great price, great views”
this was a great little find. it can be challenging to find a quiet place to stay inside the city that doesn't have traffic noise. this place is just far enough off a main road so it's fairly quiet. i stayed , which is a great room. the shower is in a separate room from the toilet and sink, and it's actually quite special. the wall in the shower that faces the outside of the building only comes up 2/3rds of the way, so you a bit feel like you are showering outdoors, yet it still feels very private. i also enjoyed the fact that because the wall was open to the outside, i could keep the shower room door open and the sliding glass doors open on the other side of the room and get a great breeze throughout both the day and the night. kept me from having to use the air conditioning at all (a bonus if you decide to stay for a month like i did). there's a fridge, tv, closet with full-length mirrors on the outside of it, hot water, and a western toilet...and did i mention a balcony?? the balcony really is the best part about this room. not all rooms have them, so if you want a balcony, be sure to ask. the nice thing about this hotel/guesthouse is that it has a variety of room options to fit different budgets. it's also conveniently located. it's right across the street from wild rose yoga (for those who are into that sort of thing) and right behind chiang mai gate market. there's a bank and atm right around the corner (about a 45 second walk from the hotel). getting there can be a bit tricky and not all taxi drivers will know where it is. tell the driver it's behind chiang mai gate market off of phrapokklao road. once the driver turns onto phrapokklao, look for a purple and gold colored bank sign on your left. that small little road on your left by the bank is soi 4 and bupatara is down the first tiny alleyway on your left once you turn onto soi 4 (there's actually a blue sign that lights up at night on the corner of this alleyway). overall this is a great plac
W stayed at Bupatara for a few night, and really wished that we could stay longer. All of the rooms are individually decorated in a beautiful way, and extremely clean. The staff are both very friendly and helpful, and they have an onsite tour company with very reasonable prices. Breakfast is really good and the pool is nice and peaceful. The staff were literally falling over themselves to help you! The hotel is undergoing renovations, which means that in the day time you can hear the work going on, but they try to intrude as little as possible and don't start early in the morning. It didn't bother us at all. Would definitely recommend and can't wait to go back!

Nicely located and good value for money”
we spent 3 nights at bupatara and had a very good time. the hotel is quiet a bit off the main street, but close to everything you want to see ( temples, etc.). room was large , clean, we were lucky to have s nice view to the most famous temple and and trees....what more to expect in chiang mai. the manger and owner was very helpful & professional. good service, free coffe & tee anytime, free wifi, and a small pool on top of it. very goosd value for money
Friendly staff, basic rooms”
We chose the Bupatara because of its great location and affordable rooms. It's within walking distance of Chiang Mai Gate Market with some of the best local food in the city. However, when we got there we found that the room looked nothing like the ones in the picture. The room was small and the fitted sheet on the bed kept popping off during the night as it was too small. There was also plastic still covering the mattress. My girlfriend woke up with a sore back after the second night. Since we'd booked through Agoda, we couldn't change hotels so we had to upgrade to a better room. This cost us extra (930 Baht instead of 650) but the bed was better, the room was larger and it actually looked like the photographs. The breakfast here was very average as well. The eggs were well cooked, the sausages were alright too. I wouldn't recommend the ham though as it was just bologna. To balance that up, the staff were very friendly, giving advice were they could. This made our stay a decent one although there are still a few aspects to this hotel which could be improved in the future.
Short holiday in Chiang Mai”
Had a really lovely stay at bupatara. My room was gorgeous - it was on the top floor so the huge balcony had lovely views. I also had a wonderful semi outdoor shower : ) my only disappointment was the old a/c unit which didn't particularly cool the room. Everything else was good or better.

The staff is so nice,the breakfast is perfect two eggs and ham or sausage, coffe and tea. It is located in the old Chiang Mai close to the night markets. The swimming pool is refresing! The room is fine, small and furnitures a little bit old.

