DON'T BOOK THIS PLACE!!!”
We did a mistake by not checking the facilities earlier. Only after some time we realised that the water heater, air conditioner, fan and light in one of the room wasn't working. The owner did not even answer our call, the person who passed the key to us was rude. The place wasn't cleaned, there were food bits laying around.
Bad condition, very upset. Owner not service the room as required, linings look like not change and smelly, toilet door damage, toilet bowl cover damage, dirty kitchen and etc...
The worst ever place to go n haunted pls don't go here anymore guys.. ”

VERY BAD SERVICE”
Worst and bad service ever! Nobody there to fetch us upon arrival, had to call them many times. Just to pass the security guard is troublesome AND we have to pay rm10 to get the pass from security guard. There is a lot of parking lot but they keep telling us to park at certain place which is a bit far from the building. When we check in,at 1st they told us to go to level 13 but when we try to open the door, it was locked. We called the owner but nobody came, they just told us RUDELY to keep pushed the door but dude, IT IS LOCKED! Me and my whole family standing outside the apartment with our large baggage,waiting for them to solve that door problem but nobody came! Then they called and told us to move down to level 11. We already paid full payment but still they need rm50 for deposit, amazingly they came to that apartment just to take the rm50 deposit but not to guide or solve our problem! We got apartment 1106 which is just OK. There is no tv channel at all. Air conditioner in master bedroom DID NOT cooling the bedroom AT ALL. Also,1 of the switch (which we believe is switch for water heater) keep caused electric tripping (sudden blackout). When the staff (foreigner) came to fix the tv channel, he just standing there telling us to push the button on our own (like we know how to fix it 😠) We also request for ironing stuff, they said they will sent it but we did not get it until we've checked out lol. We've told the owner and their staff that we are checking out at 10AM to catch our flight back to Kuala Lumpur and ask them to take the apartment's key before 10AM but they still wasnt there at 10AM.Wasting our time and we have to rush to the aiport! Overall WE DID NOT ENJOYED OUR TIME STAYING AT THIS PLACE!
theres nothing great about this property. the stay was one of the worst i had experienced in penang. i had a hard time fininding the property due to the building was named different from the voucher. staff were not friendly to assist. the directions they give made us more confused.room 2 executive bedroom was the worst. room was not clean. toilet with no amenities and the pipe were not working. this propoerty is really a bad choice. will never stay here again.
awesome and memorable stay with my family”
Overall stay was very pleasant as the rooms are all fully air-cond and clean with all the basic facilities needed. The only setback was about the glass panels use on all the bathroom and door of the rooms. This is not suitable especially with children around. There were no privacy until we cover all the glass panels with news paper.
Great location but small and rundown condition”
The rooms were not as what shown in the picture. It was a very good location for tourist who wants to be just in ferringghi. One of the rooms have a broken door. Only use 1 padlock to lock the house. I feel very unsafe to leave my belonging in the accommodation.

booked this hotel for staying with friends and it was dissatisfactory. firstly it was hard to locate as the actual place is not called Batu Ferringhi Vacation Home. there would be no staff to greet u, all u get is a phone call telling u ur apartment number and when u arrive the key will be at the door. the rooms and mattresses are in bad conditions and the toilets are not working properly. there are no water heaters provided and of course no amenities. those who stay here please bring ur own towels. the whole apartment stinks. the only plus point is that it is near the beach and walking distance towards Hard Rock Hotel. Plus it is quite cheap.
It´s not real guesthouse, it´s a homestay, but good for locals. It´s on top floor of the building, which has a view to the hills. Dirty bathrooms /I dont recommed it for stay with your girlfriends or wife/, dirty sheets, pillows etc.... We left it in a few minutes after we arrived. It´s round 200 meters from the beach which is not so clean. Batu ferringhi is not real place for a holiday. /

The facilities in this apartment is terrible and horrible. The air conditioner in the living room is not working at all. Some of the lights are not working as well. The sofa and the cabinet all are spoiled. Those room doors cannot close properly. Most important is this apartment is not clean by staff at all. There are many rubbish inside the cabinet and I even found used pads in the toilet. Shampoo and soap is not provided at all. Overall this apartment is sucks!!! This place located at Level 4-04 Sri Sayang Apartment!!!!NEVER EVER BOOK THIS PLACE!!!! I hope Agoda pleases review those hotels before advertising them into your website!!!!

The price is okay. Didn't know that the parking lot have to pay by my own. I thought it is free & included. 1st disappointment before check-in. The 2nd one is the wifi connection slow & have a limit time i think. Cause i can't connect to wifi at 1 a.m. The 3rd disappoinment, leaking at too many part(small room, in front of large mirror, in bathroom). Have heater but cannot use it. Other than that is okay.
Cheap but Terrible Maintenance”
We kinda got lost when we were trying to find the place because it says Batu Ferringhi Vacation Home here on Agoda but it's also called Bayu Emas Holiday Home. You can see why we couldn't find the place until we opened up Agoda's website again to find the map to the place. When we got there, it looked pretty creepy to us. The pool was ok, but the kiddie pool looked like no one has cleaned it in weeks. The room was ok other than the fact that the toilet had near to no water, and when there was the little bit of water enough to shower, the water wasn't hot. There were still hair in the bathroom. Makes us wonder how often the "suite" gets cleaned. We didn't even get to meet the landlord because we had to walk in the room to find the keys ourselves. I wouldn't recommend this for anyone except one with a really big family looking for a place to stay.
The worst lodging place in all aspects”
No pillows and bed sheets in one room and nothing is cleaned. I have called several times to that owner, he is not responding. I have given compliant to the security they called the owner and owner picked their call and he replied to them. I have sent several sms’s to the owner, he replied with one word “sorry” we don’t have pillows & bed sheets and he did not cleaned it. I never have this kind of worst experience.

Location very best, but there's no room service, the owner just told me to take the key on the table without locking the door. When we want to checkout also, the owner when I call just said just put on the table. Now and then no even see the hotel onwer.
