Be careful when you choose room type”
The price looked very good, so I booked a standard room, which was totally unacceptable as it was small, old, and had stained and old bedsheets, and to add to this was in the rear corridor of the 4th floor, hard to find. I visited reception, and relayed my disappointment then paid for an upgrade to an acceptable room. what I am really critical is Agoda post prices that confuse!

Look good on the internet but the room oldand was very disappointing. The air con took a long time to cool down the room. I had to run the hot for 5 to 10 minutes before the water was hot. The bathroom had black mould in the sealant. The toilet water was running because the flush button was jammed open.

Front desk staffs are all very professional, helpful and polite. Excellent location, its proximity to Emporium, Emquatier & BTS is a plus!!! The only drawback of the hotel is the internet connection.
Good Location with Good Serviced Apartment”
I sometimes use this serviced apartment because many customers are long-term stayers and repeat users and looks like many percentage of the customers are Japanese business men. Then always calm and comfortable.

The location of this service apartment is about 5 mins walk from BTS on Soi24, which is not so bad. Emporium shopping mall is also near. It seems that there are two buildings for this service apartment. The room which I stayed seems to be a bit older than the rooms in the other building. You will see a lot of Japanese guests in this apartment.

Hotel is old but nice big rooms,more like apartment. Nice central hotel with large ground floor car park. Biggest pain is Agoda advertise a price of 1700 TB per night but when booked it turns out to be 2400 TB, so getting a bit tired of Agoda, as they did not respond to my questions on pricing... confusing and dissapointing
Shame about reception!”
The receptionist was less than friendly at check in as we were 30 minutes early. Being told to wait with no eye contact was unsettling for both myself and my Thai wife. A please accept a coffee and sit on the sofa would have been adequate. Apart from this person, everyone else in the hotel exuded the typical Thai kindness that made up for the receptionists attitude. This is a nice hotel, very quiet, very clean, and I would stay again, but ensure I was on time.

Typical hotel for the japnese, food r limited for breakfast, room r clean but not a good stay. Morning you will hear chicken chrucking n facility r limited. Distant to bts are far as well. Will not recommend.
Old Room with Broken Furniture and Terrible / Noisy Cleaning Staffs ”
I stayed at the room no. 322 for 5 days. Even though I requested a quiet room away from the lift and the maid room, I was assisted to go to room no. 322, which is just in front of the lift and the cleaning staff room. Every morning the cleaning staffs talked very loudly with a lot of unpleasant noises, so I could not rest at all in the morning. One day the cleaning staff continuously rang the door at the early morning, and disturbed me for resting. There is the terrace at the room, and the cleaning staff did not lock the window every single day inspire of warnings I gave at the reception. I think the hotel's internal communication is really poor, and hotel staffs have no professional manners to serve hotel guests. I was totally disappointed with this hotel!
Second stay, would stay here again”
I stayed here again because I had a good experience the first time. The staff and security were always accommodating and very friendly. I wish I had known more Thai so I could have conversations with them! The breakfast buffet is always nice and with a pool and gym, it's very reasonable. My only downside was that there was no microwave in the room but it looked like they were getting new ones and since I mostly ate out it wasn't a problem. Thai people are generally laid back which can be felt in the hotel as well so I can relax just as much as they are which can be a little harder in countries that are strict with customer service like Japan. The hotel is literally minutes away from Phrom Phong Station (BTS) and in the heart of Bangkok so going to major shopping malls and attractions is a breeze. One day I hope to go back to Bangkok and stay here again! :)
Great location at a fraction of the price”
Great location near malls, shops and many restaurants. Affordable compared with the surrounding upmarket hotels. Do take note that the front desk would insist on letting you check in only after 1pm, so if you reach early and want to check in, that could be a problem.
Big Face but Not Much Substance”
I have booked hundreds of Asian hotel rooms with Agoda, and this is the first time I have been seriously disappointed. I've stayed at the other Hope Land at Sukhumvit 46/1 several times so U expected similar; but this was half the quality for nearly twice the price! Some staff unhelpful and unavailable. Breakfast a very poor selection, cold and simply not nice. The shower attachment was less than a metre above the bottom of the bath! What is that about? The walls of the room were not clean. Fire doors were wedged open. This was not a terrible stay, but it was certainly not a good one! Never again.

I booked here for my family because its very near from my house. Since its not guest house, not so cheap, I expected 3stars service. Building looked okay but when u checked in, it was so old and even dirty. Toilet, i really dont want to use. It was nonsmoking room but i could smell smoke. When i complaint about it, a staff came and spray something thats it. On check out day, asked tuktuk service. But they said driver is not coming yet, so i couldnt use tuktuk. Feel so sorry to my family and i really waste my money.

This is an excellent choice if you're looking for a quiet and comfortable hotel along the Sukhumvit corridor. It's not far from the street or the Skytrain entrance. The facility is tidy and quiet, and seems to attract a lot of Japanese, Chinese and Korean tourists. We were very happy with our room, both in terms of the space and the room amenities. It's much better that a plane old hotel room. It was very clean, and the breakfast buffet was adequate, though nothing special. Considering the price we paid and our desire to be in that basic area of Sukhumvit, we'd gladly go back there again.
Very comfortable large apartment, great for family”
We enjoyed our stay at the apartment. It was a good size for our family of 5 and had a great pool. It was very hot during our stay, and we used the pool several times a day. The apartment was close to the sky train, and catching taxis was very easy with many passing regularly. The staff were very helpful with directions and information. All up, we really enjoyed our stay at Hope Land Apartments
Mixed Feelings about this hotel”
First after checkinn i had good feelings about this hotel. I had the impression, it could be a good tip for the future. However with the time, there was many little annoying things, which damaged the first good feelings. It looks, there a lot of japanese customers. And those clientele doesnt take care the ammenities very well. So the hotel has a very strict policy about damaged property, in our case a dirty ! towel, which we had to pay separatly. The staff doesnt looks very attentive. We arrived many times back to the hotel with 2 small children and a baby car. The staff watched us, but nobody had the urgent feeling to open the door for us. I had to stop with the baby car, run around and open the door and run back to the baby car..... The breakfast is somewhat poor. It has a Miso soup there (japanese clientele) and almost anything basic, but nothing else. We recieved also a few strange views from the staff, when our 3 year old didnt ate everything up We had a corner unit, but we still hear alot of stuff running in the hotel. You can hear from your room maybee 2 floors up and down. As usual you get a few instant coffee mix's in the room. I wondered once, why they never got refilled. They answered me, they will never, thats normal here. So a 1 day guest gets more as someone stays a week, again pretty strange. The hotel is maybee 500m away from BTS, and theres not much around, with exception of other hotels and serviced apartments. At least the road has a sidewalk, so you are there mostly save.
Apartment type hotel with spacious rooms”
Stay for 4 nights. All in all were 5 of us. The hotel is actually an apartment with 2 bedrooms. Rooms are spacious with small living room and open kitchen. Suits for family. the location is also very strategic, as skytrain is within 5 min walking distance. There is a 7 eleven next door. I recommend this hotel for group or family with young children or elderly who need to stay close together.

Great, the best things is the friendly staffs. Nice buffet breakfast that contains variety choices of food that suit us. most people staying there for are going for the golf club nearby I guess coz I saw many golf players there by the time I arrived. the room is normal size and clean toilet, bed is soft and the aircon is ok. the route to my room is a bit funny as it pass thru a small way of staircase. overall its a nice hotel.

Really enjoyed our stay at Hope Land, great base to get around Bangkok from. Very close to the BTS and there are plenty of shops and places to eat and drink nearby. Very clean hotel and the staff are very good.
