    Great Great Guesthouse!”

Great location, excellent rooms, brilliant guest house owner.

We stayed at Dozy House for 2 nights initially, but extended our stay for another 2 nights (our entire stay in Chiang Mai). The rooms and bathrooms are spotless, the location is great (in the old city), the guest house owner (Gina) is amazing - she gave us a great briefing of the city when we arrived, assisted with all other activity bookings and gave other advice when needed. She even let us take over her office to use her computer when we realised are onward travel was badly arranged and had to cancel/rebook flights and accommodation. You are free to use the kitchen and laundry is done by the guest house too. Its super quiet in the evenings so you're guaranteed some sleep. The restaurant (looks very unassuming, very little English spoken there) at the top end of the road serves great food. Would definitely recommend Dozy House - the best place we stayed in Thailand the 2 weeks we were there!

Comfortable, good value for money, friendly”

    Comfort, friendliness, location

As many travelers have mentioned in trip advisor reviews, the owner (Gina) really makes this place among the many guest houses and hotels in Chiang Mai. She is extremely helpful and friendly and is always on hand to answer questions, give info. or provide suggestions on what to do/see, where to eat, etc. There are lots of leaflets in the lobby offering cooking classes, day trips, trekking, etc. but unlike other guest houses, Gina and her staff do not pressure you to do anything and you are completely free to come/go and do as you please. Dozy is also located in a superb location: within the walls of the Old City (near the eastern gate) within easy walking distance or tuk-tuk/samlor to main Old City attractions, bars and restaurants, but well away from the noisy bars and tourist hordes so you can get a good night's sleep. Dozy is also very clean, well-maintained and surprisingly spacious. Overall, I would recommend Dozy to anyone looking for a clean, bright and friendly place to stay in the heart of Old Chiang Mai (spacious private rooms or dorms are available)!

A home away from home ”

lovely place, excellent service & wonderful hosts

we just booked one night here and extended our stay in this lovely guesthouse right the next day. of all the places we have stayed so far in thailand, this is undoubtedly our favorite. jina is the most wonderful host; so warm, welcoming and helpful. she does everything for her guests to make their stay a pleasant one. the guesthouse is conveniently located on the edge of the old town square within walking distance to some temples (among them is one of the biggest and nicest one in chiang mai). all other sight seeing spots can be reached easily by (motor) bike or their very convenient (and cheap!) taxi service. you’ll also find lots of nice and inexpensive food places very nearby as well as atms, a 7-11 store etc. there is a big school right next to dozy house (just like there is some noise to every place within the old city!). should your ears be sensitive, you may need ear plugs on weekdays from about 9am onwards. it didn’t bother us much – there are simply many more positive things that beat the noise factor here by far! the rooms are spacious, clean and delightfully decorated with beautiful wall stickers. every room has its own bath room. beds are very very comfortable and big! guests can enjoy a free, 24h breakfast and are further invited to use the kitchen on the ground floor. when enjoying your food in the “living room” area infront of the reception, you’ll easily be tucked into the family-like and amazingly warm and friendly atmosphere. it’s so worth it – enjoy!

simple & comfortable hostel that we stayed twice”

    1) Owner and staff are very friendly and helpful. 2) 24-hour open kithen with free tea/coffee/cocoa and bread. 3) Rooms are simply, clean and comfortable.

Dozy House locates in a quite neighborhood, and there was only silence already when we arrived at 10pm. There's not much going on at night in this part of the old town anyway, so make sure you are aware you don't choose here for night life. The hostel doesn't have 24-hours front desk, but it's not a problem as entrance key is provided to guess. Despite we arrived late, the owner gave us a map (free) of Chiang Mai and explained where is everything and what we can do within the time we stayed. So we could move around easily already the next morning. This is really sweet and helpful. Even though the booking didn't say breakfast is not included. Dozy house has an 24-hour-open kitchen with free tea/coffee/cocoa, bread to make toast and enough of jams/butter. Fresh egg is 6 THB each if you want a better breakfast, so breakfast is literally included and i'm pretty pleased beyond my expectations. Rooms are exactly same as pictures show, clean and comfortable. We found they do have dorms also . We are very happy with our stay and stayed here again when we returned Chian Mai for transit.

