it seemed like i was back home. it was quiet and peaceful. a staff c(hudson) ame and welcomed me with a cool welcome drink- a milk tea with a freezing towel. it was a welcome of a luxury hotel! then he chatted with me and asked me to fill in a form. it was hot in the living room though since they did not switch-on air-con there. my room was on the 2nd floor. it was not that noisy as described by previous comments. the room was clean and cosy. i love the bathroom which allowed daylight to come in. the bed was very comfortable and compensated the fact that the room was a bit small. the next day, i met with the owners who are a couple. they made breakfast for me and chatted with me about my plan on that day. of course they gave some very nice suggestions. overall, it was a special and nice experience. if you have been in bangkok for a lot of times and just wanna take a break in a quiet place, you can stay here and have a different experience.

This is the place where I am looking for among the modernity and busiest Bangkok which gives family and personal touch that I can not get from any other network hotels. the owners and staff are attentive and full of care of me during my stay and the most I admire was they prepared my breakfast box in for the anticipation of my early morning departure. Cute, comfortable and lovely”
baan pra nond is a lovely refuge from the hustle and bustle of bangkok. you enter the gates and you're welcomed into a little garden filled with the sweet smell of jasmine. the building is full of character with large shutters and dark wooden floors. tasma, the owner is informative and friendly. the room i stayed in was large and comfortable with a beautifully done bathroom. the shower was powerful with lots of hot water. location-wise, it was convenient and close to restaurants and the bts. unfortunately, this being bangkok, you can never escape the noise even at night but ear plugs are provided for a good night's sleep. overall it was a comfortable and lovely stay. would definitely stay there if i'm ever in bangkok again.

Historic building and warm staff”
the baan pra nond b&b was very relaxed and pleasant. the room was clean with a western bathroom, and nicely decorated. called ahead on arrival as we got in quite late, and they were waiting up for us, unlocked the gates and served refreshing iced tea while we checked in. breakfast in the morning came with everything including fresh fruit and oj and was delicious. it is close to the metro though a little awkwardly located as you have to cross a major intersection to get there. it was still quiet at night and they have a beautiful garden in front. overall a great place.

baan pra nond b&b has loads of character and charm. a beautifully restored colonial villa conveniently located in central bangkok with good access to public transport (surasak bts/skytrain station is nearby). with only a handful of rooms and guests, this is a very personal hotel experience.

Great location and perfect hosts”
We stayed at Baan Pra Nond recently for 2 nights. Location is fantastic with easy access to CBD and all the main tourist areas. It is situated between two busy roads but we had no problem with noise whatsoever. Breakfast was fab and they even made us a take away breakfast on the morning that we left very early in order to catch our flight. A lovely touch. We would definitely recommend.

Wonderful stay at Baan Pra Nond”
I really enjoyed exploring Bangkok using Baan Praa Nond as home base. The location was convenient to the BTS and the traffic noise didn't bother me. Crossing the street at the closest intersection could be scary but no worse than other large Asian cities. I found Jason, his wife and staff very sincere, helpful and caring when I didn't feel well. My room was clean and plenty if towels were provided. I loved having a delicious surprise breakfast every morning in the beautifully decorated breakfast room. The whole place had a quaint charm to it. It was truly an oasis in the heart of Bangkok.

Very nice hotel, make you feel at home.”
Very nice and pleasant stay at Baan Pra Nond B&B. Owners and staffs are friendly, always there when you need help or advice. The only downfall is that there are no traffic lights/sign for people crossing the road to where the BTS Station, it's difficult for tourist like us to cross the road. But overall it's a nice and cosy antique house which I will recommend to my friends.

Beautiful old house and welcoming hosts”
Baan Pranond is a lovely old house just down a bit and around a corner from the Surasak skytrain stop. It's an excellent location to get out to explore, yet a calm, serene oasis for your return. Hosts Tasma and Jason are attentive, knowledgeable and friendly, showing an interest in their guests and their guests' needs. As a single parent travelling with an inquisitive, active boy I was a bit worried that I might need to reign him in - however, he picked up on the vibe (and the hosts' new puppy) and loved his time there. If you are sensitive to traffic noises, then you might need to make use of the earplugs provided. The house is between two expressway overpasses - but it's the street in front itself that is the noisiest. Our room was close to the front, but we had no trouble sleeping. All the rooms have double-thick windows and door insulation, which mutes outside noise and makes rhe aircon quite efficient! The beds were comfy; TV helped for the rainy times and the swimming pool would also be great for a relaxed afternoon cool-off. Some of the rooms also feature a private balcony/porch. The entire house has been beautifully restored by the owners, with interesting little details. In short, it is a gem! Breakfast is a set meal with your own pot of coffee or tea. We had breakfast quesadillas, awesome French toast with carmelized bananas, and other yummy dishes - with different fruit each day. We will be back!

