Hidden Surprises”
I was impressed with the hotel until it was time to check out. We told the girl at reception we had accidently spilt ink on the bath mat and were willing to pay for it. She immediately checked the room and said we had to also pay for 2 towels and duvet cover as they had food stains on them. I tried to explain they would wash out but she refused to listen. My friend did not want to cause a problem so we paid as per her list. I then said i would take the duvet cover, wash it and use it at home. She refused. I said since you are saying you cannot use it any more and we have paid $22 for it it is mine. But she refused to give it. I wanted to call a manager but again my friend didnt want to create a problem. We did not receive a receipt for the cover or towels. Did the hotel or the receptionist get this money? This left a very bad feeling. When we returned after an hour to pick up our bags she charged us $3 for peanuts she had forgotten to add on the bill. I was so ready to shout at her!!

Great location, great value”
Khaki Villa is a bit difficult to find, tucked away on a short, busy streey, but once you find it, it's great. Spacious rooms, decent storage, excellent location near the Palace, National Museum and river. Staff were friendly and helpful (most of the time, the few other times they weren't unfriendly, just didn't understand English that well. I found the breakfasts to be great - not cold at all as others have reported, with good choices and large servings.

Decent little boutique hotel”
I have stayed at Khavi Villa a couple different times. I like the location and it's down a nice, quiet side street. The staff were excellent. The facilities need some upgrades and don't ever move your bed because you'll be appalled at how dirty it is under the bedroom. Quite disgusting. With some minor repair work and more attention to thorough cleaning, this could be an awesome little hotel. Breakfast was OK at best. Plenty of food but the way breakfast is served often the food arrives cold or lukewarm. This could use an upgrade.

Decent Little Boutique Hotel”
Khaki Villa is a quaint boutique hotel on a nice quiet side street in a good location. This hotel has great potential. The staff is excellent and very kind but not too impressed with the ownership. I stayed here about a year and a half ago and it is quite obvious it has not been well-maintained. I get the impression from my observation of the property and in my questioning the staff about many things that this owner is a tightwad. Breakfast is less than impressive. Fact is it's quite terrible because they cook breakfast across the street at their other hotel so by the time it is brought over the food is not hot. They would be wise to follow it's neighboring hotels and at least provide a simple buffet breakfast. We also had a big problem with ants even though we could not figure out what was attracting them. My wife, baby and I were all bitten in our sleep. I think for about the same price I would recommend the King Grand Boutique two doors down. Better pools, food and rooms.

When I asked late check from the owner he said I need to check out by 11am funny enough he allows me to 12 noon which is my entitlement. 'When I was at the lobby another foreigner asked the same he allowed. Unfair treatment!!!! The room cupboard is unfinished plywood and smell stale. Saw a few mosquito and shower curtain and toilet is unclean ....

Breakfast included seems it meant only for 1 person although the rooms was paid for as a couple ... seems the way in cambodia sadly .. the good days are well behind us

Good value”
With the cheaper rooms starting at $30ish, this is a great option in the price range. Good locations and rooms that get the basics right - clean, comfortable, good aircon, hot water always available...etc. Particular mention for Miss Leakhena the reception manager. To pro-actively seek customer feedback, and then to make improvements based on this, is five star customer service! Rare to find somebody with such natural customer service skills in SE Asia. If prices stay in the same ball park then this is a good option. I will stay here again.
