    Good and worth of money”

    Huge room with nice decoration and full equipments

    We stays in family room of 4 and it's so impressive for such a huge room! Lady on reception is also active and helpful for assistance. All is very good and worth of money except location that is a bit far from train station and wifi is not really work in our room but works well at reception/dining room. Oh almost forgot, every evening we could smell of food/cooking from the kitchen of a restaurant down there. This should be improved!

    Very good”

    Perfect location for us, although on a busy street the traffic noise was there but was rthnit for the couple of nights we stayed. The complimentary breakfast was enough to get the day started. Staff were friendly and helpful and I would would stay here again. The room (twin) was nice and had what we needed the bathroom could do with an update and the shower fixed in that you didn't my need to hget led to buttonndown to keep the flow of water. That said we managed to have ours showers and water was warm. All in all perfect budget hotel that I would stay in again.

    Great Location”

    Hotel Twenty is in a great location and the price was great. However the shower did not work and some lights didn't work. Great if, like me, you were only staying a couple of days and only needed to sleep there.

    No luggage storage before 10am if you reach early and far from metro”

    If you reach Edinburgh early and please DO NOT stay this hotel. They are not allow you to store luggage in the hotel. And there is no lift and you need to carry your luggage to basement if you want to store luggage when you check out. The Thai food in basement is very bad! This is not THAI food!! Do not waste money to try it!! If you do not want walk to metro, then you can take bus in front of hotel. 3-4 stops away.

    Great hotel ”

    Really nice room, not too expensive and great staff

    This is a really nice hotel especially the room we stayed really great feels like 3-4 stars hotel unfortunately the place where hotel located is pretty hard to find and pretty far from city (recommend buy a bus ticket if you don't want to walk) still a great experience though.

    Pleasently surprised ”

    Location was so central. staff were lovely. Rooms very spacious

    After reading the reviews I was panicking, but on arrival I found the staff very pleasant, the room itself was very spacious bed linen spotless and comfortable. The hotel was so central, but quiet at night.

    clean / welcoming / value

    I was only there to stay one night as I was going to the Edinburgh play house, on arrival room was ready even though I was early (but by prier arrangement they were going to take luggage and put in room when ready) staff were friendly and welcoming and room was very clean, the offer of a bottle of wine was nice but declined as not a wine drinker. Good location for anyone looking for hotel to take in show at the play house just a short walk, will book again if back in Edinburgh, Thank you. p.s. do not take my rating on food/dining as a fault I DID NOT eat at hotel as was to meet family elsewhere and is not an N/A box to mark

    Need some improvement”

    Loaction, hot water and effort

    Too many furnitures and things in the room that they tend not to clean it properly, bed frame is fragile and if you are over 60kg please sleep in carefully, the mattress sinks in the middle, heater was not working but they provide a small dusty heater to be used, refurbishment has been done but still need some room to improve and maintain it. We stayed in a family room underground which i find it ok with minimal noise from the opposite thai restaurant. If you are looking for budget stay, this is the place and they even provide breakfast equivalent to the price you have paid. Location wise, it's within walking distance to any attractions in the city and bus stops are strategically nearby as well.

    proximity to Royal Mile, price, cafes etc. handy

    Really great being so close to major attractions. Were able to park car and not use it. Room was quite large, bathroom adequate but not serviced very well. Stayed for 4 nights - bed made each day, rubbish tins emptied, coffee etc replaced but room not vacuumed, toilet not cleaned, soaps not replaced. Breakfast very basic but would stay there again because of location and price. Staff really nice and helpful. Playhouse Theatre just round corner - has great shows on.

    4 females shared a quad room after theatre visit. Room was clean and big enough, clean beds and bathroom. Toiletries and extra hairdryers supplied. Continental breakfast was good, dining room nice and clean.Only met one member of staff,(who was called 'bob the big man' by the kids at the next table),who was very welcoming.Hotel undergoing renovations at present with no inconvenience to guests. Would definately go back.

