I stayed this hotel for one night, it made me I dont like it so much; wifi no good and no signal.”
The room is not same the image advertised. It not comfortable. Moreover when I paid at the hotel by dolla to myanmar kyat, they converted is over for the exchange rate. It is not fair. The food is not good also. I gave the score just only 1.
Hotel was booked as Hotel Zia but this was closed when we arrived”
We booked Hotel Zia several months in advance of our stay. When we arrived we did not find any Hotel Zia but a Hotel Zara. We asked at their reception about Zia and were told that the manager closed the Zia and our reaervation was not valid for Zara. We should instead go to East hotel where we could get a room with our reservation number at the same conditions as our booking. We were very happy with our stay on East hotel:-)
Hotel Zia does NOT EXIST”
Hotel Zia has been closed down in September 2018. However, it is still available for booking on agoda which I think is NOT ACCEPTABLE. I had a reservation with this hotel. Imagine my shock when I arrived in Yangon and was not able to find the hotel. There is another hotel now in the same building where Zia was situated. The manager of this new hotel sent me to Hotel East. Apparently, Hotel East and Zia merged and Hotel East takes the guests from Zia which is again NOT ACCEPTABLE.
A CHARMING OLD HOTEL”
If you enjoy traditional wooden architecture & have no mobility issues this hotel is great value for money. No lift to 4th floor (or any floor) but a lovely old building giving you a glimpse of old Yangon. Staff helpful. My room was v spacious with traditional furnishings.
perfect location and great food”
We stayed on the top floor for 3 nights in a double room. Colin the manager was very helpful and friendly. The reception staff and cleaning staff were also friendly and helpful with our requests. The food was amazing at this place and very affordable. Recommend the myanmar dishes and everything we tried did not disappoint. We were very happy with our stay even though it was a 4 storey climb it was good exercise daily.
The hotel staff and especially hotel manager was by far the most accommodating and best service I have ever experienced in my 6 years of travelling. Aircon was on in my room to have it cool before I first got in so it was also another pleasant surprise I've never had the pleasure of. Location near a great market, backpack bar street, and big shopping mall. I cannot thank you enough for the great experience Mr ko Lin (hotel manager) and rest of your amazing staff. My friend also had some banking /cell phone issues and to my surprise we were lucky enough for Mr ko Lin to spend a good part of his busy day to really take care of all the issues and all was great again. Definitely going back again, feels like family 👪 now 😀 Cheers mate!
Excellent new hotel with enthousiastic manager”
We would defenitely recommand this hotel. The superior room was big and clean and the hotelmanager was so friendly. Also the downtown location was perfect, although a little bit hard to find for our taxidriver.
We had different feelings about the hotel. The staff is wonderful, the manager is amazing, always trying to straighten things out so that we had a good stay. We arrived very early and were given a room to rest until ours was ready. The hotel is very well located and very cheap compared to the average price in Yangon. There is also an on-site restaurant with great prices. On the first day there was an overbooking and we stayed in a really bad, super small and dark room. This is the problem: almost all rooms in the hotel are small and the walls are not masonry, they are just super thin partitions so there is a lot of noise. Also about all bathrooms: super small and the water from the sink simply runs through a pipe that goes straight to the bathroom, meaning the bathroom is always flooded. Next days we stayed in a huge room, very nice and comfortable. But this room is on the 4th/5th floor with no elevator and there is a lot of noise as it is next to the water pump. I would stay again if it was just for a night or two.

Stellar location but no elevator”
The title says it all. The hotel is located steps away from the Bogyoke Aung San Market, food and entertainments. The Sule pagoda is also walking distance away. But much to my dismay there is no elevator in this hotel, and the stairs are made of old wood and they creak. The deluxe room is located at the topmost floor (4th floor and up). While the room is large and tastefully appointed, the layout is very strange. The bathroom with shower is tiny, and there is no shower curtain. You'll shower right beside the toilet seat. There's also no kettle for boiling water inside the room, but the friendly staff will bring up a teapot for you.

Great small hostel with a great Location”
Amazing location. Very nice staff. You can ask the manager for advice and he is very polity and informative. The room was spacious with all the needed amenities. It was a little noisy but was ok. Very comfortable bed.
Very nice staff! The manager helped us with the info about city. Also they allowed us to check in at 6 am which was great. Our room was big and clean (deluxe room). And they allowed us to have a shower after check out. Highly recommended!
Very small room and finicky electrical”
The rooms and clean and the staff helpful but overall I would spend a little more money in the future and find some place that has bigger rooms. I've stayed in larger rooms in cheap hotels in Tokyo, there is barely rooms to walk around once we had our backpacks in the room. Also had several issues with needing to reset the breakers for the hot water and AC unit.
Ko Lin and his crew were so helpful! Our first time in Yangon but we didn't feel like an outcast at all thanks to them. The only drawbacks were that the actual room that we booked didn't look like in the picture.
Zia hotel was an amazing place to stay! Great coffee and amazing internet connection! To top it all off the staff were so friendly, welcoming and adaptable to our needs and wants. My whole family loved staying there. Deffinately our first choice for next visit.

Hotel Zia is an awesome place to stay in Yangon not only the location is super central, the manager and staffs are more than helpful for everything you need! Breakfast was great as well! We are definitely coming back to hotel zia in the future!
Place to stay for some days, but some rooms without windows”
The lobby of the hotel looks nice and the service is super friendly. But our room had no window had no window and looks different to the pictures. We expect something else but it's okay for staying just few sets in Yangon. In general the hotel are really expensive there, so this one was the best choice! By the way the room was clean.
Good choice for a stay in the centre of Yangon”
The hotel is nice, located in centre area of the city. About 500 - 900 m to Local market to buy gifts, handmade products, City Junction Mall, China town, Sule Pagoda, Train station... Rooms are enough for us. The sink is outside of the bathroom, bathroom is pretty small, so, it is up to ur choice. Staffs are nice, kind, helpful. Simple but delicious breakfast. One thing is that there is no elavator, but it is cool for a bit cardio after a huge food - tour around the hotel.
Their reception is a little big confusing about welcome to guests.
