arrogant noisy remote
1.lousy location 2. dishonest owner 3.stiff matress
the hotel located in an alley which is hard to be found even by local people, the owner is an man who is arrogant and dishonest. and I was waken up several times at night by the noise from both the roof and outside the window. the matress is as stiff as conrete floor.

in a quiet area
has to walk long distance get some food. located in local residence area and in the night it is dark and lot of dogs. little worrying. house keeping staff do not speak English. only Indian owner speaks English. I ask for soap and shampoo with I never receive. I gave my laundry for washing and pressing it was delivered only washed.I ask for a old newspaper to wrap some flower only 2 pages were given. very stingy owner.

My bed was broken in two places, my toilet seat was also broken, I told the owner and he do nothing for the whole week I stayed there.

I stay ther for 6 nights, my bed was badly broken, the toilet cover also broken, I told to the owner and he did nothing at all. I had to wake him up to have my breakfast. I do not recommend this guesthouse.

stayed here a year ago. new owners. even better. owners could not do more to please. above and beyond expectations. only con that i can think of is that the mattresses are very firm for the western traveller. would stay again.

A bit out of the way
Price ok, nice and quite if you want to sleep,
Very difficult to find,took a tuk tuk from the Bus station to the guesthouse but the driver couldn't find the place, hidden away behind the Plaza Hotel. Had to get the GPS on my telephone to help. Very quite when i was there in January had to look for the staff to get my breakfast at 08:00. Price was ok including breakfast but there are alot of other places in Chiang Mai for about the same price and it could do with a refurbishing. If you want a place close to the night market it's ok but it's a bit far from the old town. It had changed owner in September a friendly Indian man owns it now who speaks very good English.

kind staff, a/c, hot water
This hotel is located near the night bazzar. And about 2~30 minutes will take to pratu thapae gate on foot. I recommend to take sungtaeu. Room price is cheap and room is nice. Only one problem is the road near this hotel is too dark and nobody is there especially in the night. Maybe you feel little scare.
