Perched on the edge of a cliff, this award-winning property offers a stylish commune with nature only 15 minutes from Dambulla Town. Set amid extensively landscaped gardens and surrounded by verdant wilderness, Heritance Kandalama is perfectly situated for exploring Sri Lanka’s Cultural Triangle. Two of the country’s most famous historical sites – the Dambulla rock temple and the Sigiriya rock temple – are located close to the hotel grounds, and so too is the resplendent Kandemala Lake which is accessible by foot or on horseback. Rooms of Heritance Kandalama are contemporary and minimal, and guests can enjoy vast, undisturbed views of the forest from their private balconies. Recreational facilities include an infinity pool and a spa to release your stress while you vacation in style in Sri Lanka.
"Pool, hotel service, and food are fantastic."

Nice hotel, but if your not a fan of bats its best to avoid”
The location and scenery around the hotel are amazing, only 30 minutes away from Sigiriya. The buffet options for both breakfast and dinner were immense and delicious. Our room was great, nice and clean, but slightly overpriced. As the hotel has open corridors from the room to the main lobby at night many bats fly around so if you are not a fan you may want to find somewhere else.
Staying in an architectural masterpiece”
Just three letters: WOW Happy we went there for our last night of our sri lanka holidays. Nevertheless it’s rate was 8-10 times higher then we are used to as budget travelers, it was totally worth it. Hope to be back one day.. for a night of two, three.
Scenic beauty all around you”
The hotel was made with a purpose... to be as close to nature without harming or altering the surroundings too much. The hotel oversees the lake and is built around rocks and the jungle. You can't help but admire the beauty around you. They have 3 swimming pools out of which the infinity pool at the reception has the best view of the lake. The rooms were pretty clean and the staff courteous. Being close to nature has it's own cons though - insects were all over... you have to keep the balcony closed unless you like living with insects... we were travelling with an infant so it was a good thing that we carried mosquito repellent stickers with us The food was good. They also custom made dishes for our dietary requirements. We enjoyed our stay here. We had 3 night here... In hindsight I feel 2 would've been enough to enjoy the place and see places in Sigiriya
The hotel location and view are very good. We had booked 2 rooms with a 40% discount but this does not mean that the hotel should give us very old, not clean rooms. The bathroom's curtains were disgusting, the rooms not clean. Very disappointing.
Amazing views, great atmosphere, good breakfast with Kandalama tank as the backdrop. Rooms are spacious and clean, service of the staff is excellent and all requests were attended to. We loved the place BUT it is worth taking note that this hotel has signs of aging, it is showing in some parts of the rooms hopefully the management will renovate this amazing piece of architecture in time. Definitely will visit again.
Must stay masterpiece of Jeffery Bawa with hotel architecture on surface of rock on a hill, facing to vast view of lake. All the room seems lake view with Sigiriya Rock in center. The hotel is designed as a part of forest, so that monkeys squirrels and birds are on roof and wall of the structure as if you are living in forest. Hotel facility is luxually spaced with wide view. The hotel locates easy access to Dambulla, Sigiriya Rock and Minneriya National Park. It is highly recommendable to stay in the hotel if you plan to go these places.
Loved multiple pools, extensive breakfast, gym and beautiful styling. Hopefully they continue with the eco-theme. Not close to any other facilities like bars, restaurants etc. You need your own transport/driver for this place.
In the jungle ”
Beautifully located in the jungle, this hotel is quiet and relaxing. Monkeys are everywhere and looking at them from your own balcony/shower when they eat and play aid a good show. The infinity pool is lovely, the spa is good and so does the food. Having said that, the choice of food is very limited and price can be steep.
Beautiful surroundings in the rain forrest”
Very friendly and helpful staff. Serene atmosphere. Absolutely clean, neat and very comfortable bed. Variety of foods available for breakfast. This hotel is idealif you want a relaxing few days between touring Sri Lanka
RELAX AND HAMONY WITH THE ENVIROMENT
Amazing location and staff. We celebrated our honeymoon and were upgraded right at the arrival, everybody took care of us but specially our friendly driver Sanath who made sure we were happy and safe with every trip
An Amazing Hotel in the middle of nowhere in the middle of the jungle. Room is great with fantastic view of the Lake and Sigiriya rock and surrounding. Infinity pool is really nice with fantastic view. Breakfast buffet and dinner which was included was very nice. Lots of choices. The tea was superb. Staff are friendly enough. Spa was excellent. They were very friendly, manager provided excellent customer service. Lots of monkeys around. Would stay there again in a heartbeat.
Wonderful pools and views!”
Very nice hotel. Monkeys outside balcony of room. Luxurious stay here and breakfast was delicious. Clean but the bathroom shower drain was slow. The water also kept spilling outside the closed shower door.
must visit property”
it is indeed an experience staying at this hotel. I did feel that it wasn't well kept in general though I'm really glad we visited and stayed in for 3 nights. Their spa is managed by six senses and was surely the best.
One of a kind”
This place is a one of a kind experience. The setting and scenery around the hotel is just stunning! The pools are beautiful and it is so nice waking up in the jungle. The cocktails were very delicious and food was good.
Amazing hotel in spectacular location”
Heritance Kandalama is absolutely unique and spectacular. It is a large hotel and can be crowded and noisy (especially the pools) but it is simply an unmissable experience due to the setting and design. The room was very comfortable, the food was delicious and the personal service to help book outings was very attentive. You are a bit trapped in the hotel due to the isolated location and this causes costs to add up but again it's such a unique experience filled with natural beauty and so many animals that it's completely worth it. The spa is also very good.
Beautiful Hotel ”
There's wide selection from breakfast, the room is nice but there's something wrong with the cold water, the room 202 we stayed had something wrong with the water tap, there's no cold water but only hot water no matter how to adjust it. same goes to the shower, very inconvenient. but have to say it's beautiful hotel , you have to stay there once.
Very nice experience ”
This is more than what I expected. Indeed this hotel location is a little far from Sigiriya rock however this hotel can offer something worthwhile to pay visit. Very spacious common space and every single corner they decorate space with nice furniture. room is clean and equipped enough. View from pool is awesome. You can see Sigiriya rock with lake. I highly recommend this hotel.
One of the best in Sri Lanka”
It was a relaxing short stay. Everything is excellent except for the staff who took us to a wrong room (we booked for a luxurious double but he took us to a standard twin), and did not even apologise when we point that out to him. The restaurants are up to the standard of a 5 star hotel. The infinity pool is a must visit.
Iconic, green jewel”
This hotel was really a highlight of our trip in Sri Lanka. It is built in an amazing location cuddled in a rock formation over-looking a reservoir. Hotel Staff are all friendly and professional, and got things done even with some big tour groups in the hotel when we were there. Breakfast was plentiful at a restaurant with a great view. Monkeys and Squirrels are hopping about, and our 5yrs-old had a great fun watching them. It is a bit confusing reaching the hotel if you are not part of an organized tour and especially arriving after dark. There are not may signs along the way, and they are not written Heritance Kandalama. I think some said “Aitken Spence Hotel” (to be confirmed).
