KK Suites Hotel @ Gaya Street is a good hotel, it was sufficient for our needs. Pros: Great location. Bars and restaurants all around, a 15-minute walk to Jesselton Point if you want to go island hopping, Hyatt hotel is a 3-minute walk away. On Sundays, the Gaya Street market is just outside the door. Excellent service. The employees were kind, professional and service-oriented. They speak English well and are always smiling. They respond promptly to requests. The AC in our room worked well, we had to turn up the thermostat because we felt it was too cold. Friends on another floor had a different and less positive AC experience. Free bottled water daily, and daily room cleaning and changing of linens and towels. Hot water in the shower was good. The free breakfast at the Bella restaurant located at the nearby Jesselton Hotel was good and filling. You are offered several breakfast choices. Cons: The room was tiny. There's hardly any room to maneuver at all. Cable TV had a limited channel selection. No free toothbrush and soap. But these aren't deal breakers, just minor things that I noticed.
One of the best budget hotel that i ever stayed”
I just love this budget hotel. With budget price, it surely exceeded my expectation. I stayed for 2 nights and booked single bed room and will book again if I had the chance to visit KK or recommend to friends who will do. When I entered the room, I was quite surprise with the cleanliness and tidiness. Though the floor was not covered with carpet, but that is the only one that is missing, The bed was comfy, the shower was great, the water heater worked and flat screen TV with local Malaysian channels were sufficient for any budget travelers. Luckily I got the room with street and sunrise view, and It was awesome. The location is superb. The main spots attraction in the city center is by walking distance. My most favorite is waterfront area with fish market nearby. Do enjoy seafood culinary adventure with very friendly price in the market. The hotel is also near to padang merdeka area which minivan taxis going to Mount Kinabalu national park is stopping. I also met a guy who came from other city and did stay at this hotel for 3 months before settling down. And to quote him, this is one of the best budget hotel around. Keep it up KK suites!
Value for money”
Centrally located. Short walking distance to the Atkinson Clocktower, Australian Place, Marlin, Wisma Merdeka, Suriah Sabah. Kopitiams surrounding the hotel. Gaya morning market just in front of the hotel on Sundays. Basic room facilities (no fridge nor microwave oven), but room is clean. No English TV channels. Toilet bowl flush in room 302 needs to be fixed (flushing problem). Despite these, still great value for money. Mr. Yoong, the manager, was very helpful in booking our Kinabalu Tour. Thanks Mr. Yoong! KK people are generally nice and friendly. My friends and I had a wonderful stay. Will definitely book here if and when we visit KK again.
Excellent location and value for money”
This is the 2nd time I came back to stay at the hotel, after my Mt Kinabalu climb. I made a feedback on the shower door not being able to close properly on my previous stay and they noted my feedback and fixed the door. However, the 2nd time I stayed there, the aircon wasn't really working well so it was still quite hot and stuffy in the room although the temp was set at 16 degrees Celsius. There are many good foods located right next to the hotel, along Gaya Street. The room is clean and comfy but there is no proper wardrobe and fridge but we're cool with that. I would definitely recommend this hotel to my friends who are coming to Kinabalu.
Stay At Gaya Street”
This is the first time I am staying at Gaya Street. I have no regret at all to choose KK Suite Hotel. It is located right at the centre of Gaya Street, with several eateries nearby. Staff from the front desk to housekeeping were friendly, courteous & helpful. I definitely will stay here again if I visit KK.
KK Suites Good Value and Good Location”
We only stayed one night at KK Suites. It wasn't especially nice by any means but for the money we spent, everything was more than adequate. The staff were exceptionally friendly, and the location of the hotel is the best thing about it if you want to be within walking distance of the main attractions that are central to KK, like the night markets, the Sunday Market on Gaya Street, and many of the other shopping centers and malls. I think this hotel is best for people on a budget that want a little more privacy and better accommodations than a backpacker lodging or a hostel would provide.
A Great Budget Hotel In The City Centre”
A great stay in this small hotel. Friendly reception and the hotel is kept very clean. In Gaya street the location of the Sunday market and central to every where. I had a single room overlooking Gaya street and everything worked well. Hot water, AC, Wifi, coffee and tea making facilities and tv with limited channels.breakfast was served in the local cafe next door and hotel guests had 3 options, American, chicken noodles or nasi lemak all served with coffee or tea was adequate. On a bdget my room was about $25 great value for money.
A very pleasent stay in the City center of KK City”
We had a very nice and comfortable stay at the KK Suites Hotel. The Hotel itself is named "Sarang Nova" from the outside and easy to find. The personnel is very friendly and helpful. The Hotel offers also a tour desk for the usual price. The room is quite small, but newly furnished and very comfortable. 2 bottles of drinking water and coffee and 2 new towels are provided every day! The room service is really excellent! The rooms are always clean. The bath room and shower is quite big! For the breakfast 3 meals are offered in the neighbour Restaurant. The taste is really awful, but thats not a fault of the hotel ;) i can only recommend the American breakfast. The Hotel is in the City Center and everything can be reached on foot in a short walk. The wifi is working very well. All in all it was perfect! ;) we will stay there again whenever we go there!
Great Location and Modern Ensuite Room”
Right in the heart of the old town on Gaya Street, with plenty of eateries, cafes and shop houses to cater for your needs during your stay in KK. Walking distance to harbour, markets and the Lookout (with cafe from 9am). Adequate size room with modern bathroom and comfortable bed and cool aircon .. plus window over looking Gaya Street from our 3rd floor room. A great base for the independent traveller.
