Above average
The woman at the reception desk didn't say a word to me as I checked in and there were obvious blood stains on the sheets in the room. Decent breakfast, however, and the older man in the staff is very cheerful and courteous.

Great stay
We crave for authentic local guesthouses everywhere we go, especially in South east Asia, and this one ticks all the boxes. It's run by a lovely family that smileys all time and wants to make sure you are happy. All my emails before booking were replied within 2 hours. the bedroom was huge, clean, with air con, fan, good pressure on the shower and 2 windows. The breakfast was simple but good with a choice of baguette or toast with eggs the way you like it. It felt comfortable and safe and it was quiet . It definitely had the feel of a guesthouse rather than a hotel, even during breakfast we always end up talking with other travellers which was so good... There are hotels with swimming pools nearby where they let you in if you buy some food. It's 15 min walk to Pub street or $2 on a tuktuk. Speaking of tuk tuk: Mr Khunna that works with Kun Bao was fabulous and so patient, we were in some temples for hours and he never got grumpy, we loved Mr Khunna, best tuk tuk driver in SEA.

Great service
Very nicely located with a wonderful helpful staff. I stayed in a single fan room for one night only and it was very cheap and yet I was offered a breakfast included to the price. AMAZING!

Solid guesthouse with charming people
Bun Kao Guesthouse ist not new or fancy, but there is a warm atmosphere due to its charming owners. They really provide great service, whenever you need anything, they will help you. The included breakfast is not elaborate, but it seriously was one of the best omlets I ever had in Asia! A great asset are the common space balconies where you can watch the sun go down. I can definitely recommend to stay there.

Good sleep for 2 nights
I stayed in the mixed dorm room. The fan worked fine to get some sleep. The shower had hot water. Everything was ok.

Peaceful guesthouse run by friendly family
Quiet and peaceful guest house run by a friendly family. Mr Kao is always ready to help answer any queries. Bus or tuk tuk or temple tour booking can be done here which is usually cheaper than what I was told on the street. Its not too far from the main areas of the town. There are a few other hotel/guesthouse nearby too, so if you find one full or not to your liking, you can walk into next one. This guest house is a bargain for the price I paid. Note: The family keeps the guest house very clean, but don't forget to hang the 'clean my room' sign outside your room, if you want it to be cleaned too.

Location, price
Best location, worth the price, the room is not that clean though it's so dusty (keep on sneezing the whole time) and a lot of mosquitoes
