      Must love concrete
My room, the deluxe with king size bed, was a concrete shell. Even the bathtub was framed with concrete. So if you like smooth, grey, concrete for walls, this is the place. The bedroom wall is heated by the afternoon sun and remains hot all evening. The refrigerator sits against a wall opposite from the wall which had the only counter. My biggest complaint is the hardness of the beds. I wrote to many hotels asking about the firmness of their beds. Boutique assured me their beds were soft. The bed was so hard I spent my first day inspecting every guest house and hotel in walking distance (of which there were many) to see if they had softer beds. All the beds were the same, very hard. Hotels use hard beds because they last longer but hard beds are very bad for people with back problems. I paid 1,800 Baht/night at the Boutique. There were much nicer properties for that price in the neighborhood.

      Horrible Bathroom
The bathroom was horrible, the floor was concrete and at least the shower floor should have been tile but it was warn away grungy looking concrete. The toilet didn't flush all the organic matter and left "sediment" and the worst thing was the shower water going from boiling hot to ice cold every 30 seconds or so. This place was about $50 a night, it should be closer to $25 a night, ether way, you couldn't pay me to ever stay here again.

Nice boutique hotel, in the old town of Chiang Mai
A nice hotel with only a few rooms. Very modern (lots of concrete). Friendly staff. Good value for money. The only problems : the curtains in the rooms are not very efficient, and the part of Chiang Mai where the hotel is located is not the most interesting one (but the old town is small and the main streets are juste a few minutes away).

      Stylish place
Stylish, modern place within the town walls. The only annouing thing was it was raining dust out of the ceiling ventilation. This is how you can ruin the picture of an otherwise total perfekt stay. The staff is polite and friendly, the breakfast is done fresh, the room is big and quite..., four stars is totally ok.

You can get better for the same price
Not a disaster, but I won't book again here. Hidden away enough that taxis don't know it. Very poor noise insulation. Couldn't turn off a/c, no matter what I tried. Shower temperature keeps changing by itself. Staff not particularly smiling or welcoming. I've seen better hotels for the same price while I was there.

      Excellent place!
The hospitality is amazing, it's very clean and also in the middle of all the action but tucked away so it's very quiet considering its location. My room was very well maintained and the staff was always there to help with my needs.
