Nice hotel. Yes, pool liner doesn't fit but doesn't stop people from swimming. Breakfast quite average and cold. Friendly staff, clean deluxe room.

            Bring earplugs”
This hotel was very comfortable with good beds and nice facilities. The only issue is that there is a Muay Thai Boxing venue on the property and the noise is very loud most nights until midnight. Without earplugs, sleep is impossible until the boxing ends. The location just inside the old city next to the Tha Phae gate is wonderful.

Old, dingy, and no hot water. ”
Overall the room was very dated, it was dingy as well. The room was clean but dusty, the fake flowers had so much dust on them it changed the color of the flowers. There wasn’t enough lighting in the room. The single bed we got was caved in on one side, we were in a triple. The bathroom was awful, the water didn’t get hot in the shower and there was no hot water in the sink. The toilet was small and the seat wasn’t even, the pips coming out of the wall to the toilet were covered in lime and mold. The door to the bathroom was dry rotted all over the bottom. The spa staff was amazing and very accommodating, the massages were fantastic. Breakfast was the same everyday. The front desk during the evening was not very accommodating, I asked if someone could help because our safe wouldn’t open and she said someone would be at the room in 10 min. Nobody showed. The day staff at the front desk were always helpful and nice. We received a greeting from them every morning, the evening staff didn’t even acknowledge our presence.

Surprisingly Quiet (Except For Kids In Pool At Times)”
Though smack dab in the center of Tourist Central, Top North is surprisingly quiet (a priority for me), since it's in its own little enclave/compound back off the main street. Gripes: 1) Kids in pool screaming at times (why don't the parents control them better?), 2) Pigeons under the aircon unit outside bathroom. I threw moth balls under the unit, which helped some. 3) INTERNET SPEED SUCKED (often worse than no internet at all). Chiang Mai itself has some big cons (as well as big pros: food options, temples). Top North was a good value; though, of course, not perfect.

            Not great ”
Room dated and nothing like the room showcased in photos. Staff pleasant but no cashier available except in morning's. Breakfast was as poor as ever I have seen. Orange juice and water as a choice. No breakfast cereals - fried eggs and coffee with powder cream and no milk. Compared with less expensive hotel in CM - this was not great value.

            Friendly Atmosphere”
We have stayed at this hotel at least once a year for the past 5 years. Over time the facilities have been improved, whilst the staff have always remained friendly and courteous. With a variety of room styles to chose from, all at reasonable prices, and with a more than adequate breakfast provided, it is excellent value. Add the position, close to many of the restaurants, bars and markets and you have a bargain. This year it appears that they now have a full-time, professional catering manager, evident by the upgrade in service, style and quality/quantity of food. My wife and I partook of lunch one day and we can highly recommend the 'duck' platter. Highly recommended.

            Value for money”
Very central, capable staff. Considering it does not seem to increase the room rate in high season it represents much better value at 800 baht than the very expensive CM guest house options. With a swimming pool and located right by Thapae Gate I thought it was much better value than some of the reviews had previously indicated. Dated but functional. I got very well attended by front office and housekeeping. Little bit noisy near the pool but the wifi was excellent on the ground floor

Good hotel but hard to get a decent nights sleep”
Pros: staff at reception were friendly and some waiting staff at the restaurant. The pool was lovely, kept clean and sun loungers around it were great to have to use of when the sun was out. Cons: our bed was two single beds put together. Our room was clean but could do with updating. Our bathroom had cobwebs and dead insects hanging from the ceilings. There are lots of cleaners at this hotel I’m not sure how these were missed. The bedroom walls are so thin you will hear everything your neighbours get up to and as this hotel is near that very popular street prepare for some accoustics.

            Just ok”
I stayed here for just under a week. Nothing that bad, it was just ok. It had a very aged appearance in my room, with yellow concrete walls and scratched up old wood furniture. The bath room was very rough looking, not dirty, just way past its prime. The worst thing about it was a very loud A/C unit that sounded like it was in pain. I thought it was going to die at any moment, but it lasted my whole stay. It was not a bad experience at all for a budget hotel, but I am sure i can do better.

Always a pleasure staying here. Did complain about my room and lack of hot water (due to solar panel failure) and was given another room immediately, again hot water issue, was then offered free upgrade to a suite. Helpfull staff, clean surrounds and private parking make this a great base. The breakfast is it's only downside.

Another pleasant stay at this hotel, clean rooms and frilly staff, conveniently located within the city but far enough away for it to be less chaotic. My only issue was the neighboring Thai boxing show which is on every night, a couple of times I was woken with the bell going and crows going crazy. Would recommend a south side room if available

Top North Hotel is not new and has certainly seen better days. If you want acres of granite and glass go somewhere else. However the rooms are large and clean. The staff are helpful and polite and it is in a fantastic position. I have stayed at Top North four times the first being 25 years ago, the most recent this week and I still think it represents good value. I would certainly stay there again if I return to cChiang Mai.

            Good Budget Hotel”
My boyfriend and I stayed at this hotel for a weekend in Chiang Mai and enjoyed it. The location was perfect for us as it was close to many restaurants and the Sunday Night Walking Street. The room was an average hotel room in Asia, decently sized with a large bathroom and storage. The facilities were mostly clean although some areas looked like they could use a little more of a scrub. The pool is very old and the lining is cracked and bubbling if that is a thing that bothers you, for us it wasn't an issue. I would not recommend buying the room package with breakfast as to me it wasn't worth it. You could get a much better breakfast from a nearby restaurant for almost the same price. The hotel staff was very helpful though, we checked in at midnight and they kept our bag for us the day we left so we could go out and do some activities. Overall if you are looking for a budget hotel in the city I would recommend this place.

Good location but dealing with customer service seems to be too much trouble. The Deluxe rooms are the only ones worth cosidering. I have been staying here for over 10 years but this cusomer loyalty earns no special treatment. Organising an early morning aircraft taxi was just too much trouble to bother with so they told me to find one on the street at 5 AM! and not allow the taxi in for luggage loading. I'm Shocked Dismayed and Appauled at their neglegence and disrespect to what was a loyal customer. LIFT YOUR GAME TOP NORTH HOTEL. !!!!!!!!!!.
