What made our stay unforgettable was the impressive complimentary breakfast and the restaurant staff. We were so pleasantly surprised by how many options were in the hot buffet and how kind and prompt the waitresses and cooks were. GREAT value! The hotel looks like they have made some nice updates on an older hotel. Everything was clean and the amenities like coffee, soap, tea etc, were appreciated. It's a 5-10 minute drive to the heart of Downtown St. Augustine so good location, too.

The Southern Oaks Inn has become our go to lodging choice in St. Augustine for a number of reasons: 1. The rooms are always clean and comfortable 2. The staff is universally friendly and helpful 3. The breakfast is varied and excellent 4. The historic center of St. Augustine is a short Uber/Lyft ride away (parking is a real challenge 5. "The Devil's Triangle," an outstanding food truck, restaurant, and chocolate/dessert shop, is a couple of hundred yards north of the property.

This resort has everything I could’ve asked for. The staff are so friendly. Even the valets feel like they love their work. The gardens are abosolutely beautiful and make it more than just a room in a building. It is history at your doorstep. The buildings are all unique and done with top level fixtures and furnishings. We stayed in the Spear house and it was done very modern inside with a huge shower and the most comfortable bed. They upgraded our stay to a suite just because they could. Did not ask, they had the room so why not allow us to use it. I’ve stayed in hundreds of hotels and many B&B’s and this one is in my top 5 for sure. If you ever go to Saint Augustine this should be the first place to look. It’s worth the extra cost. I was hesitant at first but I honestly think they should be charging more but I’m sure they want to fill the rooms. The owner spent a ton restoring these houses to make this beautiful resort and you should book a stay here any change you get.

Great location and great staff. Breakfast included. Easy on off I-95 and only minutes from Jacksonville and St Augustine.

We arrived at the hotel at 12:30pm...after travelling with our car from another city...I asked the front desk if it is possible to leave our car in the parking lot so we can begin our tour of St. Augustine...she politely told me that not only could we park our cars but that 2 out of the 3 rooms we reserved were ready..so she gave us the keys! It was great because we had four kids with us...ages 9,8,5,&3...so we were able to put our luggage away, use the bathrooms and have a snack in our rooms before heading out. A few hours later, I was able to pick up the keys to our thirds room. The location of the hotel is great...we walked to downtown area...took about 15 minutes...to see the highlights of St. Augustine. Also, for dinner their are about 10 restaurants within a 5 minute walking distance either on the same street as the hotel or the one directly behind the hotel ( there is also a Denny's inside the hotel). On our last day we decided to go to Vilano Beach which is about a mile away, so I asked the front desk for a late check out for just one of the rooms. She was very nice and said that we could have the room until 3pm for an extra $20...which was great because we were able to be at the beach until 2pm... came back to the room to shower and change and we were able to be on our way. The pool at the hotel is small...but with all of the positives of the hotel...I didn't care...kids were able to swim...and no matter where they were in the pool I was able to see them from my chair. :) We will definitely stay here again on our next trip to St. Augustine!!!

First thing is Filicity is the sweetest kindest most helpful manager I have ever met. All of the staff work hard to keep everything clean. The lady who takes care of the breakfast in the mornings is top notch. The free breakfast was very good. The location is great, you are across the street from publix, a great Italian restaurant, a liquor store, surf shop and more. You aren't sitting right on the beach, but there are no buildings between you and the beach other then a pavilion. The beach is just on the other side of the parking lot, so very close. I would definitely stay there again. Now, it is a older hotel, BUT renovations are starting this fall, and the rooms need some TLC, but it's no way a dump right now, it's just got some age one it. This really is a perfect location if you are looking for beach fun and a quick drive to the sites of Saint Augustine, so don't worry, just go enjoy yourself, tell filicity Jeff and Cindy said hello, and go to the Italian restaurant next to publix

We initially booked the hotel for two nights but we like it there so much that we extended our stay for the third night. The hotel is five minutes walking distance from the Atlantic ocean, and there is a wonderful white sandy beach. The hotel room was nice, clean, and atmospheric. We enjoyed sauna in the gym and hot bath outside. The only drawback is the restaurant in the hotel is poor on vegetarian menu.

We have stayed at this location previously under a different franchise name, but this time was so much better. The room had been completely made over with tiled floor throughout, new paint work ( interesting method of separating room functions through paint colour change) and beautiful walk-in shower, perhaps one of the best we have found. Staff friendly and efficient. Breakfast was well prepared and the staff made some awesome waffles! Definitely the place to stay in St Augustine.

