one of the best condos in Jomtien beach”
Lumpini seaview Jomtien by Mustafa is a great place to stay and enjoy the quiet beach. It has a gym, excellent pool and gated security. The fun in Pattaya is only a few minutes ride by the baht bus. I have stayed here several times and enjoyed my vacation . Mr Mustafa is a great host and very helpful.There are other condo units in this complex my review is based on my stay at condos by Mustafa.

Beautiful view, awful communication”
The flat is nice, small but all you need, modern, clean, a fantastic view from the 30th floor (room 3012) on Pattaya and the sea, right from the bed, quite romantic, beach closeby, large and clean pool 6am-10pm. For this price its great. The flat is a bit far from the center but the taxis along the beach (10 baht) are running frequently, so no problem. However, communication was a nightmare. Without simcard and a possibility, dont book!! you have to call the owner who will come after 15 min to give you the key. At the building (which is no hotel but a private building) there is nobody to help you. on sms and email there was no or very late answer. we arranged twice a time to meet but twice we waited in vain (together 1,5 h). the owner/manager was friendly and easy-going when we produced fact (staying in the room although we were asked to change) but the trouble and inconveniencies to have nobody to contact were a huge cloud over a otherwise fantastic stay!

Beautiful Place to Stay”
We got a cozy unit on the 26th floor that has the basic amenities you need. Keys were handed by the kind owner, K..., and left the place to ourselves to enjoy. Room was clean, it has a kitchen with microwave, electric kettle, fridge, sink, and plates/utensils. Wifi and air-conditioning are both good. Bed is quite hard, TV only has local channels, and the directions shown by the online maps are a bit different. Turns out, the entrance is right along the main street with a large signage. Didn't get the chance to use the nice pool and beach which are visible from the window. Overall, I enjoyed the stay - I wished we have stayed longer.

Just the right distance from the chaos of Pattaya. Easy pace and good food. Pool and gym were clean. Staff, restaurant, parking, beach all great. Very good value. Nearby markets were fun and excellent food,

Do not be fooled by the cheap room rate”
1st about the good: Its not a hotel but rather a condominium/apartment. I believe its relatively new as everything looks spick and span. It has not one but two swimming pools to choose from if u wanna swim and get yourself tanned. I personally wouldn't swim at the beach because of its condition. The room, although not spacious, comes with a small living room area with tv, a sleeping area with queen size bed and even a small balcony for smoking and sight-viewing. Remember to request for high floor (i stayed on the 26th). The view may not be breath-taking but it is definitely stunning enough. Mostafa, the guy that recieve me and handed me the key was nice and friendly. Now for the not so good: Location may not be ideal for those of u who loves the action and the nightlife. Even the nearest 7-11 is 10 to 15mins walk away. But then again, you can always rent a bike at 250baht a day easily. For USD20 per night, i will say this is definitely a very good catch.

MY (our) 1st experience with what is most likely an Agoda homestay, not a hotel. There was no front desk which threw me for a loop as the was no instructions on what to do, Problem solved with 1 phone. You call the place with your reservation number and they direct you to one of 4 buildings, you go to the mail room and get your key from your rooms mailbox. After that, it was a very nice stay. Small 1 bedroom apartment. Queen size bed. Cooktop and microwave if you wish. We were in the furthermost building from the beach but it was a 2-5 minute walk thru the beautiful property. One of the buildings offered a laundry service we used and was very happy with. Another building had a GYM you could use if you so desire. We used both pools and the one closest to the Beach was biggest and warmest because it is exposed to sunlight more than the pool between the rear 2 buildings. Many food options within walking distance and local tuk-tuks and taxis are always around if you wish to head downtown.

Good Hotel and service with minor issues.”
Mostafa was really welcoming and Nice. Loaned me money until the next day as I arrived late and missed the local currency exchange as they were closed. I had never experienced such a lovely service. The negatives, was far from Pattaya so suited more for couples or family travelers. Hard to get transport at night to the end of the beach. Room did not get made for the 3 days I was there and on 2nd day had to ask for towels. If these things get changed it would be almost a 10/10.

