Excellent”

Freycinet Waters was great and the staff friendly. The bed was really comfortable and the appliances were quality (unlike those in big chain hotels). The supplied food was generous. My only criticism is of the town of Swansea itself. All the eating establishments were quite expensive (double what I would pay at home in Melbourne) which wasn't the case in other towns nearby.

cleanliness, location, attention to detail

Everything about Freycinet Waters is good. It is immaculately clean, everything is in good condition and well cared for. The rooms are a good size and all the small details have been covered. The location is great. We did the 5 hour Wineglass Bay/Hazards Beach walk one day, and it was only 40 minutes away. FW was very nice to come back to after a long hot day. This charming cottage is just across the road from the water,and even though it is on the main road, it is very peaceful. Karen is just lovely, and Bob makes an amazing breakfast. He is also known as the "port genie" - yes,there is a small decanter of port in the room that is refilled daily! We will definitely stay here again, and would highly recommend it to anyone.

Honeymooners on a road trip - Room 1”

Pros - amazing location right opposite the beach and jetty, and just down the road from the local shops, restaurant, cafe and laundrette. Karen was very friendly and welcoming, greeted us on arrival, gave us a quick run down of the town and showed us to our room. The room came with all the expected inclusions, and our own clean(!) toilet and shower was a plus. After a day of driving/exploring we were happy to sit on our little deck overlooking Swansea and take in our quiet and peaceful surroundings with some cheese and wine. We weren’t disturbed by any other patrons or breakfast being held in the combined area next door - total plus as it allowed abit of a sleep in before hitting the road again. Cons - none. What stood out for us - the spectacular location. What a treat it was to enjoy the evening on that deck.

Our every wish and need was catered for, plus more.”

Our high expectations were exceeded. Our hosts could not have been more helpful; explaining the practicalities and offering information about Swansea and touring in the north east region. Every home comfort was provided and additional touches such as heated towel racks, motion sensitive night lights, effective shower head, coffee machine, port, etc The apartment was attractive, warm and well provisioned. Location was close to shops, restaurants, museums, and was so close to the Bay we could see it from our windows. Highly recommended.

The perfect pick me up. ”

Karen was a knowledgeable and comforting host - as a lone traveller it was nice to treat myself to a BnB that felt homely, and to get some good guided travel tips; and a yummy breakfast. Swansea is quiet - so don’t expect buzzing nightlife; but the views are beautiful and you’re right on the waterfront. Bed was warm and comfy and bathroom was clean. Would strongly recommend.

Seaside B&B at Swansea”

If you travel to Swansea, this is the perfect place. It's opposite the seaside, the hosts re kind, attentive and friendly. The breakfast was good and the room was clean although not very big. The host explained to us clearly the places for food, oyster, nearby vineyard and scenic point. Good stay overall.

Super Comfortable good location warm staff

We stayed here for 3 nights and it was amazing. It was located in central Swansea which made exploring the surrounding attractions very convenient. We had the room with the view of the ocean which was really nice and calming. Will return to stay! Thank you Bob & Karen for everything!

Excellent hotel”

Friendly host, clean, free wifi

We had a fantastic stay there with warm hospitality by the host. The location is easy to find and close to other spots in Swansea. It offers free wifi which is not common in other hotels of the same grade. Will return and recommend to my friends.

Warm and friendly host,comfortable and nice room.

We reached freycinet waters at night time (about 9pm) due to GPS not working when we drive from port arthur.Warm welcome from the host, and she gave us a "manual GPS" (big map of tasmania) when we told her our problem.Room is nice and comfortable,breakfast is great too. We really enjoy our stay here.

Warm room, Friendly staff,comfortable large bed

After travelling several hundred Kilometers on a motorbike in the rain it was pleasing to arrive at Freycinet Waters. The room was lovely and warm and the staff very welcoming. Overall it was great to have the spa room to warm up in and relax.

Karen the owner of Freycinet Waters was very kind. This place will provide breakfast and the breakfast was good. Cereal, juice, continental breakfast and coffee or tea. Karen was very helpful and will advise you about the situation and places.

the hotel is conveniently located at the central of swansea with great restaurants around. great sea view from the balcony. room is superbly quiet. staff are truly helpful and attentive. great homemade breakfast. only con is the room is a bit too small that can hardly fit in 2 big luggages.

Very pleasant stay”

Very friendly owners who made us feel welcome. Great breakfast served. Nice clean rooms with free wifi

The owners of the place were very friendly at welcoming us even though we had a late check in. I emailed her a few weeks back asking for a late check in as I told her I will be at the freycinet national park. As I checked in she greeted me straight away and asked me how my day was at the park. Taking a note to remember theses details is customer service at its best! Great breakfast served in the morning.

Bob and Karen were one of the best hosts I have met. They cooked delicious breakfast that we always looked forward too. And they will make an effort to ask for your itinerary and make and advices/recommendations for you. Best place to live at freycinet for sure!

Great Location

Great Service, Location and Breakfast. Close to Coles Bay and great location for hiking Wineglass Bay. Only downside is that Swansea is a sleepy town and everything shuts by 8pm.

Comfy and friendly abode”

Comfort, friendly and helpful staff, location.

We were sticking to a reasonable budget and pleasantly surprised when we turned up at Freycinet Waters: right opposite the waterfront as promised, breezy decor and really comfy rooms. We were greeted by the owner and she was very helpful with suggesting tasty local restaurants and timing for getting to Wineglass Bay the next day. Breakfast included was yum . Great value, we definitely hope to stay there again!

Amazing breakfast, great hospitality, beautiful room with water front view

We enjoyed every moment as karen n rob pay attention to every detail of there bnb. The room was so clean and new, toilets are very important to me and it was warm. We had water view and i could have sat on the balcony forever The bed was comfy and we could even borrow dvd to watch. The breakfast surpassed expections, i had haggis and black pudding which were hard to find even in melbourne. Everything was done with care, even the orange juice was freshly squeezed. Karen and rob are great hosts and we will go back again anytime! Thanks for all.

It is a good B&B as a base between Hobart and Coles Bay. Easy to find. Clean. Karen is very attentive. Breakfast is OK. Out of the 3 choices, I tried 2 of them. The Eggs/Bacon/Mushroom is better than baked beans on toast. Bed is comfortable. Walking distance to grocery store, visitor center and restaurants. I was staying at Rm 1. Although sometimes I could hear the conversations outside my room when other guests checked in (as the guest entrance is right next to my room door) but it is not a major problem. It could get cold at night even in April. I didn't know the AC also works as heater on my first night. When I returned to my room before sunset the next day, I found the heater was turned on which was nice. I wish the heater info was in the hotel info folder.

Worth the stay”

Stayed two nights in Queen Room B and although not overly large it was quite adequate and clean. Room has a great view at the front, there is ample heating and the complimentary port was a welcome touch. There is a good choice for cooked breakfast which was huuuuuge and served in a delightful breakfast room with views. Karen is a great hostess and gave good advice regarding our remaining travels in Tassie. We would have no hesitation in recommending this accommodation
