Nice View
They welcome you with a nice glass of Lemonade. The view is really nice. You can actually see sunset over your bed room. You can enjoy the taste of Tropical Island without leaving the Resort.

Nice Pictures, awful property
We were a group of trade related people, who understand what can be done and what is impossible on an island like Koh Kood. The property is much over-rated by its pictures on the internet. While the lay-out of the property with its direct access to a small private beach is still very nice, the condition, standard, operation and staff are below any expectations. The arrival via a dilapidated lawn, into the Restaurant, pantry, lobby, reception, and shop was rewarded with very unfriendly and untrained staff. I would never compare the staff level on an island with highly trained city staff but basic curtesy and friendliness should not be too much demanded, mainly as Thailand was once very famous for it. Time have passed……. The food, mainly breakfast was done but without supervision and without compassion. In the time of an international coffee culture a small Coffee machine would be not too much to reflect the prices. While hot dishes were cold, the butter was liquid in its containers, a little bowl with ice would have done the trick. The worst is the physical shape of the property, weather maintenance or cleanliness, just below any rating. Brocken pool-beds, torn beach mattresses, bathrooms full of fungus, damaged amenities, old filthy furniture, rusty fittings, rotten wood structures, - and dirt where ever you touch! To build naturally out in the pristine nature demands highest levels of maintenance! Yes, this may sound like a harsh critic of this property, but other potential guest would have to be informed and the management should realize that it is the last moment to “pull the boat around” or break down this “wrack” and build some new rather 5-star property, which would be appropriate for this piece of land; AGODAS’s 8.2 rating is a hoax! In anticipation we booked two nights and moved for another 4 nights to another property (slightly more expensive) and were, applying same critical standards, very satisfied.

Location, room, staff and amenities are good. Weather was not good, but it is the rainy season. Did not like being asked for a 500 baht deposit on arrival, especially as we had already paid through Agoda - this is a nasty practice that seems to have crept in over recent years and creates a bad feeling. The room was attractive and generally quite clean, but our bed had a smell of urine. The staff promptly changed the bedding, but the smell persisted, so we suspect it was the mattress. We would stay again, but in the high season when there is more to do.

It has swimming pool. The beach is quite tight but very nice. Sea is very clear. Quiet place for relaxing.

Terrible place, and beware: room details are completely WRONG on Agoda!
Well, this was a huge disappointment. We booked a "seaview villa" that was supposed to have a SEAVIEW and 52 squaremeters. In reality, you can't see the sea almost at all!! The room is about 100 meters away from the beach and between the room and the sea there are lots of other buildings, trees etc., so expect NO seaview! When we asked the receptionist about this, they said that the seaview is just the name for the room. Ok... next, we asked why the room is very small, perhaps 15 squaremeters, when we paid for 52? They said it's wrong on Agoda and also other places on the island put whatever number there, counting toilets, balconies etc. What a scam! Internet did not work at all. I don't mean it was just bad - it did not load even the first page during the whole stay! There were two safety boxes in the room, one of them they couldn't get open even after many requests, and the other one was way too small to store a laptop or much else. The locks in the doors were all broken. When we were leaving the room for the first time, I noticed that you can just pull the LOCKED door open as the lock wouldn't hold! I asked them to fix it, and they did... after the whole lock broke into pieces and fell to the floor the next day after I had locked it and just tried lightly with my hand if the lock now holds or not..! So nice to leave your stuff here and stay the night, did not feel safe AT ALL! The lock in the bathroom was broken as well, but we didn't even bother complaining about it. There was just so much wrong with this place. The breakfast was quite terrible and by 9am there was nothing left and you had to specifically ask the staff for more food, fry more bacon etc. and wait until your coffee was already cold... Perhaps the biggest disappointment, however, was the "beach". It is kind of beautiful, but very, very small, perhaps 20-30 meters wide. Was ok but had some disappointments.
The grounds are nice however a little disappointed with the beach. The photos from the resort of the beach indicate there is a bigger beach than actually is. 95% of the beach is rock's. The rooms are bungalows perched on a hill overlooking the coconut trees and gardens. Very nice having a drink on your balcony taking in the scenery. The pool is clean however is in need of a little maintainece as a few times have come off and some are sharp. Evening meals are ok but if you want seafood you have to book the day before. Breakfast was average. Its a long way from anything so unless you rent a motorbike you are pretty well stuck there.I think for the money there are plenty of options.

Nice, but could do with an update
Room was nice and clean, but with outside bathroom which you may like or not like. We had the Thai Twin House which also had a Jacuzzi. Unfortunately its poorly maintained and two of the children in our group cut their feet on broken tiles within minutes of arriving!. Pool is a nice size, but again needs some repair work done. Grounds are spacious and beach is small but excellent with great snorkeling nearby. All the cushions on the loungers could do with replacing. Good food at the restaurant.
