Awesome location, decent rooms ”
Very well location on Dhammazedi Road with lots of eateries and a big supermarket within walking distance. Breakfast was oily and slightly disappointing and some big rooms don't have real windows but otherwise I can recommend this place. When trying to get here, tell the local taxi drivers to go to Aung Thuka, the Myanmar restaurant. Personnel were helping and welcoming.

The staff is very helpful, welcoming and kind. Excellent value for money. The rooms are relatively small and basic, but it is a very convenient place to stay and it is perfect for a short stay. Would definitely recommend it.
Walking distance to Shwedagon Pagoda”
The staff were very respectful and treated us like 5 star guests. The buffet breakfast was good and we found the restaurant food to be satisfactory although we did often go to a restaurant nearby called “Thai Plus” which made excellent Thai food. There was some construction which was a bit noisy during the day but this should be finished in a few months.
Booked 1 week at a reasobale price then realized when we got there that they were doing renovations and there was construction sites both sides. A little disappointed that when i went to book more nights, the price almost doubled within a few days, good business for the hotel but i believe unethical as people who are now paying the new high price dont know about the noise of construction until they arrive and see a sign on the door. just not cool. All else was great, service was superb. And suggested to put the menu in the restaurant in MMR Kyat, why use USD when it fluctuates. Ok for Americans but nobody else, too many conversions and calculations have to be made until it's confusing, especially your check out bill, in Kyat and USD all mixed up. Another way for the hotel to profit at the customers surprise. I will be aware of these things next time.
Good staff, Services beyond 3 stars hotel, near shwedagon pagoda”
Services beyond 3 stars hotel, when I arrived there they served me with welcome drink, room so nice and bathroom is good as well. The location near shwedagon pagoda can go by walk around 10 mins. The price is pretty reasonable. I booked it about 1,100 baht (~30 USD) a night.
Top location, friendly staff”
Stayed here for 2 weeks recently for a business trip. Perfectly situated to access both Pyay Road and Kabar Aye Road as the drive to both these locations goes through traffic jam free roads, something quite important in Yangon. Breakfast selection was good (you choose from 8 types of asian/western offerings) however, the breakfast dish itself was either quite bland or oily. There is a bread selection and some other types of food (eg: fruits, pasta) available as well. The rooms are of decent size and cleaned daily. I also got a laundry discount (25%) for my long stay there. Staff speak English well and are super friendly and helpful. The location is also perfect to access decent restaurants by foot. Aung Thukha (a famous Myanmar restaurant) is right beside, Sharky's and Coffee Circles (both serving western food) are about 3-4 minutes' walk away. A huge supermarket (Citymart Marketplace) is 550m away. There's also a really nice coffee hangout spot called The District that is directly opposite the hotel 1 minute walk away.
Convenient and clean”
Friendly staff even if sometimes it's hard to understand each other. At least they are smiling and always willing to help. Location is convenient, not far from the Swe Dagon Pagoda and some restaurants and bar. Room are quite small but clean. My only disappointment might be the breakfast and the coffee which is really not great...
Excellent value for money”
Pleasant although experienced some issues with wifi connectivity on my third day. Location is great. Easy to get to any part in town without having to navigate too many traffic jams. Good assortment of restaurants and cafes within walking and short driving distance. Clean premises, friendly staff. Breakfast is included. Overall very good value for money.
Excellent value for your money”
My stay at the Business Alliance Hotel was very pleasant, part business, part weekend recreation. The hotel's location offered me easy access to some of the main attractions in Yangon such as Shwedagon and Kandawgyi Lake. The hotel itself was clean and relatively quiet, the rooms modern and clean. Most importantly, WIFI was always reliable albeit at times slow, but this is an expected and unavoidable downside anywhere in Yangon. The staff was courteous and discreet. Breakfast was decent, with a limited number of choices and acceptable quality. Overall, a very pleasant experience and a great value for money proposition for my next trip to Yangon.
Small, but comfy hotel!”
I had a 3D2N stay at the hotel, which is located within walking distance from the famous Shwedagon Pagoda. Service was warm and amiable, coupled with buffet breakfast that had a small spread, but delicious. The room was small, but comfortable.
