There was no one at the reception for 2 hours lady from bar across the road give us a key from "room". We come into the room, there was ants everywhere, poops from mouses, holes in roof of bathroom, there was no electricity, no warm water, poops on balcony, dirty sheets, dead bugs, water in bottels leaked from closed bottle. We were there for half an hour, crying... We went to another hotel and there was still no one on reception.

absolutely lovely hotel ”
uh, we can barely get our arms down. recommended by a thai friend. the atmosphere was fantastic, the rooms rustic but with all the "required" features, aircon etc except safe, but the landlady would help there. a word of "caution" you should not stay at the baan gong kham if you just want to pop out for whatever. that said it was easy to have transport to downtown or back, thb 150 each and every time without haggling whether taxi or tuk-tuk. if you do like birds chirping, cats meowing and the odd dog barking, go for the bgk. even the simple breakfast was a feast. sorry i am biased, we are! value for money, i'd give 6 if possible.

Cool hotel and staff”
The family at Baan Gong Kham helped us enjoy our last night in Thailand, and nursed us through our self inflicted hangover. They were helpful in getting us transport, welcoming, and introduced us to their lovely pets. I'd recommend this to anyone wanting to escape the normal loud and busy hotels in the old town.

Wish I'd had more time to spend here!”
I loved this place! The room and the courtyard looked just like the pictures on the website and the courtyard area, with the koi fish pond, was amazingly tranquil scenery from my patio. The staff was very friendly, however it appears that most of their guests are probably Thai (I was the only non-Asian during my stay), so they don't speak a lot of English. I felt they more than made up for it by accommodating my every request (once they understood what I asked for!) For breakfast, there were huge omelets w/toast, fruit, juice and unlimited coffee.The location is a bit of an issue: I didn't even mind that it's so far from city center, but apparently it's not a part of town that taxis and tuk-tuks are accustomed to driving to, so when I was in town, I had a hard time finding someone who knew how to get me back to the hotel. Being far out did make it very peaceful, though, and I ended up spending one beautiful afternoon in the courtyard just relaxing and reading. I would definitely stay there anytime I was in Chiang Mai - I would just plan out a more effective way of getting around!

Authentically beautiful and peaceful”
We loved our stay here. The building is old and authentically Thai- you can really feel at home and peaceful here. The beds are super comfortable. Huge open air bathroom with stone bath. We loved it so much, we came back here when returning to Chiang Mai. Our host Xwn (nickname) was so super helpful - even running us to the airport on our final day. Really friendly guy with great taste in music!

Lost In Chiang Mai......”
We booked online based on the pictures and descriptions of location. For travelers with a vehicle, it would be a good choice. We arrived by bus and found the Baan Gong Kham to be remotely located from central Chiang Mai which surprised us. Staff were gracious in arranging a Tuk Tuk for us whenever we needed to get around. Staying in a rural setting with barking dogs and noisy roosters made sleeping difficult. The breakfast set up wasn't very organized and choices were limited. We had a Thai phrasebook which was helpful in asking for breakfast options.

Baan Gong Kham Hotel”
I really enjoyed staying at this wooden built "boutique" hotel. All rooms are simply but tastefully decorated and overlook the charming garden. The beds are huge and there is a windscreen tv, private balcony and wonderful bathroom with bottles of shampoo and bath oil. The manager/owner is very welcoming and very helpful. I had the feeling that I was staying in a hotel in the middle of the countryside rather than near a city centre. I will stay here again without hesitation, even though it is a taxi/tuk-tuk ride to the centre of the city.

"Lovely Jacuzzi bath complete with a cold shower"”
After much searching and price comparing online I finally found what appeared to be the perfect Hotel for my wife and I to celebrate my 32nd birthday. All I wanted was a clean and quiet place and seeing it had a Jacuzzi tub I couldn't resist making my reservation at Baan Gong Kham Hotel. But upon arrival and check in I began to feel a little concerned. My wife and I were told to wait at the bottom of the stairs while our room was still being cleaned. Once inside we quickly noticed how old and extremely run down the place really was. Huge cobwebs filled the rafters above us everywhere we went. In the corner of the room laid a small staircase which lead up to a small door though which lay a small attic room, which wouldn't normally bother me except that it was extremely dirty and had what appeared to be a small pile of someones clothes in the corner. I don't even want to know whose clothes they were but it just seemed odd that they would leave access open to a room so filthy and scary looking. I consoled my wife that everything would be fine, and besides we still had the Jacuzzi tub to look forward to. Later that night as I went to turn on the water to fill the tub I couldn't help but notice how dirty it seamed so I took a minute to spray down the tub before filling it with water. Here I am on vacation cleaning the bathroom once again just like at home. After thirty minutes I noticed that the water had only reached to about three inches deep. I thought to myself when will this thing ever fill up, the water pressure was just not enough for such a big tub. So I finally decided that it would be better just to skip the Jacuzzi all together and just take a shower, but right about that time the hot water completely stopped flowing. So my wife and I enjoyed a nice romantic cold shower together. There was many other things but I'll leave it at this, I've stayed in bamboo huts that were cleaner and more comfortable. Sorry to be the bearer of bad news, just being honest.