Very lovely bed and breakfast with just maybe 10 rooms. Staff are great. Very helpful and friendly. We got a welcome drink. Hassan night porter lovely and friendly man. The breakfasts were not to big but not to small. The pool is very small and unortunately for the hotel owners a highway had been built right above the pool and hotel so it could be a bit noisey. It didn't bother me as it is Bangkok after all but eat plugs wre provided. It's very close to Surasak BTS station. Use coordinates from previous review

Sleepless in Bkk”
I am very sorry downgrading Baan Pra Nond B&B. The staff is so kind, the building and the garden are great and charming. But the location btw. two busy roads is horrible: The edge of the Si Rat Urban Network Expy toll road is only 15 meters straight above the garden and on the other side leads the Thanon Charoen Rat, an eight lane busy road. I stayed there at a weekend and believe me: the traffic never drops and you hear and feel the traffic in the rooms without any breaks; in the garden it is much more worse. I know a lot of hotels in Bkk that are by far more quiet. Sorry for that nice building and the great staff but I won't book the Baan Pra Nond again. BTW: Don't follow the map on Agoda (completely wrong)and even Google Earth doesn't show the correct location. Please look for coordinates: 13°43'02.32" N; 100°31'10.58" E.

Boutique Hotel in Bangkok”
This B&B is one of the best I've ever stayed in. The owner waited up for us until 2:30 a.m. for our flight to arrive! AND she was nice about it. Breakfast - Extremely good and wholesome, you wouldn't get a better breakfast anywhere in the world, let alone Bangkok. The bread is amazing, and the fruits are fresh and well-presented. The owner is very helpful and will answer your questions. And if she doesn't know, she'll look it up on the internet. (I asked her about a Mexican restaurant, and she looked it up right away.) Room - Much better than a hotel room. Ours was a basic, small room, but it was so clean and welcoming. The decor is fabulous. It had a fan as well as an airconditioner. You do hear the traffic if you have your airconditioner off. The t.v. has good English channels. Location - It's a bit far from everything, but there is a skytrain station across the street and the riverboat is about a 15-minute walk away. It's an okay trek for anybody else, but I had a mobility issue that prevented me from going up and down stairs.

Really friendly, peaceful environment”
This was our last stop of a two week trip. My adult daughter and I took full advantage of the low cost housing/hostel options in Thailand which made this stop all the better. The place was very clean, nice hot shower with good pressure, good wifi, and a very peaceful environment. That being said, Bangkok is a very loud and busy city and while we were in a great location for site-seeing, we were on a busy street and the traffic noise is loud! The air conditioning (which worked great) provided enough white noise that I slept like a baby in the very comfortable bed but other guests had more difficulty. The staff is really kind and helpful and even woke up early and provided us with a box breakfast when we had to leave for the airport at 4:30 am! I would definitely recommend this bed and breakfast.

A gem in the middle of Bangkok”
Even though I arrived at 4:30am (taxi driver got lost,a common thing in Bangkok), I was greeted by a friendly guy (in charge of the night staff) and he did all he could to get me comfortable. Every morning I was greeted by the friendly staff and a 5 star breakfast (from waffles, to paninis to sandwiches and freshly brewed coffee and juice) that lasted me till way over lunch. When I needed a cab they helped me and gave me fantastic tips to where to eat (do try Royal Thai Cuisine) and where to go! When I arrived the wifi in my building didnt work well, so they moved me to another (even more beautiful and spacious) room and I could work when I got home at night. At times, I was a little noisy, but as soon as I got in my room and switched on my AC, I couldnt hear a thing (ear plugs provided for light sleepers). On my last day, I even got a breakfast box as I left earlier then the time breakfast was served! I'll def stay here again and recommend it to anyone!! Thanks for a wonderful few days!!!