Convenient, Clean and Spacious”
Staff was helpful and friendly. Hotel room was new, clean and spacious. Breakfast was adequate though range was limited. Bed was comfortable. Furnishing is of international hotel standard. Rattan chair in hotel room was uncomfortable as it was without cushion. Internet was slow on first day, down on second day and better on third day onwards. Easy to catch cab, just outside hotel. Good access to many restaurants around hotel. 24-hour mini-mart next to hotel too.
Pricey but very good”
It's a bit pricey hotel, even by Burmese standards currently, but the rooms are brand new, and it's a walking distance (about 10-15 mins) to Shwedagon. There's great restaurant just across the road (Friendship Restaurant), and small 24h shop for basic stuff beside hotel. It's located by a busy road, but rooms are mostly on the other side, so it's very quite inside. Great breakfast (super mohingar soup), cosy sleep, attentive staff. If you want to stay relatively close to Shwedagon for walk-up visits, and don't mind paying a bit extra ot get a nice, clean and new room - go for it. We liked it.
Poor Services and Initiatives”
Proper customer services is practically near zero. Due to road closure, the usual entrance not usable and they also did not open up another entrance for cars to go into the hotel compound. When questioned why they did not open the other entrance, they claimed that they did not know that the road was closed when their security post was directly infront of the blockage. Upon checkup, non of the staff has any initiatives to push the luggage to car when they already knew that there is a road closure and the car will be far away.
My stay was 27 nights: my full tourist visa. The hotel staff is simply splendid. They arranged local taxi rides for me and negotiated the fare, as well as giving me excellent recommendations for things I should see in Yangon. I used the hotel as a base of operation for trips to Bagan and Inle Lake. The hotel staff helped me make arrangements for both trips, including hotel reservations, and arranging drivers to meet me at the airports. I had a couple of minor maintenance issues while I was here, and they responded with a repair within 15 minutes each time. The maids cleaned the room perfectly every day, and the wifi was fast. I highly recommend this hotel!
Starting to look tired”
I have been a regular visitor to BAC but after an absence of three months I noticed how tired the hotel exterior and interior looks. The rooms could certainly deserve a fresh layer of paint, the floors are 'sticky', and the bathrooms are starting to crumble. My shower head was only working half way and the towel rack fell apart when put to the test. The attractiveness of the location remains a big plus point, though. Just wish the hotel wouldn't look so tired.
Amazing Stay! Left Very Happy”
This place is amazing! It was super clean, the staff were super sweet and I loved the dorm rooms and shower. I stayed here for my last two nights before ending my trip and going home. It was only a 10 minute walk to Shwedagon which was super convenient to go check it out at sunset before leaving. Would definitely recommend!
Close to Shwedagon and good restaurants”
10 minutes walking distance to Shwedagon which makes it convenient for sunrise visits. Also close to several good and fairly cheep restaurants, and a taxi to downtown doesn't cost much. Staff will help you arrange transportation and even lend you an umbrella when it's too hot. Good breakfast.
hotel not so interesting for me. lack of amenity , tv program not much channel tl choose. toilet very small. but has rain shower! walking distance to shwidegon pagoda. opp has several restuarants-- friendship, sharky, moju.
Business hotel with just the basic. 50$/ night. Room is small, like Japanese budget hotel. Walking distance to Shwedagon pagoda. Surrounded by some restaurants - Friendly, shaky, kigpins, coffee circles. Mojo. But entertainment at hotel limited-tv only CNN. BBC. DW. CNA. nothing to watch. Breakfast everyday same 4 dishes-fried noodle, fried bee hoon, spring roll or samosa, n salad. Short stay is OK. But if you have bigger budget, stay down town is better.
I am a regular guest at Business Alliance. I have been noticing a gradual decline in the quality of the internet connection over the course of my last 4-5 trips. Also, on my second day had to ask four times before housekeeping came to clean the room. On the plus side, check-in has been greatly streamlined, room key and internet log-in info was ready upon arrival, the whole process took seconds. The benefit of being a frequent visitor.
