I got the highest room which gave me a good view. The catch is that I had to climb the stairs to the top. The staff here are really friendly and helpful. I enjoyed my stay here. There was karaoke and noise from nearby residences till midnight, but that’s okay for me because I sleep late. Everything else works.

Pros...walkable market for us to buy fruits, cheap foods near the hotel. Free coffee and water all throughout in the hotel. Thanks to owners wife and husband especially the wife. It was raining hard when we checked out. She had to get us four to the car with umbrella one by one. Pui, the receptionist is fluent in english and made our stay memorable. She is a happy lady, no boring time with her 😍. Owners are lucky enough to have her. Cons...leak lavatory pipe so we had to put the trash can under the lavatory to minimize wetting of the entire floor, leak pipe connecting the toilet bowl, smelly towel and comforter

We stayed here for family trip. Their staffs were extremely friendly and helpful and made us feel welcome and hospitality from our arrival through the end of our trip. The hostel itself is a short walk away from walking street and market. Will stay here again next time when we visit ChiangMai. Reccommend!

Located within walking distance to the Night Bazaar and the old town square so it was perfect. Very large room with friendly staff and good A/C. Only con was that it was quite loud as there is local karaoke across the street if staying on the backside of the building. Other than that it was a nice stay but would like to try something else in the area.
This place was super cheap so by that standard it was a pretty good place. More or less clean, with decent facilities. It’s more of a managed apartment. But you get what you pay for. Some problems included: The bathroom was not fully insulated; there were slats to the outside that cannot be fully closed, so this meant some mosquitoes and even small lizards would manage to get into the bathroom! The water heater was also quite spotty and inconsistent. Also, there is an outdoor karaoke bar next door that plays music quite loudly until midnight. Finally, housekeeping did not actually change the blanket.
I don't know why we enjoyed it so much. I think it's the peacefulness of the staff and the room. Everything was just relaxed and the staff must be the most smiling people ever. Even though one of them doesn't speak really good English, she will still try to accomodate you to the best of her understanding. We also got free water bottles everyday and our room had a shelf full of books left by previous travelers. The city main attractions are juste a few minutes walking. There are also many good restaurants beside the hotel.
Perfect locoation! Although it's not in the old city, it is a 4 minute walk to it. It is between the old city & the river. There is a market or Bazaar 5 blocks towards the river & a BIG fruit/flower/Food/ Thia market with cheaper prices if you follow the river north. We stayed at the YAK for 10 days. The staff was excellent, friendly & honest (I left my hardrive there & the thai girl on night shift kept it for me for a week until we made it back to Chiang Mai!! We had room #3 double room that has a balcony with doors to both rooms that offered great people watching on the soi below. We paid $400 Baht a day (10 day) & 800 for the single day we stay on the way back. Good hot water & fridge. One bed was very comfy in the main room, however the other bed is kind of stiff, but they offer a small soft mattress to put over it offered. There is a good Vietnamese restaurant next door to the right walking out the front door.A also right outside & across the street to the left is Las Vegas Cafe. It is a layed back Thai bar with friendly owners. They seem to only sell food to Thai's butt offer cheap drinks & good interaction with local people. The Yak's location, building & it's staff make this an ideal place to stay.

Staff & owner were very polite & helpful. My mother & I had room #3 with two beds. It included two beds & two rooms in one. It had it's own bathroom with hot shower & AC which both worked great. The room was quiet despite a karioke bar around the Corner. Each half of the room has it's own door to the balcony & a door in between the two rooms. One of beds (Both Matresses on the floor) was very comfortable & the other had uncomfortable springs. We had this room for ten days & would definatley take it again when we return to Chiang Mai. Cost of the room was 400 Baht with a ten day duration for our stay. The helpful & polite staff is the number one reason we would return to YAK Guesthouse
We had the room on the to floor facing the front, & it was huge, & the bed was extremely comfortable. The only negative is that there wasn't a ceiling on the toilet, so there wasn't anything to hide any toilet noises. Plus being on the top floor meant a lot of steps to get up there. There was also a large bath (possibly an old pond?) on the balcony that would have been fun to use, but it would have needed a thorough clean for us to be able to do so
Weird place, not for everyone”
It's a guesthouse, no one is really there to assist you. Housekeeping by reuqest only, else no one will really bother about cleaning your room. Location is good only when u have a car. Else its difficult to get a taxi or tuktuk from the place. The place is not too bad, but not for everyone.

We have stayed there in December 2016 at the top fluor room. It was spacious and clean with a nice big bed and clean bathroom/toilet. Place was around 10 minutes walk from Phae Gate leasing to old Town and about the same from warorot market. I can recommended this place.

Not what I was sold”
This place isn't worth the money. First I paid for the room at 600 and I was given the room at 300. I was tired and didn't compute that till next morning when they asked me 700 to renew the same room. I had to fight back to get my due. The 600 room wasn't finished. There is basically no ceiling in the room, it's just corrugated steel plates covered with some plastic and I could see the sunlight coming through. The room was hot like and oven. You think you can sleep at night? Forget it: there is a karaoke next door. You think you can sleep in the morning? Forget it: you'll be wide awake at 6:30 when trucks transit near the building. They also rented out some old bicycles and I was the lucky guy who sat on the bike when the pedal fell off as a result of tear and wear. I had to debate for an hour to explain that things wear out with time and I didn't have to pay for the maintenance of their bicycle or anything else in their hotel. In summary: a headache.
Such a weird stay. There wasn't really anyone working here. The ceiling wasn't attached to the walls on the top floor so lizards were visibly coming in (yes lizards are a thing in Thailand but you usually can't spot the holes.) I made the reservation that day so maybe that was why there was a lack of service and I was told the owner was out of town but it was just a strange place. I wouldn't stay again.
