Exceptional
Seemingly an arterial road for taxis - handy- and No. 8 bus to city is at end of street. Willing staff always wanting to assist with any bags. Very polite. But don't expect western standards in room- no hot water or detergent for kitchen, no coffee, tea, milk and sugar for drinks (sachets of coffee mix can be bought at most street stalls for 100kyat)- but apart from that they do fine. Great breakfasts- cooked menu changes from day to day- tropical fruit, strange cakes, eggs, toast, cappuccino machine etc. Washing machine and dryer a godsend ! Would stay again.

Awesome pool for night and day time swimming. We were travelling with a 2yr old and all the staff were great. Its within walking distance of the lake and pagoda and restaurants and short taxi to other sights.

Friendly staff, clean hotel with gym and pool
Nice view from pool during sunrise and sunset. Hotel staff are very very friendly, always with a smile on the face. They would do their best to accommodate your needs. Breakfast does not have a lot of varieties but that's okay. Hotel can arrange taxis for you. It is safe to walk back to the hotel at night but street lights are almost non-existent so I would recommend to take a taxi back. The gym is well equipped. Room is spacious enough.

Excellent
As many have already noted, the staff here are amazing and the hotel is very well kept. Seriously, you won't lift a finger or open a door during your stay! They had some wi-fi issues when I first arrived, but once they fixed it, it was super fast and reliable. I was able to stream Netflix on my laptop in HD no problems.. The location is quite central (just northwest area of Kandawgyi Lake, short walk to Shwedagon Pagoda, near the Japanese Embassy). Being off a small lane means it's quiet, and there are a handful of restaurants within walking distance. Both Uber and Grab Taxi work very well in Yangon now, so no worries about hiring a taxi and the hotel is actually very easy to find as it's just off a road that most taxis know already (Win Gabar Lane). Bear in mind that it is a hotel and serviced apartment. The basic rooms are just that - really basic. A bed, small area to hang and store clothes and the restroom. There's no proper sitting area, although there is one plastic/rattan chair under the makeshift "desk." And sadly - all these basic rooms are on the ground floor (little privacy if you like to open the window or lift the blinds) - upper floors are reserved the apartments. You can also book the apartments on Agoda - so you either get the bare bones room, or an apartment with small kitchen, washer/dryer etc... There is a nice pool on the roof. They also have a "Jacuzzi" attached to the pool, but the water is the same water used in the pool (so it's not warm). Take care with the deck and black tile around the pool - they are VERY slippery. I almost fell a few times and I saw one guest totally slip and fall. There are some lounge chairs and a few table and chairs - grab a beer at the restaurant and sit and chill on the roof if it's not too hot. You can see Shwedagon Pagoda from one corner of the roof (although it's partly blocked by a building). There's also a gym with basic cardio and Life Fitness machines. The restaurant is decent. Some Myanmar food, Asia

First time in Yangon; great hotel; pretty good location
Not knowing much about Yangon, it was hard to know exactly where to stay. This hotel is down a couple of alleys from the main road and so it's pretty quiet. The staff was phenomenal. Super helpful with everything, super informative, and just all around very friendly. The hotel is extremely convenient to the park and the Shwedagon Pagoda (something you'll likely want to see), but it can take some time to get in and out of the area in a taxi/uber just because the main road the substreets connect to is incredibly busy. Not their fault, but a reality of the location. The breakfast was okay. I enjoyed eating it every day, but honestly would have preferred a little more selection.

Hard to get good value in Myanmar...this place is great!
A little expensive compared to Thailand but great value for Yangon. Brand new hotel and great staff...I don't think I opened a door for myself in three days...lovely food at Restaurant too!
