"A low price point makes the perks at Larkspur Landing a pleasant surprise. We stayed in a small studio that had a full kitchen, queen bed, TV, AC, basic bathroom, and arm chair. Breakfast in the morning included fruit, cereal, yogurt, and a few packaged pastries. This will not be the nicest hotel you ever stay in but it’s very comfortable, down the street from the Roseville Medical Center, and is a great value. "

"My husband & I stay at this motel often. We like it because it is the cheapest in town & it is in a convenient location. Our last experience was a bit unpleasant. We arrived to check in around 8pm on a Friday night. The lady at the front desk was very nice. We have delt with her a few times, & she always provides fantastic service. However, when we went to the room we were assigned, we turned the lights on and saw about 20 cockroaches crawling up & down the walls. It also had a moldy smell inside. We have an 8 month old daughter, so this condition was unacceptable. We never noticed roaches in any of the rooms we stayed in before, so we requested a new room & she was very apologetic & made sure to give us a nice, clean room. It seemed to be newly renovated compared to some of the other rooms we've stayed in. Stayed in that room 2 nights & didn't see any roaches. The property overall can use some work, but you get what you pay for at this place. Hopefully the roaches are taken care of! "

"Price inexpensive. However, breakfast was nothing more than coffee, artificial creamer, no tea, instant oatmeal and breakfast bars. Should not be advertised as “breakfast”. Rooms were clean but contained absolutely nothing: no coffee maker, no utensils nothing. I had to eat my left-over salad with my hands. Would be great if I was moving in and had my own stuff, but not when just staying a few days. I guess what happened is that I did not have a good sense of the type of place it was, based on the advertisement. "

"The Continental breakfast was great and the room was clean. The only cons I saw were the mattresses were too firm and the towels too small. Were they to improve these things I would rate them 5 stars."

"Room had a strange odor. Came in to clean one day and didn’t do much. About 1 hour from when I got back the cleaning lady knocked on the door to finish it. Said she went to lunch. I declined. "
