Other reviews here have given a not-so good review of this ryokan which I don't think it really deserves. Ryokans are originally boarding houses run by old couples, so the quality of service is very understandable. My friend and I arrived at around 8:30 PM, near the limit of check-in time, but the lady treated us nicely and we didn't encounter any problems mentioned here. I guess some common courtesy and an understanding that some of the words the landlady said are because of her very limited English knowledge is all you need to have a good stay here, and boy was the stay good and the views excellent!

Punctual before everything”
strictly follow the assigned time schedule, then everything will be nice. our bus delayed and so were late for checkin and dinner. we sincerely apologised but the reception lady didnt show us mercy and ‘greeted’ us in the most unfriendly way. Turn out we can managed to finish dinner by the designated time but was not.

Very good”
Overall good except the hospitality of the owner. During the check out I asked her whether I could leave my baggage for a while and stroll around the place because there’s no lockers or any luggage storage services near there. I didn’t even complete my sentence and she suddenly replied me in Japanese that it’s over at 10am so I’m a bit disappointed.

2-star ryokan but 4-star private view of Fuji-san ”
Far from the city center, take Kawaguchiko sightseeing bus and get off at bus stop 17 (music forest), walk forward about 10 mins, when cross the small bridge looking for the "boat house" sign , turn left and walk along the sign into the lake walkway, (no any English sign of Komaya) Komaya is located next to the small pier. It is better to use GPS to get there. Not convienient for large luggage The place is like home-sweet-home feeling, small ryokan with 7 rooms (4 room for Mt.Fuji view and 3 for back yard view) has a superb and private view of Mt fuji which can be seen from the room window or from the ryokan front yard. No restuarant nearby, so if using the bus, bus timetable and proper time management are required. It is good to reserve the meal (2-3 days) in advance by phone. (3240 Yen for dinner and 1100 Yen for breakfast per person : Dec2014 ) 2 bath rooms are available to choose the bath time (1 hr for each guestroom), no bath in the morning, the bath room is very clean as well as the shared restrooms. Value for the money : pay 2-star hotel and get almost 4-star view of Mt Fuji at this lovely homemade style ryokan.

Excellent Value for Money”
Located right by the lake and opposite Mt. Fuji, Komaya is perfect for taking postcard pictures, especially early in the morning when the mountain is mirrored on the calm water. The ryokan is kept spotlessly clean and the baths are great and better than those of more expensive onsen hotels. The food is delicious and you could tell that a lot of thought has gone into its preparation. The lady owner is super nice and kind and I don't understand why some reviewers complained that she was rude and mean. I would definitely stay there again and have no hesitation recommending it to anyone. I was not able to book the Japanese style room with a view and hope that I could get one next time.

Great experience for the real budget Ryokan hotel”
Hotel located in very good location that easy to find, near a maple corridor festival and has spectacular view of Mt. Fuji from the windows! Even I have no luck to met Mt. Fuji on the day I stayed in Koyama Ryokan, but I made another 1 day trip went back to in front of hotel in the other day to saw a super great view from our previous room. Traditional Ryokan room also very good experience. Even the hotel is old but it is very clean. Shared toilet and bathroom (Onsen room) are not the problem for us. The room warmly welcome us with tradional green tea set and Onsen suit that are very impressed me on getting big serviced from small price. The only one problem is hotel staffs are elder Japaneses who can't speak English. Firstly I cannot contact to them to confirm the room so I called to hotel but noone understand me. Btw, I found one friend who can speak Japanese to help me and the booking from Agoda arrived them well. You'd better reserve breakfast or dinner in advance because less restaurant around hotel and the nearest minimart is in Kachi Kachi Ropeway station.

I got a mountain view room and The view from the window looked like a photo because it was so nice. Great price for the location and spacious room. The futon and blankets were very comfortable. She provided robes, towels, cloths, and toothbrush’s with little toothpaste tubes. The A/C is very strong! you definitely won’t be cold if you go during winter like i did. Room also came with tea and little mountain shaped biscuits. The host was very kind and communicated to us in english (incase you also don’t speak japanese). The bath looks way better than on the photo listed. It was super relaxing and a cool experience. Amazing ryokan and would recommend to everyone.

Almost being a perfect Ryokan, if...”
View is absolutely perfect compared with other expensive fancy hotels. Ryokan is so clean and room is very large. It is so worth staying there, if we only look at the place. But an owner is very emotional and did not treat us like guests. Don't even speak Japanese with her, she will exposed, yell and said sarcastically at you in Japanese like you were asking her to stay there!! Overall I felt like I asked her to stay there for free, if Agoda had not cut my money, I would not have stayed there for real.

Can't beat the location”
A steal considering the location. Weather permitting, the Japanese rooms offer an unobstructed view of Mt Fuji. The little price to pay for this unbelievable deal is the lack of private bathroom, which we can live with for a couple of days.

Underpriced for it's value”
My room had the best unobstructed view of Mt Fuji for the price I paid. The room was simple, spacious and comfortable, staff was very kind (unfortunately no English), very very clean and there's a private onsen for use. Right outside the front door is the most incredible view of Fuji San and a lovely little walk right by the water. I thought that this place would be more expensive than it was.

Traditional stay with perfect view”
The location is great, with views of the lake and Mt. Fuji - even though we visited in August and the mountain was only visible early in the morning for about 1 hour, it was still worth it! It is a very traditional place to stay in and for us it was a great experience. Staff was very polite and friendly despite not speaking english. Breakfast was really good and I’d recommend it. Note that there isn’t many places to have a meal in the area, we found most places either expensive or closed after 3pm, but there is a convenience store nearby. You’ll get to pick allocated bath time, they have their onsen (no en-suite in the room). Room is spacious and clean, has a small tv and safe. We enjoyed our stay thoroughly and would recommend it!

Unfortunately it was cloudy that day and we can only see the bottom of Fuji Mountain But if the weather were good, I would say it's a great place to view the Fuji Mt.! By the way, you have to watch out the bus schedule. The first bus is around 9:30 AM and last bus is around 6:00 PM, that means you have to stay in the hotel from 6:00 PM to 9:30 AM if you don't have a car there.

The Best Location To Meet "Fujisan"”
I really really love this place so much. Very good location to see 'Fujisan' in every single way. The staff (which are cute grandpa and grandma) are literally nice. Even they can't speak English but it's not that point. The room is totally Japanese style. It's clean and cozy. The bathroom is very good and clean. Onsen is the best in here ! I recommend my friends to stay here if they had chance to visit Kawaguchiko.
