The hotel is very good. The hot water and air conditioning are working very well. We hope there is free rent bicycle from hotel to the visitors. (^^) The location is good. It is near some bus stations. So it is easy for us to go to around Kyoto. We'll back to Grand Japaning Karasuma Oike if we go to Japan again. ^_^

Excellent”
A very basic room for a low price. The check in - check out is all automated, so the front desk is often not staffed, the elevator does not require a room key to use and there is no safe in the room. Japan is low crime but even so there really should be more security features. The free wifi is unsecured and very slow. The room was small even by business hotel standards, without a proper chair/desk, only a very narrow shelf and stool, not convenient for a business traveler. The shower is a unit bath, clean and serviceable but very small. There is no restaurant or breakfast available, and the nearest convenience stores are a bit far. The location is not exactly Karasuma Oike; it's about a 10 minute walk to the station. But it is quite central for most attractions in Kyoto, about a 20 minute walk from the main shopping/dining/nightlife area. The free shuttle from Kyoto Station was not worth it--took over 2 hours and I had to walk 3 blocks from where they dropped us off. Taxi is faster.

Office is short walk far from Kyoto Station which was a plus because lugage can only be stored at the Office. Staffs at the office are friendly and helpful. Hotel location was not too far from Karasuma Oike Station. Bus is provided for drop off to the hotel from office was a plus However check in is late at 4pm and check out is early at 10am. On the email it says that might be possible to check in before 4 but according to the staffs only from 4pm onwards There were some hairs in the bathroom and on the bedsheet when we enter the room but the rest are clean. Laundry and tumble dryer are a plus Overall this property is pretty good

Pros 1. Service centre conveniently located at Kyoto station 2. Luggage storage and shuttle bus to hotel provided 3. Rooms are accessed using number lock 4. Easy check in and check out process 5. Spacious room - for me as I am using a double room alone 6. Easy replacement of clean towels - just ask from the front desk 7. Free laundry and drying service at the top floor, detergent provided (only two washing machines and dryers) - there are two open areas but I didn't get to see it as I only do laundry at night 8. Phone with data is provided (I didn't use though) 9. Phone cables (Apple and Samsung phone's provided) with plug at bedside 10. Torchlight provided on the wall near the door Cons 1. Shuttle bus did not bring me to the doorstep of my hotel, driver dropped me off at the main road and I had to walk in myself at night 2. Rooms are cleaned only on 3rd day of stay 3. Limited wardrobe space - if you want to try your clothes, you need to think of alternatives 4. Room is dusty - (a) not too sure if it is same throughout Japan, the dust on top of toilet bowl when I checked in is still there are 3rd day of cleaning (b) there is a later of dust on the phone provided 5. Bedsheets may not be changed - (a) there's a lot of dust and the dirt spot on bedsheet cover is still visible after 3rd day of cleaning (b) items placed on my bedsheet were left untouched after cleaning 6. Bathtub clogged on my 2nd night (water level covering my feet), bathtub is still clogged after 3rd day of cleaning (water level covering my ankle) 7. Carpet was initially crooked, left the same way after 3rd day of cleaning 8. Front desk staff not attentive - I left a note before I went out in the morning to unclog my bathtub but the note is still there when I'm back at night, nothing was done until I call their service hotline (the staff has limited understanding of English)

A large hotel room at last!”
Coming from a tiny hotel room in Tokyo, the sight of 3 beds and a large room is a wonderful sight indeed. The place is obviously new and seldom used because of accumulated dust on some of the furnishings but all in all, the room is clean and tidy. Only problem we had is there wasn’t anyone manning the reception area for 2days (we stayed there for 3 nights) so no one is there to give you fresh linen or any supplies you may need. We had a very pleasant stay though and will book again for sure!

Good hotel, a bit far from metro station though”
The hotel is alright, room looks clean and quite spacious. The position of the TV is a bit weird, it is hard to see the TV from one of the bed. Check-in and check-out is done with a tablet placed in the lobby. There's no staff in the hotel. Make sure you can access your email on the day you check-in, because the room password will be send to your email. The hotel is quite far from the nearest metro station though, about 10-15 minutes of walk.

good overall, but restrictions to what is offered”
The location is good,the way to check in and out very easy. The room spaces and overall design is good too. But, there is NO kitchen on the site, as stated in the Agoda website, just a fridge and kettle in the room. The free shuttle to the hotel is only available to check in, and not so convenient, bust not available when you check out with your luggage, even if the only place where they can keep your luggage is the central office, which is not convenient. There are laundry traffic jams and not enough dryers for the number of rooms and you can end up waiting hours in the evening to be able to dry your laundry. The phone is convenient, but by free international phone call they m an, free for Australia, us, China, HK,south Korea, Taiwan. that's it. If you're from Europe or Canada or anywhere else, you're out of luck, which is another small disappointment. finally, the rooms are clean, but they don't give the floors below the beds very often. we had to retrieve some fallen items and got lots of dust from the carpet. Could be better. So a good place, but quite some room for improvement.

It's in a quiet neighbourhood. Very clean, modern and comfortable. Loved the shuttle bus service to the hotel. Walkable distance to nearby train stations. There's a famous soba noodle around the area and various supermarkets can be found.

Simple and clean room (hotel lookalikes)”
The reception is only a tablet, self check-in and check-out. It was simple and clean room, bed are comfortable but our neighbors are quite noisy at that time. So, wall a bit thin in this case. Overall stay are ok, there are washer and dryer facilities (2 machines each).

great place to stay if you are not needy. No staff at the property other than to clean rooms in the morning, checking in is done by email and ipad (we came in late at night) super easy steps and you get your room info. make sure to write your room code before hitting next. There is a complemantary Handy phone during your stay with free internet and international calls (we did not used much, it but what a great tool.) You can get directions. Place was very clean, they only change your sheets every 4th day and towels every few days, there is a phone in the lobby to contact someone if you have any issues or need anything. We saw very few people until check out time.
