Great location!
Stayed with a friend two nights prior to our cruise. Took a train from Rome and we were able to walk from St. Lucia train station to hotel without too much difficulty although the bridge with two suitcases can be challenging. We had a private bathroom which was large with an excellent shower. Beds are not the most comfortable so don't think I'd spend more than two nights. Vaporetto and grocery store are around the corner from the hotel. Breakfast was disappointing. The coffee was not drinkable and the selection was sparse but the croissants were amazing. The People Mover is steps away so it's very easy to get to the port from this hotel. Already booked my stay for pre-cruise next November.

Absolutely perfect
We LOVED our stay at Sant'Andrea. It was close enough to the train station that we could walk (with a lot of heavy bags and a baby). It was far enough out of the main drag that we weren't surrounded by tourists, but at the same time it was close enough for us to have a nice walk to St. Marks. Conversely, there was also a water bus station right outside the hotel, as well as a big super market, which was great for us to buy fruit and snacks. The breakfast was lovely. The staff was friendly. We were able to store our bags until late afternoon. The building was very nice, our bathroom was EPIC! And everything was clean. We would absolutely recommend this place!

Good value
The staff are friendly, the location is near the train station as well as the boat stations. However, do be aware that there are some rooms which come with shared bathroom.

Good hotel but...
The hotel is nice and well maintained. However, one of the twin bed was very noisy and needed to be fixed (loose bolts probably). The reception lady told us that she mentioned already the previous week and was surprised nothing had been fixed. She said she will arrange it within the day. When we came back in the afternoon, she said that the handyman was absent and she would send the house keeper by 2.00 pm. He never came. To my opinion all she said was bullshit just to keep us feeling that she tried something to satisfy us. The hotel is well sited just at the meeting point between land transport from mainland and water transport to the historic city.

Good, inexpensive, no-frills hotel with character
Friendly reception staff, clean, good value
We stayed one night and were very comfortable. Anna at reception was lovely, advised local attractions and routes. Room was basic no-frills but clean with large bathroom, great for inexpensive place to sleep after sightseeing all day. Nearby bells only rang once at 8pm, not a problem. Not far from train station, and within walking distance to main attractions. Breakfast was included and quite good. Has a lift. Overall a great hotel if you want to save money and don't need pampering.

Poor service and less than basic facilities
It was clean.
It is the worst B&B we have ever stayed in, and would not recommend it. It is next to a church/convent and so the church bells ring a lot, more so on the weekend. There are signs all over the canteen not to take food or refill your water bottles, a bit military if you ask me when the hotel is not giving you your money's worth. Breakfast was not of a good standard, and the male guy at the front desk was extremely rude. It is not your typical terrace style terrace on the water, it is a random building on the water and is not what I was expecting of the 'Venice experience'.

Affordable, Convenient and Quiet
An affordable place to stay but don't expect too much. It's quiet as it is away from the bustling streets. There's a supermarket nearby.

Because I had a 6am flight from Marco Polo airport I changed my original St Marks Square hotel to this which is right in front of the last waterbus stop, 100m from the bus stop and 250m from the train station. You can get a taxi to the airport from the bus stop (20m 40euro set price compared to 120 euro for a water taxi). The hotel is 3 floors with a very slow lift (for safety reasons as there is no inner door) and the room was basic, no tv, a desk, bed and small barely adequate air conditioner. The single bed creaked and groaned and wasn't comfortable. The bathroom however is modern and huge which is probably dictated by the fact this is a converted monastery. Breakfast was adequate but nothing special. Being at the end of the waterbus line but below the level of the motor bus station the area is quiet as the last waterbus stops at night one stop earlier. If you need to get to the Airport early or to a cruise liner this is a very good choice because it is only a 30 min ride on a waterbus to the center of Venice and St Marks Square