We found this hotel to be spotlessly clean. Air Cinditioning in good working order and quiet!! Office manager was friendly and helpful. Maid service were also friendly and polite.The IHOP Restaurant attached was excellent - large portions and management attended to our every need. We did have to wait to be seated, but it was Sunday Brunch-time and they were crowded. When you have good food, everyone wants to eat there :-) There is an outstanding shopping mall that we walked to, only a block from the hotel. I will definitely stay here again in future.

There were no surprises when we checked in what I saw online is what I saw when I walked in everything was clean and basic and nice. The young lady at the desk that night we saw the rest of our week she was quite enjoyable and very informative. The rooms were clean and well-kept. There's a wonderful restaurant right across the street the Le pavillon absolutely wonderful French German cuisine. It's just a short walk down to Old Saint Augustine and all the sites to see. We had a fabulous 4 days stay and have placed it at the top of our list should we return to St Augustine for any amount of time.

This was a great spot for sightseeing and it had a good breakfast, very clean and the staff was very friendly, the property was very clean and historic looking, you can catch the trolley or the train right on the property. I will definitely stay here again "great bang for the buck"

We loved the clean cool pool with lots of shade. The property was small so getting to our hotel and amenities was easy. The beach access was great and a very short walk. I will definitely be staying here again.

Pros: great view, nice room, close to Flagler and the downtown scene! Cons: breakfast not included and the $28 a day charge to park.

Housekeeping needs improvement. The room needed a good thorough cleaning to include carpets, doors, and air vents. There was hair left in the sink and other places from previous guests. The linens were clean, but there was no duvet cover (or sheet) on top of the duvet. You can tell that the most recent rounds of renovations were done poorly. Rust, poor paint jobs, loose closet doorknob, etc. We checked in around 8 pm and did not alert the front desk about the condition of the room. It took us a couple of minutes to get her attention from the back to actually check in, so it probably would have been more of a hassle than it was worth. The woman who checked us out of the room however was very attentive and friendly.

the hotel itself is showing alittle age but still good. One of the reason I booked this hotel was because they said they had a hot tub. The hot tub was really the pool with a couple of water jets in it. The breakfeat was better then a continental breakfeast most other places give but not a great one. Last day there was very little hot water in the shower. I give this place a 6.5 out of 10.

Excellent stay in an area very near to capital downtown area - good location - room and staff mediocre - I would not stay in a COMFORT INN hotel again - sub-standard - did not met my expectations !

The pros are location, location, location...the cons are if I tell everyone about the renovated rooms...I wont be able to reserve one in the future... The managers in the office were accomodating and attentive. Terrific stay.

Great location, price was a high for one night. Need to be a little more affordable. But everything was good.

Friendly face at reception, sparkling clean and comfortable room, pleasant walk across the bridge to the historic district. Thoroughly enjoyed our stay!

We stayed one night here at the Conch House over Valentines day and it was an exceptional stay with a very large room. We had dinner at the in hotel dining with an amazing sunset and amazing food. Great staff and i would recommend this to anyone wanting a comfortable stay.

Came in for a mini vacation and was delighted by our stay. Clean rooms with a comfortable bed and please tell decor. Far enough away from all the tourism to miss the crowds but close enough to drive to. Right next to the Outlet store for an easy access to them and a quick return to your room when your worn out. The staff are very professional. I wish they would upgrade the breakfast a bit though.

We booked a "King and double suite". Listing claimed it would accommodate 6 adults. I assumed that all meant it would include both a king sized bed and 2 double beds. They assigned us to a room with 2 doubles and a pull out couch. Extremely disappointed to not have the king sized bed. We called the front desk to tell them we had been given the wrong room and they said AGODA told them that room type and they would not move us to a room resembling our booking. Never again.

We arrived late & were lost in St Augustine. We had to call hotel 3x but owner was very patient in giving us the directions. There were more parking lots than rooms. Room was warm, clean and quiet. Breakfast was really simple & we could bring the food to our room to dine in comfort. It's also walking distance from O'steen's Restaurant (famous for fried shrimps). We had a really good night rest here.

We had a marvelous time and the staff was so personable and friendly. I loved our private porch with its own swing, and the jacuzzi tub was sublime. It was easy to explore the downtown and yet the hotel was secluded enough for real peace quiet. I wish we could have stayed longer. Next time we will for sure.
