Smells of cats everywhere ”
We previously have stayed many times at the guesthouse about 3 years ago when it was owned by a Thai lady and loved it. Upon returning this time we chose it again and we sooooo disappointed. From the moment you walk into reception all you can smell is cat urine. Disgusting.. as we were only staying one night we stayed but left early the next morning. Cats sleeping outside your door, making noise.. the balcony area had filthy cigarette butts from previous guests, dirty and not clean. the bathroom needs attention, paint peeling off the walls and mould where it has come off... only good thing to say was the air con worked great. nothing else... we will not be back...DO NOT STAY HERE.
Very loud neighbors and the breakfast isn't good”
The walls seem to be paper thin at this place. My neighbors watched TV all night long and I could hear every word of their National Geographic documentary. If you're a healthy eater, then this breakfast will not suit you. They offer an egg, white bread, and sausage with milk. No fruit or vegetables. After the first day I asked them kindly if they could provide me a fruit or anything else. The next day there wasn't any other options for me. The staff seem nice but honestly they don't speak any English so there is a big language barrier.
Very friendly family-run hotel ”
We spent the best part of a week in this place, and enjoyed it. It's easy to get from the hotel to the old walled city of Chiangmai (Sunday market). One thing they could do to improve things is make a bit more of an effort on breakfast. Criossant served cold on the same plate as fresh fruit, for example, is not a brilliant idea. But that's a small niggle. Overall very happy with the place.
Very Comfortable Place”
This will be "Our Place" anytime we visit Chiang Mai, Thailand. We are recommending them anytime we are asked aboout accommendations. Staff was wonderful, room was beautiful and the location is perfect & the price is absolutely reasonable. Warning there is no elevator so if you cant do stairs, keep this in mind. We were on the top floor but didn't mind the stairs at all. Internet connnection was terrible on the top floor but great on all other floors. Not a big deal for us because we were able to disconnect for our vacation. We will go back and request to stay on the same floor in the same room, We loved it. Staff (Faye) was extremely helpful with maps and any other information we needed. Thank You Ban Kong Rao, You guys were wonderful.

I loved staying at BKR. The location is good, the services are good, the staff outstanding. Each day you see the owner doing some different artsy creation sometimes with flowers, sometimes fruit and other times beads. She is just lovely and so helpful. I never had to worry about anything because she always had the answer or an idea. Ying who works there greets you each morning with her bright smile and always wants to get a cup of coffee for you. She makes simple (but delicious) meals for you whenever you like, and is always willing to help in any way she can. I was so worried about bugs in rooms etc! Never saw one! The rooms are so well kept. The location is good for street eating, massages and simple shopping. Just a short tuktuk ride to the night markets! Not only will I visit my Thai family again, I am already planning my next trip! This is the best home away from home ever!
I couldn't have wished for a better place to stay. The service, staff, accommodation and local information (plus excursion bookings) were all we could have wanted and more. We loved the room, garden, service, food...EVERYTHING!!! Need we say more???
Nice B&B, too far from city centre”
Good value rooms. Rooms are spacious with big beds, lots of wood, good air conditioning. Everything works incl. wi-fi and they have very nice roof terraces as well. Next time we would stay in a hotel/b&B closer to the city centre though as we found it hard to get to there. Very busy road that you'll have to cross.
Very nice, hard to find.”
The setting and the room were fantastic. Very comfortable and clean and good value. However, it took me 2.5 hours to get here from the airport. The taxi driver dropped me off at the wrong place. Then I had a tuk tuk driver who also couldn't find it. (I had the address in English and Thai). Then a lady drove me around on a motorbike and after asking several people, she finally got me there. This may just be a Chiang Mai thing, nobody knows where anything is, but it seemed this place was especially hard to find! Otherwise, my stay was great. It's a little far from town but maybe 15 min walk if you don't mind that.
