1. Check-out time is at 11:00 a.m. If you wish to extend the check-out time, an additional fee of 200 THB will be charged for extensions until 1:00 p.m. 2. The Sofa bed is only made up when booking for 3 guests and there is a small extra fee to cover the cost of the extra laundry. 3. The cleaning fee is a base fee for having the condo returned to a livable space for the next guest that is staying in the condo. If you leave the space excessively messy or unclean you will be charged an extra 1000 baht. 4. Extra towels and toiletries are not supplied and are the guests responsibility. We can have the condo cleaned and change fresh towels and sheets for 800 baht or just a fresh change of towels and sheets for 500 baht. 5. No refund for unused days or in case guest decides to leave early. 6. Children aged over 4 years old are considered an adult. 7. Child below 4 years old must share bedding with parents. "No extra bed and baby cot provided" 8. Monthly rates (26 nights or longer) do not include: electricity, water, internet bills ( 600 ) and laundry service. Electricity will be charged at approx 6-8 baht per kwh. Water will be charged at 40 baht per cubic meter and the cost of laundry will be calculated after a guest's stay. If the booking is longer than 1 month, once-a-month cleaning will be required at the standard cleaning price. 9. Monthly guests require 5000 baht per month deposit fee to be collected through AIRBNB payment to cover utilities and remainder of unused amount will be refund after check out. 10. Daily and Weekly Rates include all electricity, water, internet and WiFi bills. 11. Daily and Weekly Rates Do Not include: - daily maid service - bed linen & towels change - laundry service - additional bed linens, towels, amenities, toiletries and other asset requested for extra. 12. Penalty for smoking in the condo is minimum 5,000 baht. Cost to cover rental costs until smell is gone will be incurred also (minimum 1 week). Also costs to clean or replace any item or any part of the condo itself. 13. If the guest uses this address on the Arrival Card (TM.6) and fail to give us the documents needed. The customer will be responsible to pay for all the fine immigration issues. 14. Any issue relating to investigations or out of normal work hour matters that involve 3rd party groups such as Juristic or Police, the guest is responsible for all costs starting at 10,000 baht a day. (depends on how many 3rd party groups involved and date/time/costs) 15. There are no documents or rental contract provided for daily/monthly rental. If you need visa service or documents printed there will be a fee to organise them for you.
