Clean and spacious room in dodgy Termini Area”
We stayed at Dem Guest House for our last night in Rome, Italy. Picked them because they are the closest to Termini. We were blown away when we entered the room cause it was very spacious compared to our previous accommodation (which were of similar price range). It felt more like a hotel than a bed and breakfast inn. Overall, highly recommended, especially if you are spending a few days in Rome and intending to travel out (Naples, Pisa, Florence etc). Of course its also next to the Termini Subway so its really convenient. the downside.. Termini area can be a bit dodgy. But if you are okay with dodgy-ness, then this place will suit you just fine!

good enough accommodation for us”
location is very near to termini station so it was very convenient to get around. room was rather spacious for two and was clean. bedsheets and towels were changed daily; clean and fresh. there was a toilet in our room; small but clean. dem guesthouse was a good enough stay for us if we look at a standard accommodation in rome area which was convinient. i was alright for that kind of price we paid. breakfast was simple and normal but the cereal and coffee machine were made available 24 hours. we got the hotel pick up service from the airport as we arrived late. so the check in and looking for the hotel was hassle free as buildings around termini all look somewhat similar. there were no additional facility besides the elevator and we didn't meet any staff except for the driver. check in through the driver and check out was through drop off key box. there was also a small provision shop to buy snacks, toiletries etc. at the corner of the building next to dem guest house.

Dem Guest House + David's Hospitality = Rome Trip Fulfilled”
Dear Readers & Fellow travellers, We friends were backpacking and travelling across Italy and coincidently came across Dem Guest House. This was our first time trying B&B concept so we were super sceptical of how our stay would be. BUT we were soooooo wrong. We were catered to in the best possible manner and greeted with a lot of respect and courtesy. We also had a complete room and a Coffee Vending machine along with a couple of other kitchenware ( which obviously we did not use but it was good to have them ) all in all : - the stay was pleasant - the room was nice - the location was awesome - last but not the least David was the go-to man at Dem Guest House and he helped immediately with information of Rome and places to visit as well as the Room. Also, there are a lot of dining places nearby which are yummy.

Me and my friend had nice time in Dem guest house. The owner was very kind and you can contact every time fast with him. Location is perfect because directly in front of Termini station so you can go everywhere easily. And they prepare towel, shampoo, body wash, welcome drink(water) and dryer. I wish to stay if I visit Rome again. Thanks, Dem Guesthouse :)

Location”
We stayed here on our last night of our vacation in Rome. We picked this place because of it's location which is super close to the Rome Termini station. The service and room was outstanding given the relatively cheap cost of the room. Note that there are no signages at the front of the guest house. But, the staff are readily available online and are super helpful!

Relaxed and friendly ”
It was my first trip to Rome and even before we arrived I knew we would be in safe hands at the Dem guest house as the host and his colleagues sent helpful emails about how to find them and what we could expect. We got a bus from the airport to Rome Termini Station and the guest house Is a four minute walk. It is in quite a busy area so we felt quite safe when walking to the hotel in the evening. There are lots of restaurants in the area and you can walk to the colosseum in 25 minutes. Within moments of arriving the host made us feel welcome in Rome and pretty much planned our three day trip. The room was comfortable and clean but nothing amazing. Great value for money for a short city break. I would recommend it.

Amazing friendly staff, great location & excellent value for money”
This guesthouse is so much better then a hotel! The staff were so friendly & so helpful, they let us arrive early & leave our bags the next day & helped with advice on Rome outings & booked us airport transfers, nothing was too much trouble & they were so nice & friendly! Rooms are nice clean & big. Location was great, right near the train station, lots of restaurants and walking distance to lots of major attractions. Great little guest house I highly recommend.

Beautifully renovated suited”
The stay was good. The room was very nicely renovated and you feel safe inside the room. Dem Guest House takes good precautions to make you feel safe. There is some sort of shelter a few doors down from the guest house where we saw squatters loitering outside which made us nervous but they didn't stay long. Nothing happened and they didn't seem hostile. Conveniently close to the Termini station so we didn't have to go very far with our luggage.

Great value hotel”
Great value for the price. We booked through Agoda and received prompt responses to questions from the Dem staff members. Our plan was to fly from Milan into Rome Fiumicino Airport but that flight was cancelled due to an airport fire. As a result we had to cancel our private taxi. Dem was very understanding of our situation. Stefano waited for us at the hotel (we got in around 00:30, paid 20 euros for late check in). We had issues with our SIM card and Stefano even tried to help us figure it out. Grazie Stefano!! Other: Location: The hotel is kind of hard to find late at night but if you have GPS, it shouldn't be a problem. Bathroom: Shower stall is on the smaller side but worked fine for us. Breakfast: For staying 3 days, we were given business card vouchers for complimentary breakfasts at Bar Tudini across the street. Breakfast consisted of pastries, toast and coffee/capuccino.