Everything is good except the location”
The hotel is inside the old city so it near to all of temple of the city. The staff is really helpful but they English aren’t good, so sometimes it very hard to let them understand with what I try to said. The tower very old. But they have a nice swimming pool to lay down and good inviroment to sleep. They also give u a very good breakfast in the morning and let me check in early without any fee I will come back because of the staff

We've been travelling around Thailand for 8 weeks now and this is one of the best places we've stayed. Such good value for money, our room was perfect. Had everything it needed, comfy bed, fridge, shower etc! All the staff we're lovely and welcoming. They always said hello with a beaming smile on their face. The little old man that sat us down for breakfast was also lovely, we had a little joke about us being from Wales and how Gareth Bale was a very poor man haha! The pool was freezing but actually quite refreshing after a hot day exploring China Mai! Would definitely recommend this place, we stayed an extra night!
Good and quiet location, friendly staff.”
It's located in the old city area and near the local market. You can go to buy some food and fruits from early in the morning to late at night. It's very quiet place. But it was pity that we were in renovated period. The hotel was under construction. But it's going to be finish next month. Then it will be perfect.
Good place, clean, with pool”
Staff are friendly and helpful. My room was clean and was cleaned every day at about 12. Although one day I was woken up at 10 by constant knocking and asking if I want cleaning right now, the girl was burmese and probably new - it wasn't very good since I slept being sick. The bed was soft, room equipment worked well. Swimming pool was quite clean with very little chlorine smell - good for allergic people. At this time water was chilly, like Baltic sea in summer, but I'm used to it. My room also didn't have any smells. _Disadvantages_: about 1/3 or 1/2 of the cheapest rooms in the hotel don't have windows except in the bathroom, so they have to use aircon at night, lacking fresh night air and probably having smells in the rooms. So it's a lottery. I was extremely lucky to have the only cheapest room with two windows in it, and didn't use aircon at all. Also there are no mosquito nets on the windows or above the bed - but I usually take my own. So I could sleep safely, but couldn't sit in the room at night without fresh dose of repellent. Overall impression was good, and I will book here again, asking in advance if I can live in a room with window.
good price ,clean and quiet hotel .”
it is great hotel ,clean and good price and including the breakfast ( self -service toast .coffee. tea .oranger juice and you can order breakfast every morning from 7:00-10:00 egg, sausage and ham ) . there is a small swimming pool at downstairs, and have some seaside folding beds and some tables around the pool,very nice . there is a bit pity is no hair drier and kettly to boil water , but they service two bottle waters in your room .anyway I have no complain in that price during I stayed there ( 5 nights ) .
lower rate rooms aren't as nice”
our first night we stayed in a higher class room and it was very nice, but when we moved to a lower priced room it wasn't very clean, and they didn't do a great job with cleaning it. It was in a decent area in the Old city, within walking distance to most things. the pool area was very nice and they kept it very clean. Breakfast is included in the price, but it's not great... the staff were very friendly.

Probably the best all round place we stayed in our month in Thailand. Will definitely choose to stay here again when in Chiang Mai.
Not clean, no value for money”
After reading reviews about the hotel and saw the 7/10 points we decided to stay at bupatara. We didn't have a 7/10 experience to say the least. List of bad things: •Very dirty, found a lot and then i mean a lot of long black hair in the bed and stains on many places on the sheet. •We saw a comment about a lot of space in the room but we got a room where we barely fit our bags • The shower and toilet room was small and not in any way separated so everything got wet. •Barely any hot water in the shower (2 seconds of warm water) •Sink for brushing teeth was outside on the "balcony" separated from the shower •Although a very rich breakfast with fried eggs, toast, sausage, fried rice, jam, butter, coffee, tea and orange juice the stuff that was supposed to be warm was cold. •The pool was built on the wrong side of the house so you get about 2-3 hours of sunlight a day, between about 13:00-16:00 so the pool is therefor also very cold. •Only 2 sunbeds at the pool and they are rock hard (no mats) List of good things •Friendly and helpfull staff •Good internet •Rich breakfast + pool which is hard to find for this price. All in all bad experience. We saw other rooms when the doors were open for cleaning and they were nicer so we felt let down and put in the last so it seems like a gamble if you get a good or bad experience. For this price you can get a much nicer hotel
My favourite place when traveling alone”
I stay here every time I am in Chiang Mai. Breakfast is boring. Beds are super comfy!!! Room is simple but decent. Cool use a new coat of paint but it is a 2 stars after all. ;) Pool is nice on hot days. Close to everything. Friendly staff.
True Five Star hotel and it feels like one. Problems with reservation meant we didn't get a king bed. So we upgraded and it was great. Bed was extremely comfortable staff was helpful food was amazing. I would recommend a stay here after your Chaing Mai trek.