Spectacular Service New Bathroom Best Bed”

    Service! Kitchen! Brand New!

wonderful, brand new guest house in the old city. very clean bathroom and the best bed we have slept on other than a 4 star hotel in asia. its on the west side of the old city just off the main road, but on a small ally. its close to the action, less than a block to the sunday market, but is quiet at night. the owner was tremendously helpful, from the 'usual' booking moto rental or cooking classes, to the extraordinary, letting our friends park their moto and helping us hail a redtruck. airport pickup was friendly and complimentary. free coffee, tea, and toast, but most importantly, full kitchen. unlike most guesthouses with out cooking facilities, dozy house has a full kitchen for guests to use. as the 1 review i found on the internet said, "you will get far more than your money worth from this place"

    Calm, Clean, Pleasant, Lovely!”

Clean and pretty rooms, great friendly service, good location

Absolutly LOVED our stay at Dozy house, which we came to after one night at a different and terrible guest house in Chiang Mai. The ladies at the front desk speak perfect english (helpful to us, since we speak no Thai), are extremely friendly and helpful, and took the time to orient us on a map. The room was beautiful: painted lovely calming colors, impeccably clean, with a great shower (good pressure), great air conditioning, a very comfortable bed and beautiful views. Complimentary tea, coffee, and toast are available at all hours. The location is great- on a side street near the west side of the moat- an easy jump off point to catch cabs and trucks. A 10 minute drive to the airport. Can't reccomend this place highly enough!

    Helpful staff, high-pressure shower

Apple and Gina were so helpful. When we checked in, Apple asked if we'd been to Chiang Mai before. We hadn't, so she pulled out a map and pointed out popular sights. Every time we saw Apple and Gina, they were very friendly, always smiling. Their English was very good as well. The room was comfortable and clean. The shower was great, with very high pressure. Dozy House is on the western side of the old city, away from most of the other guesthouses, and the area is fairly quiet. It's a short walk (15-20 minutes) to Tha Phae gate. We didn't leave Chiang Mai until 5:30 and we left our luggage at the guesthouse until we were ready to go to the airport. Gina's boyfriend drove us to the airport for 100 baht. We felt comfortable at Dozy House and enjoyed our stay.

    staff and rooms

At this B&B they treat you like family. We got in later than expected and Jina stayed up to welcome us. She was extremely helpful in guiding us to the many fun things Chiang Mai has to offer. Unlike some other places we stayed at, we always felt that Jina gave us her honest opinion. She told us exactly how much we should expect to pay for things in town and at the marketplace. Jina and her boyfriend even went zip lining with us. They offered us a ride in their car (her boyfriend is an expert driver) and took tons of pictures and videos for us. We loved how each room was decorated uniquely and we could tell that they carefully chose what furniture to put in the room to make it feel like home. They also have an awesome cat named Pizza! We highly recommend the Dozy House and you won't regret staying here!

    Very good service hotel”

    clean, very good service

Dozy house is not yet totally complete with its indoor finishing like for example, part of the concrete bathroom wall is still unpainted but did not bother me at all as the place is clean and the couple running the guesthouse are very hospitable and accommodating people. There was a power failure on my first night due to heavy rains and strong winds and I need to get an internet connection very urgently. They brought me to another district in a motorcycle without charging a single Baht. One day that I don't have any definite program, the owner accompanied me voluntarily to the museum. she also took effort to accompany to nearby places to show where I could buy good Thai food. Dozy House share it's kitchen to the guests to use free of charge in case someone would like to cook their own food. It also has a coffee station, with toast, butter, jam and fruits 24/7 free of charge. Only the location is a bit disadvantage somehow to those who would like to b near the restaurants and bars as it is located totally on the opposite side of the Tha Pae Gate where mostly hotels, restaurants and bars are located. However, one can always get the songtheaw, a red pick-up converted to a public transportation, at the cost of THB 20/- one way. Overall, I enjoyed my stay at Dozy House due to the excellent guest service.

Dozy guesthouse is perfect for the budget traveller and Gina made us welcome from the second we arrived. She explained a few things about chiang mai, told us where to go for good food, night life and culture! The rooms are very big - a great change from Bangkok! The old down side was the school next door which made it difficult to sleep in but nothing ear plugs couldn't fix! And it was only one day when we were being super lazy! Amazing owners & lovely room!”