I stayed at 3 different hotels (in different cities) on my trip and this was by far the nicest. It is very well-kept and super-clean. They have a restaurant (that will even deliver food to your room) with reasonanable prices. A/C is great, plenty of hot water in the spacious shower, cable TV, comfy beds, bottled water provided daily. Basic amentities like a 7-11, ATM, laundry, restaurants, shops, yoga studio are less than a block away. The only downside to staying here is you should rent a bike or be prepared to walk several miles everyday if you're hoping to explore the inner city or night bazaar. Alternatively, taxis are maybe 100 baht one-way or you can hire a car to tool you around at 300 baht for a half-day. (Make sure to peal the label off your water bottle as it has the address and phone number - many drivers don't know this location.) Tours will pick you up from this location as well. I highly recommend this hotel if you are looking for a charming boutique hotel and don't mind being a short distance away from touristville.
Gorgeous place, decent service”
This hotel is beautiful and very well-designed. The rooms are large, lovely and clean... they even have their own balconies. I found the location to be inconvenient in some ways (about a 20 minute walk to the old city) but the upshot is it's very quiet and chill. I didn't find the service bad, necessarily, they just didn't seem too eager to help with any questions I had. No big deal though... overall this place is a winner.
Nice & Cozy small hotel”
hotel locates in good area, easily access to chiangmai center. the hotel is well decorated with good / clean room. we find ourselves satisfy with this decision. very suitable for a short stay for business or visiting friends.
Clean Guest House”
I would come back there. Clean Aircon rooms in an area full of street food and restaurant. the only minus is that the staff are Chinese that do not speak English or even Thai so I was not able to communicate to ask a late check out. I had to book an extra night just to extend few hours. I m sure they would have agreed a late check out but they couldn't t speak Thai or English
Nice & clean”
It's a very cheap yet clean hotel. Good for solo travellers. Some good cafes are very near to this place.
Fine Stay in a Quiet Neighborhood”
The room was spacious and fixtures were simple. The included soap and a toothbrush with small toothpaste for amenities, which was a nice touch. We liked the location because we felt like we were among locals and less likely to run into tourists and expats. Upon entering the room on the first floor adjacent to the lobby, I could tell someone had been smoking in it. I thought the rooms were non-smoking, so I was surprised. We asked to be switched to another room, and unfortunately, the hotel was sold-out so we were stuck. I noticed the screen door of our enclosed patio was broken when I went to check out the patio. I raised it to the attention of the staff, but I don't think she understood what I was telling/showing her about the sliding screen (or maybe she really just didn't care). There were several mosquitoes in the room, which led to an uncomfortable night's sleep. The staff did bring a coil when we complained, but I ultimately, I had to sleep with bug spray on. It's a fine place but I would probably not stay here again.
Very noisy rooms, far away from the inner city”
Most of the staff does not speak English. The non-English speaking staff was rather unfriendly and could hardly be convinced to help me at all. The rooms are OK but VERY noisy at night. The street directly in front of the hotel is quite busy at night. There are lots of scooters and tuktuks at night and some of love to accelerate in front of the hotel, which makes quite a lot of noise. The walls are thin and it made no noticeable difference if the windows were open or not. The bed had a good size but the mattress was as stiff as a brick. The same can be said about the pillows. The TV programm was good. The hotel is about 15-20min walking distance away from the inner city and most tourist attractions, proper restaurants etc. are too far away to walk. Wifi was available downstairs but not in my room on the 4th floor. The connection was slow but OK. I booked a 2nd stay in advance with agoda but tried to cancel it during my 1st stay. Although the cancelation was 10 days in advance, no refund at all was granted. They told me that they did not get the money from agoda yet and they also have to pay a commission to agoda, so no refund was granted. All in all I would not recommend this hotel.
Comfortable Quaint Guesthouse”
Room is nicely done up and well cleaned by the hardworking housekeeping staff. The location is off the Old City, and you have to take a tuk tuk if you want to visit there. The staff are friendly and will give you tips and pointers on the places that you want to go. Overall, a good place to stay in. Do prepare money for the tuk tuk rides that you will need to go around Chinagmai.
Great value for money with a tiny balcony as an added bonus. Nice breakfast and clean, compact rooms. It's fairly far from the centre of town so you would be best off hiring a bike.