    Friendly staff, value for money”

    Friendly staff, value for money, good location

    Value for money was good, and the hotel is in a good location for seeing the rest of Edinburgh, just off Leith Walk. It is firmly a budget hotel, and doesn't pretend to be anything more. The rooms are small, but sufficient for a single traveller at least. The staff are as friendly and helpful as can be asked for, and it's actually surprising all the little extra services that are offered if you need them if you read the hotel information in detail. The staff are obviously doing their best to bring the hotel to a good standard, where it was perhaps failing under it's previous owners by the sound of some of the reviews. No complaints - this hotel was as expected, and more than sufficient for a nights stay.

    Not far from the palace, superb Thai restaurant”

    Thai restaurant is excellent, staffs are friendly, and not too far from the palace and city

    Thai food in Thai-Pad restaurant is so delicious. The staffs are friendly. The location is good, not too far from the city and close to the garden which is the highest point of the mountain. We can also walk to the palace which is a great place to visit. The lobby hall and restaurant surrounding is nice. The room is clean; however, it should be renovated. Also bed and pillows are not so comfortable. Breakfast is continental but with not much choices (croissant, jam, cereal, juice, and milk).

    Fantastic hotel amazing staff delicious food”

    The staff, the location, the Thai food!

    Staff are fantastic here very helpful and friendly, our room was more than adequate for our needs (a lot of rooms have been refitted and are very nice but we had one of the yet to be done rooms and it was still nice) The road is at the front but we had a front ground floor window and there was nothing but a gentle swooshing noise from outside when cars went past, had a great couple nights sleep. The location is outstanding. The Thai restaurant is superb!

    clean rooms, helpful staff, great value

    I arrived quite late in Edinburgh, but had no problem finding my room and being checked into my room. The rooms are quite clean, and although the hotel will be refurbished, everything seemed of an adequate standard (bathroom was dated but clean and functional). Breakfast was ok (bread, croissants, orange juice, coffee and basic cerals).

    Hospitality of Staff, Room Size, Centralized located

    Amazing Stay at hotel twenty, All the staff there are very friendly and extremely helpful. They let you keep your luggage there and check in later on in case you are reaching Edinburgh early. Location is perfect as almost everything is in close proximity. They also have amazing Thai food restaurant though not so big but food was amazing(Monday closed). We went to highlands on three day trip and left most of our luggage there and it was kept safe. They help you to find out from where you can buy stuff and where all you should go. I am going to stay at the same place If I am visiting Edinburgh again.

    The location was in a walking distance to the main city sights The room was nice and clean with everything you need The staff was the best I've ever seen. He was very attentive and assisted in whatever I needed Also, he even gave us breakfast in room since we had to run very early in the morning to catch a flight

    Staff very friendly made us feel very welcome. Thai restaurant was great. Room clean and comfortable.

    Our stay at Hotel Twenty was great and we would highly recommend this place for backpackers or people looking for budget accommodation. It was only a 5 min walk to centre of town has heaps of restaurants around it but it has a Thai place inside it which was very nice. Eddie how meet us here was awesome, very friendly and very welling to help. Would defiantly stay again.

    Home from home”

    Incredibly friendly and helpful staff. clean, well appointed rooms. excellent Thai restaurant

    My mother and I were greeted by Eddie and John just before the end of the Men's Wimbledon final. We were all very excited about Andy Murray's win, and Eddie and John went out of their way to welcome us to their hotel. They made us feel very special, and couldn't do enough to make sure that we were happy and comfortable. The hotel is very close to the city centre and to Waverley Bridge and Princes Street. An ideal hotel to stay in when in Edinburgh.

    warm hotel with bice room and good staff”

    good location, good staff with great serviced mind

    The hotel is in a good area near the train station and the room i stayed was so nice and so clean. The staff was sooppp friendly...and he gave us lots of good information about the city. The breakfast was simple but good quality.

    Staff friendly, warm and helpful, value for money”

    Excellent Staff, excellent transport links, good price for what was offered

    All staff were warm and friendly. They went out of their way to be helpful providing advice on sites to visit and which bus would be needed. The room rate is good value as some of what is offered is better than 2 star. Some aspects to be improved but newly owned only from November and you can see the quality that will be throughout by what they have already achieved. Would be happy to stay again!