Good value clean and helpfull”
The room was fine smaller condo style in multiple hi rise developement. The owner and his friends were helpful and friendly and able to rent us a bike at a reasonable price. The condos are right on the beach front road

One of the best hotel I have stayed in checked in and out was so easy the room was really like home kitchen separate bedroom lovely views from balcony pool was cold I have to say but if your on a budget then this is the place to come as you can get a bhat bus into beach road

BIT FURTHER FROM CHONBURI IMMIGRATION”
I kinda love it actually, it was cheap (glad I caught up the promo). It's an apartment and for livelihood purposes whoever owns it they decided to let some travelers rent it than let it be rotten. (Value for money) oh well if you were in a tight budget you could just buy at 711 for your food 'cause if I were to say Pattaya is expensive city, everything is really up to you if you are willing to spend that much or not, you can either stick to the affordable ones or indulge with the expensive ones the button is yours. (Location) Either you were renting at the hotels, inns, guest houses, apartments and etc these places are actually allowable to walk to the beach at nearly distance. If your purpose here is to do passport/visa run, it's a bit further from Chonburi immigration yet you can catch a songthaew (shared vehicle) along the road for 20B. (Cleanliness) it was clean hands down. (Staff/s) I don't know if she's the owner or agent but she was cheerfully helping me out.

Nice and Clean”
Great value but you might need a motorbike or car, anyway there is a motorbike taxi at the front of condo which is the easiest way for me to get to town. The room was really clean and got very nice TV,fridge, microwave, shampoo and towels. I got a bit problem when i first booked on agoda that didn't realize i have to contact to the owner directly because staffs at the condo seems to have no idea what i was talked about. one thing i would suggest is maybe need to put some plates,forks and spoons. that's will be perfect. The location is ok if you want to spend time all day by the beach and pool. there is 7-11 nearby. The owner is friendly and i already booked here for my next trip.

Total confusion.”
booked a 2 night stay here. gave taxi the direction's to the hotel from Agoda and end up in the place they said the hotel was but it wasn't there just a run down old soi that really did not look good. we found the which is not called the same name you book under. asked a security if we where in the right place they sent us into the first building then we're were sent to the next building oh and then sent again to another building all in the same complex. Finally found the right one to check into, and knowbody know anything about the booking lol. eventually an old lady comes down mutters something in Thai and hand us. key, luckily I have a thai partner 3 phone called later without being asked for our names, booking ID number or even and ID that gave us another key and off we went. Rooms are small but cosy and clean No sea views as they name would possibly make you think. short walk to beach but if you want the restaurant's they you would need to get bike or van taxi van taxi 10 Bart. Beach is really nice and plenty of chairs and shades to be hired. Wording cracks in the concert walls able to see daylight. swimming pool was good. Check out time was as bad as check in needed to hand the key back nobody wanted it lol. Agoda as a booking company really need to make this a better system with them. would I Saturday there again or recommend it? possible not as better and now convenient hotels around.

Clean and new but small”
Its a cheap getaway for a short trip. The pool and gym are good. The children's play area and garden are nice. a few restaurant choices and 7/11 nearby on the beach road. The rooms are small but cleverly arranged.

Mostafa was excellent to deal with, courteous and friendly. he helped when we needed to stay an extra day. rooms were small, but excellent for 2 people. would not recommend for a family with large children. rooms needed more cutlery as there were no cups for coffee only glasses. swimming pool was excellent but be very careful in the walking area as wet feet and smooth concrete do not mix well, caused a slight injury. overall will be staying again. A room is not really big for many people, 2 people is fit and comfortable. Staff is very friendly and room that I stayed is on the top of building. If I have a time won't be go another place, but I never go on the weekend so the price is so good deal. Thank you very much. ^^

Far from Pattaya City”
Came here thought its a hotel. But actually it's a residential convert to hotel. No proper receptionist. A cleaner will bring you to the room that's all. You are all at your own. Facilities seem good, but only the pool at ur block can be use, went over at 12pm(hottest time in a day), and the pool freeze like hell as the pool is in between both building without sunlight. Far far away from city centre. It's so call at Jomtien Beach but it's actually very far from those crowded place. Around 20min by taxi alone. Unable to reach by foot. Transportation is easy but could be easily con by those taxi driver. If I have a chance, I'll pay a bit more next time to stay nearer at least I can walk back after my drinking sessions at night. Service wise: non at all. Once u checked it, you are at your own, no one will make up the room or get you any room service. I will not recommend this place.