    The owners, huge rooms, location

i booked this room based on the reviews and the decent looking rooms - and am i ever glad i did. i read a lot about gina (the owner, and her boyfriend), and didn't really think much about it until we arrived. she is amazing, and so incredibly hospitable and resourceful!!! we arrived and she had a huge smile on her face, and talked us through the map of the city, what we can see and when is best to go and see it. she even helped us plan out our 3 days there so we were organized. they also offered to pick up our train tickets for us from the train station (but we ended up getting a ride there ourselves from her boyfriend - they provide a taxi service at a small cost depending on where you need to go). i can't say enough good things about gina and her boyfriend (not sure how to spell his name!). we had a triple room and it was huge! and very simple and elegant decorating. the aircon worked great, there was a fridge in the room, and she had a communal kitchen for all to use. they also provided complimentary bread, jams, fruits and coffee or tea at any time of the day. the hotel is also very safe!! the wifi didn't work that great in our room and often shut off, but worked perfectly in the lobby/hang out area. dozy is located down a soi (looks like an alley or sorts) and is right in the residential area (pretty neat), in the old city. the only issue being that no one knows how to find it! i found the best way to describe getting there is to look for the soi from the main ringroad that circles the old city (rather than driving around all the other soi's looking for it). all in all, gina made this hotel so amazingly awesome! i would recommend it in a heartbeat!

    Lovely place to stay!”

We loved our stay at Dozy House, we stayed in a private double room. The room was lovely and bright, TV, good aircon, comfy bed with lots of pillows, and a very good shower. The room was spotlessly clean. In the public areas it’s like you’ve been invited into a families home, the staff were so friendly and kind. There is tea, coffee, toast and jam available all day and for breakfast some fruits and eggs made to order. The location is fine, it’s around 20 minute walk to the night bazaar, and only around 100bht in a tuktuk. There is a 7 eleven around 3 min walk away and a mall across the main road with a huge Tops supermarket, cinema and other shops. We will definitely recommend to all of our friends to stay at the wonderful Dozy house!

    Superb staff, great location”

    Staff, location, cosyness

I stayed for about 1 week at Dozy house and had such a comfortable unforgettable experience. THE GOOD: Staff were amazing, couldn't do enough to help you, always gave advice and could also organize trips for you. Location again, is great, within the 'Old city' and surrounded by restaurants, shops and temples, walking distance to a lot of the attractions, if not a short tuk tuk ride. Good security as they padlock the main gate at 9:00 ish, so each customer is presented with a key. Room was clean and tidy, also theres a drinks fridge full of refreshments and a communal kitchen if needed. THE BAD: 0. Absolutely no negatives.

    Great Home From Home :)”

We booked 3 nights at Dozy House and ended uo staying for 5. The location is quiet & private but a 2 minute walk from the main road. The staff were all so friendly and helpful and the communal area was great to chill out in at any point in the day. It felt very secure and our room was immaculate with a very comfy bed! Would definately recommend and stay again if we are back in chiang mai.

Femal entrepreneur doing an amazing job”

Clean rooms, great owner with lots of information - much better than a 2 star hostel!

We were very impressed by the Dozy House. The owner went above and beyond to make sure that we had an enjoyable stay. The rooms are incredibly clean and nicely painted, with a super comfortable bed. She provides free toast and fruit, and a clean kitchen to use. The other guests seem equally happy. The rooms were also quite quiet, which we really appreciated. For the price, Dozy House is on-par with other guest-houses. We were very happy with our stay.

great location for sunday walking market & airport”

Location, friendly staff, new construction, quiet at night

my room was spacious with a closet for hanging clothes, lots of drawer space, and great natural light. the building is newly constructed so everything is clean and functional. use of a kitchen is available to guests; this is unique in my experience for a non-backpacker facility. located on a residential street, the guest house is unusually quiet at night. it is next door to a school, so there is noise from the school starting a 8am. i did not find this to be a problem. the free wifi worked well in my room. dozy house is near one of the major temples and the sunday walking market. the owner is very helpful and speaks excellent english. they can arrange transport to airport or bus station at reasonable rates.

    Amazing hospitality”

The staff, the clean and cute rooms and the staff

Loved the Dozy house. Everyone who worked here was not just friendly but went above in beyond in helping me out. I really didn't want to leave! It's in a quieter area of Chiang Mai but also very accessible to the areas with more hustle and bustle. The perfect kind of place for me.
