Great location, eventhough you have to cross and step over the railways tracks to get to the beach and to their beach restaurant. Trains frequency can be high in the morning but good sleepers won't notice. Kind of funny anyway to look at the full to bursting trains. No lift and 3 floors. Room 301 the best, then 201. Avoid blind rooms 106,206,306. Breakfast 950/975 Rs (6,00€). too expensive for what you get. Indoor restaurant is not appealling neither the staff. Food at beach restaurant is rather good, staff is excellent, friendly, smiling and helpful. Front Desk clerks are also friendly, smiling and helpful. Had a slight health problem and I requested a doctor address. In less than five minutes, Front Desk called me back in my room, managed to drive me in their own tuk-tuk to the doctor and back. Awesome. Free sun beds and towels for guests at the beach. By the way, the Mount Lavinia beach area near the hotel is clean, nice and quiet and taken care of by the staff at Mont Breeze and by the staff of right next door restaurant La Voile Blanche as well. We do recommend La Voile Blanche beach restaurant: white design, nicely dressed friendly staff, good cocktails and good food on the expensive side for S.L (green curry prawns: 2000 Rs. (12€), we liked it but double-check the tab anyway. Sea was warm and clean. Stay away from the brown-sugar addicted bunch of locals who pollute the beach from time to time, don't accept their coconut water nor aloe vera massage. Tourist police is around but unable to keep them away. Very few beach vendors, unlike those annoying in Thailand beaches. Otherwise, at dusk, when it's cooler, many (young) sri-lankans gather to the beach to enjoy the beach and swimming. Rooms are not "Ritzy" yet fine with (working) air-co, tv, mini-fridge, closet, kettle and tea bags, basic bathroom. Room-service available. Best 2-3 Star hotel close to Mount Beach”
After reading reviews on Agoda , I selected this hotel over the other hotels around Mt Lavenia. As we wanted to check in the morning and leave in the after-noon this was possible with 24Hr Check in-out in Mount breeze Hotel. We arrived at the hotel in morning and check-in was hassle free. We've been given a room facing the beach. Room is clean and equipped with essentials including a cosy bed. Bathroom is relatively small but It's clean and include all the essentials (You can't ask for more for this price tag). We've ordered our free English breakfast and it was surprisingly nice (Room Service was really friendly and helpful). Note that this hotel isn't connected to the beach as the rail roads goes in between. Even the rooms are built sound proof you may find it noisy when the trains going nearby (1-2 trains per hour). For lunch we went to the beach where you can find hundreds of good restaurants. We left the hotel in the evening and there was nothing to complain about the hotel.

Lovely hotel great day for us”
me and my girl wanted to get off and spend smtime however we came across this place from agoda and made a reservation got a great deal for the room . when i went there i was informed that i booked a single room and had to upgrade to a double room however they handled this very well and i had to pay only 750 rs.. also we checked in the morning since we were leaving by night and this was possible instead of the usual 2 pm check in which is very useful to us. the room was great had a tv a bed decent shower and other facilities . couldnt ask for more . however could have used a bed sheet this wasnt available . we ordered room service did wasnt expensive and the food was decent. we had a lovely stay here wish we could have spent the night .. some people say its noisy but its really not we had a great time watched movies and had a walk on the beach . great place recommend to anyone thank you mount breeze 5 stars from me !

My staying at Mount Breeze hotel was superb. Room is clean with high speed internet access, however some rooms could not get the Wifi. It is 30 seconds walking to the mt. lavinia beach. Worth the price.

Nice location, decent rooms”
the hotel was all right, the staff were friendly and helpful save for one of the guys at the reception that was always very grumpy and unwilling to help (couldn't catch his name). the location is great because its only a minute's walk away from the beach. otherwise though, there's really not much around the hotel - there are a few banks, supermarkets and little malls, but no real "touristy" activities such as street markets and food. the food at the hotel is average, can't expect too much from a budget hotel - but the portions are huge! be careful with ordering too many rice dishes, they're a little difficult to finish. the rooms at mount breeze are okay, unfortunately you can't expect to get too much sleep because the passing trains will keep you up all night. as far as cleanliness is concerned, it seemed pretty clean to me, but there was a lizard in my room. also there's no elevator so if you want the sea-facing room, you'll have to be prepared to walk up 3 floors every day. overall our stay was all right, not unpleasant at all and of course very affordable. i would however look for something else in a better location next time (mount lavinia can get a bit boring if staying for more than 2 days - there simply isn't much to do).

Basic clean hotel served its purpose ,enjoyed .”
enjoyed the stay.basic hotel,very clean , comfortable room and friendly staff,very accommodating. located in a quiet suburb, a few steps to the beach , every morning breakfast served at beach cafe where you can sit and watch the locals start their day at 6am walking ,jogging ,training along with their dogs....doggies playing happily on the beach, joy to watch. even though the railway track runs the coast and is just next to the hotel, the sight of the old rail track and train only added ambience and charm to our trip..... short tuk tuk ride to colombo city, so you are able to go do the busy hectic stuff and return to tranquility. a little costly but overall loved it...heard we were there off peak so it was quiet, would not have enjoyed it if it had been during busy time dec/jan as we heard its a party haven,not so appealing to the peaceful travellers...best option go off peak was like turning the clock back in time let's hope sri lanka maintains its enchantment and beauty.

