It is far away from the city around an hour, but it is a very quiet and relaxing place if you want to be away form the noise of the city. They have an amazing spa lady who would really make you feel relaxed. The staff were friendly and nice knew you by name before you arrived. Nice stay.
Beautiful old building”
The Kisiwa House is in an old beautiful building. We had a big room (suite), but not really a view at all. The old town has so small streets. From the rooftop you can even see the sea. It might be a bit hard to find it, but when you know the small rads the location is very good. The staff was professional and very kind.
Very disappointing hotel”
We read the reviews of this hotel on TripAdvisor and Agoda and arrived with high expectations. Sadly the hotel did not deliver. Firstly the room was disgusting; the smell from the drains IN the room was almost unbearable; the bathroom was old and scruffy; there were only two hand-towels (and small ones at that) and no bath-mat. When raised with management, we were told it would be 'fixed'. It was not except to provide a towel. No cleaning up of the enormous river of water that ran openly through the bathroom into the bedroom(!) or apologies. The breakfast was very disappointing in comparison to others in Zanzibar. The roof top restaurant / bar was shut on the Friday evening. In short, don't bother going here - there are many better places to stay in this wonderful town.
Wonderful Stay at Kisawa House”
I spent a couple of days in Zanzibar prior to a meeting in Dar es Salaam. Selected the Kisawa House over some of the resort and mainstream hotels others selected due to its location and charming authenticity. Had a wonderful stay there. Staff were attentive and extremely friendly and helpful. Room was spacious and beautifully decorated. Location was central Stone Town, walked to everything. Breakfast was excellent. Only suggestion I'd make is to allow 2 devices to connect to wifi at any one time to facilitate dual factor authentication. Outstanding stay and would highly recommend to anyone visiting Zanzibar.

Kisiwa House offered good location and a clean beautiful spacious room. Reception Staff and lugguage porters or butlers are lovely and very helpful. Unfortunately there was nothing else offered by the House besides breakfast and the overall facilities was quite average- WIFI didnt work great either. If you are planning to just have a nice place to sleep and go out on excursions to see the town its a good option. If you prefer poolside facilities with lovely views and maybe a lounge to relax in where you can have a bite, possibly reconsider.
Great bargain for a stay in Stone Town”
Kisiwa House is a bit old, but the rooms and bathrooms are quite big. The shower does not have really hot water. Location is right at the heart of Stone Town.

We stayed for two days in this very nice and cosy hotel
My boyfriend and I stayed here for 3 nights while exploring the Stone Town area. The room was spotless and spacious with a comfortable bed and a large bathroom with two sinks. Three windows opened out to a view of Stone Town alleyways and let in plenty of air and light. We enjoyed starting each day enjoying breakfast in the breezy rooftop dining area with a great view of the water.
Watch out for your belongings!”
There was one serious issue: before leaving the hotel I decided to take a city tour and left my luggage in the luggage storage room at the reception. This turned out to be completely unsafe as my phone appeared to be missing from my bag upon return. Staff were very friendly and promised to follow up with me (and file a police report) but they have never contacted me nor replied to my e-mails. They have not reimbursed or assisted me in any meaningful way. Very disappointing and I would caution all travellers to not leave any belongings unattended in this hotel.
Lovely boutique hotel in the heart of Stone Town”
We spent two nights as part of our honeymoon at Kisiwa House. The hotel itself is a hidden gem - it's not obvious from outside but it is a lovely, impressive building from the inside...a former colonial house that was converted and renovated and just exudes a cool vibe. The room was nicely decorated and appointed, with a HUGE bathroom. Stone Town itself is very small and all the various tourist sites are just a few minutes' walk away. Africa House (one of the best-rated bar/restaurants in the area) is just through an alleyway, so there are good options on the doorstep for food and drink, that back right onto the beach. Staff were friendly and courteous, as well as being helpful in arranging a driver to take us to Nungwi Beach, in the north of the island at what we believe to be a fair price. I would definitely recommend Kisiwa House to tourists wanting to stay in Stone Town on a trip to Zanzibar
Superb in every way”
Kisiwa House is superb in every way for a traveller who wishes to experience genuine Zanzibari hospitality without scrimping on familiar home comforts. The newly-renovated house is spotlessly clean and immaculately decorated with sumptuous fabrics. With only 11 guest rooms spread over 3 floors, there is a generous amount of communal spaces on each floor, with a gorgeous ground floor semi-open courtyard. I stayed in a Dharani room on the third floor, on the front side of the hotel. The narrow corridor-like streets will channel sound from the street, but that is part of experiencing Stone Town. I stayed during the quiet season, but Kisiwa House remained fully staffed and on top form. On one of the evenings when I was the only diner on the fourth floor restaurant, the kitchen was in execution mode nonetheless and my welcoming waitron served one delicious course after another in very timely fashion (which is not the usual pace in Stone Town). The location of Kisiwa House is also excellent, with all the major heritage sites and other landmarks (like Africa House, Forodhani Gardens) all within easy walking distance. To find your way back, turn at the DHL sign on Kenyatta Road.
Perfect stay at Kisiwa House”
We stayed at Kisiwa House for four nights over Easter and had such a pleasant time. The style of furnishings is upmarket and relaxing. Beautiful furniture and linen. Great breakfasts with very kind and attentive staff served on the roof top with sea views. The hotel is impeccably clean and fresh, no old dark corners in this hotel, it was all beautiful. It is well-placed in Stone Town with easy access to other restaurants at night without needing a taxi. Would definitely recommend this hotel.

The building is old but renovated enough to spend comfortable. The location takes 5 min. or so for coast having shops and restaurant and the small size of this hotel offer us quiet time, hospitality made me feel at home and reasonable price. Supposed it better to use hairdryer equipped in the room after turning off the air-conditioner for small capacity of the electricity for each room. The big bathtub in may room was nice but the plug is not its just size... However all such small problems were solved by the staff with their big smile.

Great location, Friendly staff, Boutique bedrooms”
This is a great, traditional-style hotel which is well located in Stone Town as it is very close to some good bars, restaurants and shops. It is just off, one of the main small streets in the town, which means that it is easy to find again in the maze of streets which make up Stone Town. We had been worried about staying in Stone Town after the acid attack on the two british girls in the summer but we felt safe enough and found most people to be friendly and helpful. The rooftop area for breakfast was a bit of a disappointment when compared with the beauty of the rest of the hotel. The breakfast was average (after the first morning we didn't bother with it again). The 4 poster beds were very pretty and kept the mosquitoes out (not that we saw many mozzies at all!) The bedroom was really well prepared for the night - beds turned down, nets up, windows and shutters all closed up, and biscuits on the table. The staff at the hotel were attentive and friendly.
Clean, comfortable hotel in a good location”
My wife and I stayed for one night at the beginning of our time in Zanzibar. We arrived at 10am, but we were able to check into our room immediately (it was late June, so not peak season). Our room was quite large and comfortable; the bathroom was very large with dual sinks and a bathtub/shower. The common areas of the hotel are nicely decorated and really give the place a "house" atmosphere. We had two breakfasts and one dinner on the rooftop patio which has a great view of Stone Town and the ocean. The fresh fruit and seafood were the highlights of our meals here (and everywhere else in Zanzibar for that matter). While not the cheapest in Stone Town, we feel Kisiwa House is good value and is comfortable without being extravagant. A note for those planning to walk around Stone Town on their own: a compass would be extremely helpful! There are very few street signs, and none of the roads are straight, so it can be a bit bewildering. Fortunately, Stone Town itself is very small so if you get lost it's not a big deal.
