Wai Wai's place surpassed my expectations. It is clean, beautifully furnished and thoughtfully kept with traditional interior decorations. It inspired me to design my new home in the very same way! The owner, Ms. Wai Wai herself is friendly, kind and incredibly helpful when it came to all the things I needed, especially with getting around Yangon. The food at the restaurant at the homestay is delicious, healthy and her staff are all friendly, it makes it very difficult to leave the homestay. I would definitely recommend it to anyone that is looking for a clean, neat, value for money place to stay during their time in Yangon, as it is conveniently located near Dagon Center and accessible to public transport. Thank you again, Wai Wai and your staff for sharing this experience with me!

Sleep, eat, meet. Simply a great ambiance by a great owner! Wai Wai attracts a nice mix of guests at both her restaurant and hotel with very reasonably priced fairly well maintained facilities/rooms and tasty comfortable food! Nice included breakfast, great rooftop lounge - not a huge menu, but pretty much the best Burmese food you'll find in a low-key joint with even some dishes that would fall into my all-time favorites category!

Unassuming and Charming! (And you'll find yourself among good company)”
A pleasantly chill yet vibrate atmosphere where you can feel relaxed and almost at home away from home. The roof top restaurant/bar (beer only) attracts an interesting, typically socially conscious mix of travelers, locals and expats from around the globe. It's is a great place to have an extremely tasty meal and strike up a conversation with a friendly fellow nomad in a perfectly balanced atmosphere of simple non-pretentious comfort. Wai Wai is a warm friendly hostess that exudes a welcoming aura and reveals her charming personality in not only your interaction with her and her family but in the touches of eclectic design elements spotted throughout the otherwise typical Yangon building. If the people you cross along your journey factors into your enjoyment of seeing the world then I think you will find Wai Wai's definitely contributes to a more fulfilling experience! If she's full, you should definitely at least stop by for the Pumpkin Chicken or Tamarind Curry. Cheers!

Pro: lovely staff, great location, working AC in the room, simple and necessary amenities offered, tasty breakfast and other food in general. They let us take a quick shower after check-out and set up a mosquito net for sleeping upon request. Con: no major con. Remember, this is not a fancy hotel. If you have set an adequate and reasonable standard for accommodation in Yangon, this place won’t disappoint you.

A great travel base”
We visited Wai wai's three times during our almost 4 weeks in Myanmar. At the start and end of our holiday and after a visit to the south. The rooms were clean, simple and comfortable. The simple wet room bathroom, clean, and showers hot. Breakfasts on the lovely fifth floor roof terrace were generous and tasty. The location was great for the swedagon and nearby parks and the local streets full of life, markets, monks, shoppers . And with a taxi rank just around the corner taking you anywhere for $3 a much quieter choice than the city centre. This hotel has rooms on floors 1 to 4 and the terrace restaurant on the 5 th. This means stairs, I managed even with dodgy knees but this hotel would not be suitable for people with mobility issues.

A surprisingly tasteful place in a quiet neighborhood of Yangon. Located close to the Shwedagon and plenty of local restaurants and teashops. The place also has a cute little rooftop resto. My only nitpick is that the bathroom started to smell funny after just one night.

Nice guesthouse run by a sweet, low-key family. We chose a room with a private bathroom down the hall--a wet room labeled with our room number that had a shower and a toilet, and then a set of sinks at the end of the hallway. That arrangement felt a little closer to a hostel than I'd imagined (you can't lock the wet room from the outside, so I didn't leave toiletries there). But there was a rain shower head with plenty of hot water, and the A/C in the room ran really cold. Overall a great value. Only other note: the rooftop bar was quite popular, and attracted a lot of guests who weren't staying at the B&B. But I couldn't hear a peep from our third-floor room.

Great place with friendly staff and an amazing rooftop”
Wai Wai's is a cozy place in the middle of Yangon. Friendly, cozy and with a amazing rooftop. We had two rooms without bathrooms - only to find that each room had a dedicated bathroom just outside the door! Staff in the reception and in the restaurant/rooftop is very friendly and helpful. We even went back to Wai Wai on our way, just to enjoy the food and the friendly atmosphere!

We stayed at Wai Wai's three different times during our trip to Mayanmar because Yangon is such a hub, and we loved it each time. The rooms are very simple, but clean with AC and limited power outages. The bathrooms are the traditional sink/toilet/shower in one open room, but the water is hot. The staff is friendly and kind, and they went out of their way to help us with everything we needed, from booking us a room at another destination to finding the right medicine when my partner got truckstop food poisoning. The neighborhood is very cool- not touristy at all. The streets are lined with local vendors selling cooked and fresh foods, clothing, movies... it's a great area to walk around. We waited until the last day to eat more than the "american" breakfast - toast and eggs - and both seriously regret it. Their Shan noodles are the best we had in Myanmar and the curry they have for lunch is what I wanted every other Myanmar traditional curry to tast like. So delicious.

The location is good, convenient stores and shopping centers nearby, 30 mins walking distance to Shwedagon pagoda. Staff is very friendly and the breakfast is good; you can choose from three three different sets. Rooms and shower rooms are clean. Really worth for what you paid.

Staffs are friendly and services are good.. The room have one smell when we enter into the room.. And there is no lift, we need to carry our heavy luggage up to 4th level.. If u have same situation with us, better re-consider it or request lower level..overall is a nice stay.. Thanks.

Everyone at Wai Wai's place was very pleasant and welcoming. You get a free welcome drink, which was a really nice touch! Be aware there is no lift, so if you have heavy luggage, you should stay on the first floor. I had room 101; It was clean and spacious, but I would recommend staying away from this room. It is on the first floor, facing the street, you can hear everything, including the woman smoking cigarettes and chatting with her friends at 1:00 a.m.

Amazing place, great staff, very clean!”
After 6 months travelling Wai Wai's is the friendliest place we have stayed. The staff are amazing and nothing is too much trouble. They hooked onward bus tickets and let us have showers and towels hours after check out as we had a night bus to catch. The room and hotel are very clean with great air con and fast wifi. The breakfast was great with fresh mango, pineapple, real coffee and delicious noodles freshly made or eggs and toast. The resteraunt serves delicious cheap food all day and the staff will take time to teach you how Tom make traditional Myanmar food. It is in a good location walking distance from the Shwedagon Pagoda and a cheap taxi ride to downtown. This is the best value and friendliest hotel I have stayed at in a long time and I highly recommend it.

Good value, closing its doors on Feb 20, 2017”
As it's closing on Feb 20, you'd have to get in quickly. Rooms are spacious, beds clean with mosquito nets. Rest of room in need of some tlc. This hotel was good value for money but is out of town so you have to negotiate taxis and traffic. We paid 3,500 to get to the Shwedagon Pagoda and it took 30 mins. of traffic jams to get to the north end of the complex. We eventually got out and walked. Staff was friendly and very helpful. The Wai Wai Hotel in town is staying open.