Good price and close to beach”
A bit too much noise from outside the rooms, else reasonable rooms. Have to pass the railroad tracks to reach the beach but that is without danger as trains goes slow and can be spotted on long distance. Good beach with several good restaurants close by on the beach. About 15 to 30 minutes to reach shopping malls in Colombo with taxi or three-wheeler. Demand Metered three-wheeler to avoid price discussions, else agree on price in advance.

great option to stay at the beach close to Colombo”
if you want to explore Colombo and enjoy your time at the beach Mt Lavina is a perfect place to go. The beach is endless and almost completely empty (even in high season). There are some nice restaurants at the beach, La Voile Blanche in particular. The possibility to chill on the beach and relax are definitely worth spending the extra time on getting to Colombo. The hotel is nice and gives you good value for the money you pay.

Clean and basic hotel in Mt Lavinia”
Mt Breeze Hotel is a budget and basic hotel but it is clean and value for money with breakfast provided. The hotel is at the beach front but separated by railway tracks, which is unavoidable as the railway tracks run parallel to the beach and affected all beach front hotels. Fortunately, the train service stops at night. To avoid this, you have to stay further in but then you would also be further away from the beach. The hotel is also near enough to walk around the small town if you need a break from the beach. The hotel is undergoing renovation work since June 2012 and is noisy during the day but the renovation work should complete by year end.

at first, the hotel doesn't seem like much. however the amazing location on the local beach and the restaurants right outside your door make this a great value for the money. the staff are very accommodating and friendly and make up for any amenities that might be lacking. there is a relaxed atmosphere to the place that makes it a truly comfy experience. an interesting note..... if you love trains, the train runs right outside this hotel. a wonderful photo opportunity to catch life along the tracks, and see how sri lankans travel around their country.

Overall this hotel is pretty good. No major complaints. The closeness of the beach is great, but the closeness of the train track isn't so great. The pool is nice. The rooms are adequate. In summary, this hotel is perfectly fine for what you pay.

"OK" place to stay”
There were good "manageable" moments. When i checked in , i had to wait around 15 minutes untill they finish their formalities.(They asked me to forward the copy of the Agoda receipt to their email, ( does it indicate there is no communication between agoda and mount breeze?) I took my room key and went upstairs and there were no lifts. I had to climb three floors. When i came back to have my breakfast i had to wait another 40 minutes, eventually i asked them to send the food to my room. I ordered coconet rotti ,sambol and chicken curry. Food was good, hot and well served, but plates smell like fish. I thought they had put some fish curry before and didn't wash it properly. When i orderd my lunch, a vegan fridrice, rice was half baked.I had to leave half of the rice on the plate. Bed was nice,there was a flatscreen tv. Bathroom was clean, but inside the commod there where black dirt areas. When i book the hotel on agoda it was mentioned that i would get free breakfast. But they put the breakfast amount on the list. When i showed it to them, they immediately corrected but i got no explanation. I would say, It's "OK" place to stay if you keep open your eyes a bit.

The hotel is close to Mount Lavina and located on the beach which is Nice. Between the hotel and the beach however leads a railroad. We woke up several times during the night from the noise of trains riding by. Staff is friendly.

Nice hotel, nice atmosphere”
i had a bit of trouble with the check in because i had lost my card. i called in early that morning to ask if i would need my card to check in since i had booked it online and i was told i would. unfortunately, i wasnt in possession of it, and was expecting it to be delivered to me that day. however, bad news struck and i wouldnt be able to get it until the next day. i phoned again and explained the situation, and was told that the payment had been made and that i would not need it. this really irritated me because i had planned a lot of things to do that day and was unable to do them due to the staff's misinformation. apart from that, the hotel was great. good rooms, good team, good atmosphere, lovely beaches.

Lovely name, shame about the place”
the title says it all really. this place was a bit of a shocker. we got shown into a musty and crappy box room when we arrived - nothing at all like the photos of the hotel we saw on the agoda website. we asked to upgrade the room and got a much better one with a brand new bathroom. the only real problem was a rather major one in that this hotel is not "mount breeze hotel... the hotel by the sea" as the advertising said, more like "mount breeze hotel... the hotel by the railway". the porter explained that the trains would stop at about 8pm and may start as early as 7am. this was a blatant lie. the trains continued throughout the night, each one that passed (at peak times seemingly every 5-10mins) would give a loud honk of the horn and the whole room would shake and shudder! hardly a place you'd want to go to to relax! the management and reception staff were shifty and couldn't look you in the eye let alone smile however the porters and cleaners were friendly. the breakfast was basic and the restaurant downstairs was always empty and seemed like aa very glum place indeed. i picked up a brochure for the hotel from the front desk and sure enough, there were the same photos they use on the agoda website. i asked the staff where this hotel was! they explained that the spa had been closed for a long time, the beach-side restaurant was actually across the tracks in another building and that room with the fruit and towels laid out on the bed... well that was just for show. we had room service a few times and the food was pretty good - maybe it's the sort of place to go for the day. the general surrounding area was pretty rough so it's not the kind of place we'll be re-visiting

Positive overall impression, the only impediment to passage through the track to get to the beach and restaurants .. definitely not recommend for families with children. In other cases, you should consider this hotel a good choice.

Location alright, slightly over-priced ”
Overall the stay was alright, the hotel has easy access to the beach and the small places along the beach. The hotel itself is located right next to railway tracks, so morning trains might wake up light sleepers. There are several non-view rooms which are marketed at the lowest price, and for the type of room they are over-priced (the rooms are located in the center core of the hotel, hence no view, only on the connecting passages between rooms on the outer side of the hotel. The hotel is ok for those who want to spend a night near the beach on their way south to Galle. For those planning to start with Colombo on their trip for a day or two, and then travel to Anuradhapura,the suggestion is to find a hotel closer to the airport, as this will save traveling back and forth through the city. Additionally, there were no 'blankets' in the room, which, if you are using the AC, would come in handy. When asking for a blanket, you will be given a bed sheet.