Good guesthouse...very helpful staff...”
We enjoyed our stays in Dem...it is not easy to get a booking and we only managed to book one room but Alexandra was so helpful and kind to get us another room across the street through his contact with a lower than normal price. We really appreciate his thoughtfullness and kind assistance. The 2nd nite...he arranged a quadruple room and charged only a nominal amount for the extra 2. This gesture really add on joy to our stay in Rome. If you happen to book this guesthouse..you may email them and they will provide you the route to walk to their guesthouse from the main train station...short walk if you know the way...

Superb budgeted hostel”
For a budgeted hostel Dems Guest House exceeded all my expectations. The room is big with a comfortable bed and a very nice bathroom with toiletries. The staff were nice, accommodating and very helpful they even let us check-in early. I would definitely stay again there whenever I’ll be back in Rome. If you’re looking for a budgeted hostel that will give true value for your money you should try this guest house.

I really enjoyed this stay because it impressed me positively!! The guest house is very clean the rooms are big and the people in charge are kind! The location is the best if you want to do Rome walking or by railway!! There's a lot of restaurants around and shopping!! From the train station is only 5 min!! This was the best hotel we stayed in Italy!!

Satisfied with our 3 days stay in Dem Guest House. Very good location, few minutes walk from Termini Station. WIFI provided. Room is clean and comfortable. Very friendly staff, explain the location of attraction in detail.

Very good value”
We stayed for 3 nights and were very pleased with the location and the value. Facilities were OK, the coffee machine in the breakfast area had broken down but on day 3 an individual coffee machine appeared in our room - so top marks for customer service. There are plenty of restaurants etc nearby, and the typical Italian food is good although some can be a bit pricey. Train, bus and Metro are a few minutes walk away in Termini. There is a small 'mini-market' nearby where you can obtain essentials. We took an 'open bus' tour from Termini but were very disappointed and would have done better using the Metro, but didn't have the time as we only had one free day to do any sightseeing. We were also very disappointed in Rome itself which we found dirty (dog poo everywhere) with badly 'maintained' roads and pavements - really Third World standards, and would not go back out of choice.

Worth it! New and cozy”
Excellent location, close to Roma Termini. Many restaurants in the surrounding. Friendly and attentive staff. My room is stylish, spacious and new. Safe, hair dryer and refrigerator are available. Simple breakfast included. Free coffee available all the time. Some remarks: - They don't provide you with toothbrush sets. - They change your towel and refill amenities every 2 days. - The Dem Guesthouse owns 3 apartments which are close to one another. Call the staff at (+39) 06 4451371 when you check in. It appears to me that the telephone number given by Agoda as in the 'Special Check-in instructions' pdf. is wrong. They will take you to the right place. - The hot shower does not last long. Do bathe quickly.

Nice accommodations”
We stayed three days at the Dem House. The only complaint is that when we first went to the address posted on Agoda, it was not actually the unit that they had us scheduled in. We had to walk about a block to a different location. We were pleased with our accommodations, it just would have been nice if we new exactly the correct address as when we were ringing the bell and nobody answered on the intercom we were a little disconcerted. After about 5-10 minutes, someone approached us and asked us to follow them to the location of the unit we were going to stay in. The unit itself was great; modern clean and well appointed. Maybe someone can give better directions to the actual unit that a person should stay. The Dem Guest House has three locations in a neighborhood. (Close or in Rome's Chinatown).

clean and safe lodging”
On first impression, Dem lacks frontage without proper signage and reception on ground level, making me very skeptical initially. But once inside, the accommodation was clean, safe and great hospitality from both Rafael and Simone, both manning the reception on different shifts. The room was spacious, clean and came with ensuite bathroom and Wi-Fi. Light breakfast is available in the small pantry. Excellent location, 5 min from Termini station and walking distance to some major tourist attractions. Rafael and Simone were very helpful and hospitable. I'd to thank both for making my stay in Roma, a safe and comfortable one. I'd stay in Dem again and would recommend to anyone looking for an affordable accommodation in the centre of Roma! Great job guys!

Weekend trip with friends”
This location was perfect for our group of 10 people. We were all located in the same house. Distance to the main station is a few minutes walking. To the Collosseum it is some 20min walking. The staff was very friendly and extremely helpful for any queries we had. The rooms are nice and tidy. In one room the light was flashing frequently although it was switched off....they could work a little on their installation. But in overall: value for money in the center of Rome.