traditional northern hotel”
the hotel is decorated with Thai northern style. You cannot find this type of hotel easily even in Chiang Mai. The owner is very nice. And boiled rice for breakfast is very delicious. You have to try it. Anyway, the hotel is quite far from everything. You must have a car, around 1,500 - 2,000 baht per day for small size. Recommend to take your rest in this hotel

We have traveled for many months all over Thailand and Asia, and this is the best place for all time. The price and quality are just super. Service at height. Very cozy, like at home. And here everything is and air conditioning and refrigerator and bath and balcony and a beautiful patio with a pond and a large comfortable bed. Far from the city, but quiet and cozy. There are bicycles and motorcycles for rent. Everywhere a good signal Wifi. Very friendly and sympathetic host. Very family friendly atmosphere. Do not miss the chance to visit this place!

Before we have booked it haven't we did not check the city centre, and only on arrival understood that this hotel is based in suburbs. Hotel was very clean, room and bathroom super spacious. Staff where very helpful and friendly. It seems to be a perfect place for runaway from busy Chaing Mai city.

Real Retreat and feel homey”
Yes it might be this hotel needs a maintance .. but nit so for me. I felt such homey. K did not want to go out. It is just fantastic. The old way of building houses in Thailand makes the difference. Aircäon is available but does noät need to run. I want come again soon to feel like häome. Cute and really so kind stuff. Thank you

Wonderful stay outside the busy city...”
Our stay at this quaint old timey house was amazing. Waking up each morning with beautiful song birds, feeding the coy fish, really relaxed place. If you’re not the busy city type and just want to lay back and take in a place, this is the spot. The host Auan, was extremely helpful and such a great soul. The staff kept our room tidy and made sure we had water bottles whenever we felt thirsty. Great homey feeling we will definitely be back to stay at this blast from the past. 😁

If you don’t mind having stained toiled seats and unmaintained bathroom, go ahead and book here. The room is spacious and it’s very peaceful at night. Very easy for Grab drivers to find too. We’re averaging 70 baht for a one way trip to Maya mall. They changed the sheets once in the 4 nights we stayed there but did not provide hand soap and toilet paper. I swear this property could have had better reviews if maintained properly. However, the room is very cheap and probably a better deal than most rooms in the city centre.

I enjoyed very much my stay in this resort. It's small boutique resort with 8 rooms avail. The place is quiet and great for travellers who want a quiet side fro mthe city center. ITs only 15min away from the airport which adds a lot of convenient. The staff are friendly and I love having my breakfast with the great scene from the dining area. A great place to stay in Chiangmai.

A very disappointed experience ”
It was tough for us to reach the site late at night since it is located in a small and quiet area, where you could hardly find a motorbike or tuk tuk to get around. There was no obviously sign of the hotel. In addition, you would be easily confused to reach another Hotel (which has better quality than this one!!!) sharing almost the same name. The so-called "Baan Gong Kham Hotel" does look like an abundant haunted house to me when we found it at last, my heart sung to the bottom. There were lots of dark corners, rubbish and dried leaves fell over everywhere in the garden.It was unbeliveable that someone was running the place. At last, there was a guy claiming that he was the host answered the door. He told us we were the only guests for the night and showed us the rooms. They wer spacious and in old style with annoying smells like they were vacant for a long time. The bath tube was covered with reddish orange paint, that you could not help thinking of some controversial scenes without sufficient light in the room. We politely give up staying there for good without asking for a refund since we just wanted to stay at safer hotel. We eventually found a motel nearby after 15-20 mins walk on the same street. Please think twice before booking this hotel. It was a very disappointed experience in my visit to Chiang Mia.

Beautiful traditional house”
The owner and the staff were really nice people, they helped us a lot and got to rent a motorbike directly from them. The room was amazing and the house too. It is a bit far from the center but if you have your own motorbike, I would rather recommend that area.