Standard and dependable, but tired”
KK Suites was recommended in Lonely Planet and so we thought it would be a sure bet. The hotel is unfortunately looking tired from years of wear. The room smelled musty, and the bed was uncomfortable. However, having said this, at the price we paid it is a good standard plain hotel, especially if you're trying to save money for onward journeys to other more expensive parts of Sabah (scuba diving or rainforest adventures). The hotel is excellent value for money and good for a one night stopover, and perhaps a few days jaunt in KK. I would not stay here if you're looking to hunker down for a few nights and treat yourself. It's a bit more rough and ready than that.
Good hotel for a night or two”
This hotel seems to be in a pretty good location, right in the middle of what appears to be the main tourist and business area. The room in the hotel was very, very small, but actually laid out very well, and was very functional and clean. The room included a hot water kettle, the showers were good and the bed was small, but comfortable. The wifi was weak other then in the lobby. The staff was friendly and helpful. Breakfast was a choice of a couple of items and was down the street at a restaurant. For the price, in comparison for other hotels in KK the KK Suites Hotel it is just fine for a night or two.
The bathroom is really nice (I'm very particular to this) and they provide towels and shampoos too! 😊 Staff is accommodating; they speak good English and were able to give directions to where we want to go and even printed our boarding pass for us 😁 Sockets are three-pronged but you could borrow adaptors from the front desk. Location is very good!! 👍 The hotel's at the center of everything and within walking distance to Suria Sabah Mall if you want to do some shopping or experience their cinemas; and Jesselton Ferry Point if you want to go island hopping and visit Tunku Abdul Rahman National Park 🐳 It's also near the airport which is about 15 minutes away ✈ Hotel is right in front of Gaya Street where the Sunday Market is held, well, every Sunday 😂 We didn't know this when we booked there so imagine our surprise and excitement when we saw the stalls/kiosks/booths that were put up the next day. It was the perfect. There were food, souvenirs, clothes, plants, and a whole lot more 😆
Good enough for tourists travelling on a budget”
KK Suites Hotel is good enough for tourists travelling on a budget but are willing to spend a little more for the privacy and comforts of a hotel room (as compared with dorms or backpackers' hostels). Great location too -- right along Gaya Street, and a quick walk to the malls (Wisma Merdeka and Suriah Sabah), Australia Place, and Jesselton Point. The room looks nice and clean and the furnishings are new. The only thing that bothered us was strong smell of disinfectant constantly wafting through the 3rd floor hallway. We also had a slight problem with the toilet/bathroom as the faucet was leaking and the water closet of the toilet took too long to fill up at times. Nothing surprising though, given the cheap price. Tip for those interested in booking tours at the tour desk at the KK Suites hotel lobby: either negotiate for a much lower price and/or check prices with other tour agencies outside -- the sleeker ones along Gaya Street immediately offered much lower prices and discounts, and we didn't even have to haggle at that.
This is my first tie staying in this hotel. I am surprise that when i enter to the hotel room, the room is so clean and nice. The only problem is the shower is slow, the water is slow. Overall is a good hotel. This time i stay with my partner. I will be back on August, this time will be bringing my family and stay at the same hotel that is KK Suite Hotel. Thanks
First time staying at this hotel, never expected that the single room that i booked has such a good room size and big wash room which just find for a every single traveler. Located at the famous Gaya Street many eateries shop around this area, 5 minutes walk to the shopping mall nearby and the hotel staffs are friendly, dairy complementary bottle of water and daily cleaning. Would highly recommend this hotel and will come back again.
It's great little hotel in very central location. Room is clean, small but very charming. Bathroom is spacious considering the size of the room. The hotel is right at a tree lined stretch of Gaya street, with a cafe downstairs and across the street as well. The hotel also has a lift so there is no need to carry your bag all any stairs to reach the room.

KK Suites Hotel is good enough for tourists travelling on a budget price, as compared with dorms or backpacker's hostels. Great location - right along Gaya Street, and a quick walk to the malls (Wisma Merdeka and Suria Sabah). The room looks nice and clean and the furnishings are new with basic amenities; towels, hair dryer, hot shower, and drinking water. Wi-fi connection was poor.
the single room is fitting for a short time solo traveller, one who isn't staying inside.”
room size is small which is fine for those who will go out a lot. the room lacks 2 things, essential even for the outdoorsy traveller: hand soap and a mini fridge now soap is obtainable from the Guardian shop right across the street but the mini fridge is still an issue. i brought with me some sweets for a friend in kk and they almost went stale due to lack of refrigeration. nevertheless, i really enjoyed my stay there, the location is just perfect and they place is very clean. the area is packed with restaurants for food hunters, and the shopping malls are a 10mins walk for entertainment. travel agencies are very close as well for visitors looking to go to the islands and mt. kinabalu. the sunday market is an interesting event that takes place right in front of the hotel. the room is comfy and cosy.

The hotel is right smack in the middle of Gaya Street (market). Convenient for those looking forward to spend much time here; also near by everything within KK central.
A hotel right in the middle of Gaya Street, I appreciate the fact that it was walking distance to all the best places to eat, anytime of the day. It's also within the Tourist area so I felt that it was quite safe. The bedroom I stayed in was very small, with a single bed, TV and bathroom. No complaints there, it was just nice for a solo traveller. The air conditioning could use servicing though, took a while for it to cool and even then randomly making noise and sputtering water droplets. And perhaps the bedsheet was not changed because I realised that it was a bit sandy probably from the earlier guest. Didn't manage to complain because only realised it once I woke up, and I ended up leaving a day early.
